What we do in Boscombe

Letting, renting and selling in Boscombe

Boscombe is Bournemouth's value seafront: the same sand as the town centre, a restored pier and a precinct on Christchurch Road, at rents and prices that sit below the central cliffs. Converted Victorian villas and newer blocks near the pier let to couples, hospital staff and sharers; the family streets run north towards Kings Park.

Boscombe is where Bournemouth's seafront gets cheaper without the beach getting worse. The sand runs unbroken from the town centre past the restored 1889 pier, the Victorian villas behind it were divided into flats decades ago, and Christchurch Road carries the shops, the buses and the O2 Academy. For a tenant it means the sea at a rent below the West Cliff; for a landlord it means a flat that lets to hospital staff, couples and contractors all year; for a seller it means a buyer pool that includes investors as well as people who want to live here.

Renting in Boscombe

Most of what lets is a one or two-bedroom flat in a converted villa on the roads between Christchurch Road and the Overcliff, or in a block near the pier. Houses are north of Christchurch Road, in terraces that let to sharers and families, with semis towards Kings Park. The best-let flats have a bedroom at the back, a parking space or a permit, and a short walk to Pokesdown station or a bus stop.

The Flexiestays group's apartments are in central Bournemouth and on the West Cliff, not in Boscombe, and are listed at property to rent in Bournemouth. For a tenancy on a landlord's flat here, our letting agents in Boscombe explains how we market, reference and move in tenants. For a furnished stay of a month or more, see long term lets in Boscombe.

Buying and selling in Boscombe

Boscombe sells to three kinds of buyer: investors who want a flat that lets quickly, first-time buyers who want the seafront at a price the centre cannot match, and downsizers who take an Overcliff flat with a sea view. Terraced houses north of the main road go to families and to investors who let them as shares.

Almost every flat is leasehold, so the lease length, the service charge and the management company decide how smoothly a sale goes. Selling your property in Boscombe sets out how we market a flat here, and property valuation in Boscombe explains what moves the figure. Our guide to buying a leasehold flat covers what a buyer's solicitor will ask.

Letting a property in Boscombe

A Boscombe landlord deals with BCP Council's HMO licensing, which can reach houses shared by three or four people in parts of the area, with leases in converted villas that may restrict letting, and with parking that is tight near Christchurch Road. Property management in Boscombe covers inspections, repairs and compliance for a tenanted flat. For a furnished flat that suits shorter stays, winter lets in Boscombe explains how it earns from November to March through the Flexiestays platform. The licensing rules are set out in our guide to HMO and landlord licensing in BCP.

Getting around

Pokesdown station is on the main line, about four minutes from Bournemouth and with direct trains to London Waterloo; the platforms are reached by stairs at the time of writing, with step-free works planned. Buses run along Christchurch Road into the town centre and east to Southbourne and Christchurch. The promenade is flat all the way to Bournemouth Pier and is one of the few stretches where cycling is allowed year-round. Parking near the precinct is by permit on several streets.

Nearby areas

Pokesdown is the station end of the same main road; Southbourne is the quieter clifftop suburb to the east; Springbourne and Charminster are inland towards the Lansdowne. Bournemouth town centre is a mile and a half west along the sand.

Living here

Living in Boscombe

The homes.Large Victorian villas and red-brick terraces from the spa-suburb years, most of them long since divided into one and two-bedroom flats, with purpose-built blocks on the Overcliff and near the pier. North of Christchurch Road the streets are terraced houses, many let to sharers, with semis towards Kings Park. Leasehold flats are the bulk of what lets and sells.

Transport

Pokesdown station, signed Pokesdown for Boscombe, sits on the eastern edge with trains about four minutes to Bournemouth and direct services to London Waterloo. Buses run along Christchurch Road to the town centre and Christchurch all day, and the promenade is a flat mile and a half to Bournemouth Pier.

Schools and universities

State primaries serve the streets either side of Christchurch Road, with the Avonbourne academies on Harewood Avenue towards Pokesdown. Bournemouth's two grammar schools are on Castle Lane, a bus ride north, and Bournemouth University's Lansdowne buildings are a short bus or train ride west.

