Winter lets in Boscombe
From November to March, a Boscombe flat that earns from beach guests in summer can earn from contractors, hospital staff, gig weekends and match days, booked through the Flexiestays platform.

A winter let in Boscombe turns the quiet months between November and March into income for a furnished flat that earns from beach guests the rest of the year. Boscombe has more fixed winter dates than most of the coast, and more working guests than most seaside suburbs, so the calendar can be filled from both directions. The general service is set out on our winter lets page.
The Boscombe winter calendar
- O2 Academy. The venue on Christchurch Road runs concerts in every month, and fans who travel want to walk back to bed.
- Vitality Stadium. AFC Bournemouth's home fixtures in Kings Park bring away supporters and visiting families for one or two nights.
- Christmas at the pier. The White Christmas Dip on Christmas Day draws a crowd to the seafront in the most expensive week of the winter.
- The town's own events. The Christmas market in Bournemouth Square is a short bus ride west along Christchurch Road.
The midweek guests
Between those dates the bookings come from people with work to do. Contractors on refurbishments and new builds, agency nurses and placement staff at the Royal Bournemouth Hospital, reached through Kings Park and Castle Lane, and people who have just started a job in Bournemouth. They want a weekly or monthly price below the clifftop districts, a bus or a train to work, and a flat that is warm in January. Pokesdown station, about four minutes from Bournemouth by train, is the deciding fact for many of them.
How a holiday let keeps earning
A Boscombe flat close to the pier earns most in July and August. From November we move its calendar to two speeds: event nights priced as short stays with a minimum where demand supports it, and weekly and monthly stays around them, with heating and bills included. The flat stays heated and occupied, which also protects an older conversion from damp. We agree an end date before Easter so the summer can open early.
The 28-night and 140/70-night lines
At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes. A self-catering property available to let for 140 nights in the year and actually let for 70 can be assessed for business rates instead, and only stays of 28 nights or fewer count towards those 70. Boscombe's event weekends and weekly stays help meet the test; month-long contractor stays earn but do not count. We plan the year with both in mind, and use the right agreement for each stay. Our guides to winter lets explained and council tax and second homes in BCP give the detail.
Through the Flexiestays platform
Monthly guests in Boscombe often find a flat on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings to managed properties. Holiday let owners who want the whole year managed can use Sea Breeze Property Services, the group's management arm.

The Boscombe property market
Boscombe is Bournemouth's value seafront: the same sand as the town centre, a restored pier and a precinct on Christchurch Road, at rents and prices that sit below the central cliffs. Converted Victorian villas and newer blocks near the pier let to couples, hospital staff and sharers; the family streets run north towards Kings Park.
Boscombe's seafront trade ends with the October half term, but its calendar keeps going. The O2 Academy on Christchurch Road runs concerts through the winter, AFC Bournemouth play home fixtures at the Vitality Stadium in Kings Park, and on Christmas Day the White Christmas Dip fills the beach by the pier. Those dates sell weekends.
Between them, the bookings come from people working locally: contractors, agency nurses and placement staff at the Royal Bournemouth Hospital, and people starting new jobs who need a flat for a few weeks. They choose Boscombe for Pokesdown station, the buses on Christchurch Road and a price below the central cliffs.
For the owner, the lines that matter are 28 nights and 140/70 nights. At the time of writing, a self-catering property available for 140 nights and let for 70 in the year can be rated as a business instead of paying BCP Council's 100% second homes premium, but stays of more than 28 nights do not count towards the 70. A Boscombe winter therefore mixes weekend and weekly stays with month-long ones.
Who rents and buys in Boscombe
- Hospital and healthcare staff. The Royal Bournemouth Hospital is a short bus ride north, and nurses, doctors and locums on placements want a furnished one-bedroom flat with the bills included and a bus or a train to work. They rent all year and move on a rota, not a season.
- Couples and sharers who want the beach at a lower rent. Boscombe gives the same sand as the town centre at a rent below the West Cliff, so couples, young professionals and groups of sharers take the converted flats and the terraces, and stay for the pier, the cafes and the gig venue.
- Contractors, relocations and rail arrivals. Pokesdown station and the Christchurch Road buses make Boscombe practical without a car, so contractors on local projects and people starting a job in Bournemouth take furnished flats by the month while they settle.
- Investors and first-time buyers. One and two-bedroom leasehold flats in converted villas are among the lower-priced ways into the Bournemouth market, which brings buy-to-let investors who want a letting return and first-time buyers who want to live near the seafront.
- Events and the seafront. The O2 Academy on Christchurch Road, home fixtures at the Vitality Stadium and the beach keep short stays and winter lets moving after the holiday trade stops, which matters to an owner with a furnished flat to fill between November and March.
Let furnished, from 28 nights, all year round.
A furnished flat in Boscombe does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Boscombe: questions
Who takes a winter let in Boscombe?
Two groups. Short stays come from gig-goers at the O2 Academy, away supporters at the Vitality Stadium and families at Christmas. Longer stays come from contractors, hospital staff on placements and people who have moved for work and are still house hunting. The long stays carry January and February; the short stays fill the weekends around them.
Can my Boscombe holiday flat take a winter let and still be free for summer?
Yes. We agree the leaving date before the stay is accepted, usually before the Easter holidays, so the spring and summer weeks can be opened to holiday guests early. A guest who wants to extend is offered it only if the dates are still free.
Can I winter let a Boscombe flat that is normally let to a tenant?
Only once the tenancy has ended properly. Winter lets suit a furnished flat that is empty between seasons or held as a second home. A flat that is someone's home on an assured tenancy cannot be switched to short stays, and the possession rules in force at the time of writing apply.
What is the 28-night line?
A stay of more than 28 nights does not count towards the 70 let nights a self-catering property needs in the year to be assessed for business rates. It also raises the question of whether the guest is living there as a main home, which could make it a tenancy. We use the right agreement for each stay; this is not legal advice.
Is the White Christmas Dip worth planning around?
For flats near the pier, yes. It is held on Christmas Day at Boscombe Pier and draws a large crowd, inside the most expensive week of the winter. We set the Christmas rate and minimum stay with it in mind. The date and arrangements should be checked each year.
What does a Boscombe flat need to let in winter?
Heating that warms every room on a timer, windows that close properly, no condensation, broadband for a working day, a washing machine and a clear note on parking. In converted villas the shared hallway matters too: good lighting, a key safe that works in the dark and bins explained on arrival.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
