Winton is Bournemouth's main student suburb: Victorian and Edwardian terraces and semis off the Wimborne Road high street, a short ride from the Talbot campus. Shared houses let to students on the academic calendar, while smaller houses and flats let to young professionals, university staff and first-time buyers' families.

Winton is the suburb most shaped by Bournemouth's universities. Its terraces and semis sit either side of the Wimborne Road high street, a short ride from the Talbot campus at Wallisdown, and they let to students in groups, to university staff and to young professionals who want shops and buses on the doorstep. Our office is about a mile away on Charminster Road.

Renting in Winton

Most rented homes here are shared houses and converted flats. Student houses are usually agreed months ahead of a September start, with a guarantor for each tenant. Flats and smaller houses let all year to staff, couples and people working in the town centre. Parking is mostly on the street, so a house with a drive is worth saying so. Our letting agents in Winton page sets out how we find and reference tenants, and long term lets in Winton covers furnished stays of 28 nights or more.

Buying and selling in Winton

Terraced houses and converted flats make Winton one of the more affordable parts of central Bournemouth, so first-time buyers and landlords look at the same streets. A house already licensed and let to students sells to investors on its rent; a family house in good order sells to owner-occupiers. Sell your property in Winton explains how we market both, and property valuation in Winton what moves the price.

Letting a property in Winton

Two rules shape every shared house here. BCP Council licenses larger HMOs, and parts of Bournemouth have additional licensing for smaller ones. At the time of writing an Article 4 Direction also means a family house needs planning permission to become a small shared house. Our guide to HMO and landlord licensing in BCP covers both, and student lets in Bournemouth the academic calendar. Getting around

Wimborne Road carries frequent buses to the town centre, about a mile south, and north to Moordown and Kinson. The Talbot campus is a walk or a short ride west. The Royal Bournemouth Hospital is a drive along Castle Lane, and the airport bus passes through Winton on the days it runs.

Nearby areas

Moordown continues up Wimborne Road with semis and bungalows, Charminster lies east with its restaurant street, and Talbot Woods has the large houses to the south. Kinson is further north, and Bournemouth covers the town as a whole.

Living here

Living in Winton

The homes.Two-storey Victorian and Edwardian terraces and bay-fronted semis on the grid of roads either side of Wimborne Road, many converted to flats or let as shared houses, with flats above the high street shops and quieter, larger houses towards Talbot Woods in BH3. Off-street parking is the exception, not the rule.

Transport

Wimborne Road is one of the town's busiest bus corridors, with frequent services south to the town centre and north to Moordown and Kinson. The airport bus to Hurn passes through on the days it runs. The centre is about a mile south.

Schools and universities

Bournemouth University's Talbot campus and Arts University Bournemouth sit at Wallisdown on Winton's western edge. Primary and secondary schools serve the suburb, with the independent schools of Talbot Woods a short walk south.

Work and hospitals

The universities are the largest employers within walking distance. The Royal Bournemouth Hospital on Castle Lane East is a short drive or bus ride, and the town centre offices are a bus ride down Wimborne Road.

Shops and eating

Wimborne Road is a long everyday high street: a Lidl and an Iceland, butchers, greengrocers, international food shops, cafes and family-run restaurants. Castlepoint's superstores are a short drive north.

Beaches and parks

Meyrick Park and Talbot Heath are to the south and west, and the Stokewood leisure centre is in Winton. The beach is a bus ride or a short drive away, not a walk.

The market

Who rents and buys in Winton

Students in shared houses

Bournemouth University and AUB students rent shared houses in groups, mostly agreed in the spring for a September start, with a parent as guarantor.

University staff and researchers

Lecturers, technicians and visiting researchers want a flat or small house within reach of Wallisdown, some for a term or a year, some while they decide where to buy.

First-time buyers and investors

Terraced houses and converted flats are among the more affordable homes in central Bournemouth, which brings first-time buyers and landlords to the same streets.

Everyday high street

Tenants who do not drive value Wimborne Road's shops and buses: a week's food can be bought on foot and the centre is one bus away.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Winton: questions

Is Winton a good place to rent in Bournemouth?

For students, university staff and people without a car it is one of the most practical: the Talbot campus is close, Wimborne Road has supermarkets and food shops, and buses run to the centre all day. Term-time streets are busier than family suburbs such as Queens Park, which some tenants mind and others do not.

Do I need an HMO licence for a student house in Winton?

A house let to five or more people in two or more households needs a mandatory licence from BCP Council, and parts of Bournemouth have additional licensing for smaller shared houses. Check the exact address on the council's licensing pages before you advertise. We check every shared house before marketing it.

Can I turn a Winton family house into a student let?

Not automatically. At the time of writing an Article 4 Direction across Bournemouth means changing a family house into a small shared house needs planning permission, on top of any licence. Check with BCP Council planning before you buy with that plan, and keep records if the house is already in shared use.

What sells best in Winton?

Two and three-bedroom terraces and semis in good order, bought by first-time buyers and by landlords, and converted flats with a reasonable lease. Houses with parking or on the quieter roads towards Talbot Woods draw the widest interest. We value each one after a visit rather than quoting a street average.

How far is Winton from the beach?

The seafront is about two miles south, reached by bus down Wimborne Road or by car in around ten minutes outside the rush hour. Winton is a suburb for the universities, the high street and lower prices, not for walking to the sand.