Work and hospitals

The Royal Bournemouth Hospital on Castle Lane East is a short drive or bus ride north through Kings Park, and the Lansdowne office district is the next stop west. The seafront kitchens, the O2 Academy and the precinct employ locally, and AFC Bournemouth's Vitality Stadium sits in Kings Park on the northern edge.

Shops and eating

The Christchurch Road precinct and the Victorian Royal Arcade carry the everyday shops, the supermarkets and the independent cafes; Urban Reef and the kitchens by the pier do the seafront trade. Southbourne Grove is a short bus ride east for a second high street.

Beaches and parks

A wide sandy beach either side of the 1889 pier, with board and paddleboard hire, climbing boulders and free barbecue hotplates on the sand. Boscombe Chine Gardens climb inland from the promenade, and Kings Park has playing fields and an athletics track. Dogs are kept off the main beach from 1 May to 30 September.

The market

Who rents and buys in Boscombe

Hospital and healthcare staff

The Royal Bournemouth Hospital is a short bus ride north, and nurses, doctors and locums on placements want a furnished one-bedroom flat with the bills included and a bus or a train to work. They rent all year and move on a rota, not a season.

Couples and sharers who want the beach at a lower rent

Boscombe gives the same sand as the town centre at a rent below the West Cliff, so couples, young professionals and groups of sharers take the converted flats and the terraces, and stay for the pier, the cafes and the gig venue.

Contractors, relocations and rail arrivals

Pokesdown station and the Christchurch Road buses make Boscombe practical without a car, so contractors on local projects and people starting a job in Bournemouth take furnished flats by the month while they settle.

Investors and first-time buyers

One and two-bedroom leasehold flats in converted villas are among the lower-priced ways into the Bournemouth market, which brings buy-to-let investors who want a letting return and first-time buyers who want to live near the seafront.

Events and the seafront

The O2 Academy on Christchurch Road, home fixtures at the Vitality Stadium and the beach keep short stays and winter lets moving after the holiday trade stops, which matters to an owner with a furnished flat to fill between November and March.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Boscombe: questions

Is Boscombe a good place to rent in Bournemouth?

For many tenants, yes. It has the beach, a pier, a high street with supermarkets and cafes, a railway station and all-day buses, and rents that tend to sit below the central cliffs. The trade-off is that parts of Christchurch Road are tired, so look at the specific street and which way the windows face before you commit.

Do I need a licence to let a house in Boscombe to sharers?

A house shared by five or more people in two or more households needs a mandatory HMO licence from BCP Council. Parts of Bournemouth, including streets in Boscombe, have also sat inside an additional licensing scheme for smaller shares at the time of writing. We check the address on the council's licensing pages before a house is marketed to sharers.

Are Boscombe flats leasehold, and does that matter when I sell?

Most flats here are leasehold, either in a converted Victorian villa or a purpose-built block. The lease length, the ground rent, the service charge and what the lease says about letting all move the price and the time a sale takes. We read the lease before we give a figure, so there are no surprises at the conveyancing stage.

Can my Boscombe flat be let furnished for shorter stays instead of a tenancy?

Often, yes. A furnished flat near the pier or the station suits hospital staff, contractors and people between homes who want a stay of a month or more with bills included, which the Flexiestays platform lets all year. Whether that beats a tenancy depends on the lease, the mortgage and the council tax position, so ask us for both figures.

How do I get into town from Boscombe without a car?

Walk the promenade from Boscombe Pier to Bournemouth Pier, about a mile and a half on the flat, take a bus along Christchurch Road, or catch a train from Pokesdown, which reaches Bournemouth station in about four minutes. The land train runs along the seafront in season.

Which postcodes does Boscombe cover?

The seafront, the Overcliff and the chine are BH5; the Christchurch Road precinct and the streets towards the Lansdowne are BH1; Pokesdown and the Kings Park side are BH7. Council tax bands, parking zones and licensing rules vary by street, so we check the exact address.
