Property valuation in Ferndown
Free sales and rental valuations in Ferndown: plot size, parking, condition and what backs onto the garden weighed on a visit, with an instant rent estimate to start.
Property valuationFerndown grew mostly after the 1950s, so its housing is detached houses, bungalows and a share of retirement flats rather than period terraces. It rents to families and to people working on the Ferndown and Uddens estates or at the airport, and it sells strongly to retirees and downsizers who want a bungalow with a garden and a short drive to Bournemouth.
Ferndown is a town of detached houses and bungalows on the A31, about five miles north of our Bournemouth office, with the largest industrial area in east Dorset on its western side. It rents to families and to people working on the estates and at the airport, and it sells to retirees, downsizers and families looking for more space than the coast offers at the same money.
Renting in Ferndown
Houses with drives are the core of the rental market here, from three-bedroom family homes to bungalows let to older tenants. Flats are fewer and mostly near the town centre. Tenants tend to stay for years once they find a house near work or school. Letting agents in Ferndown explains how we market, reference and move in tenants for local landlords.
For furnished stays of a month or more, the group's apartments are in Bournemouth with bills included (property to rent in Bournemouth), and we offer holiday let management through Sea Breeze, although in Ferndown long lets and contractor stays outnumber holidays.
Buying and selling in Ferndown
Most homes here were built from the 1950s onwards, so buyers judge them on plot size, condition, parking and whether they back onto heath or a golf course, rather than period detail. Bungalows sell to retirees and downsizers; larger detached houses sell to families moving out of Bournemouth and Poole. Selling your property in Ferndown covers how we market a home here, and property valuation in Ferndown explains what we look at before giving a figure.
Letting a property in Ferndown
Ferndown is under Dorset Council. At the time of writing the council charges a 100% council tax premium on furnished homes that are no one's main residence, so a house left empty and furnished between tenancies costs more. Every let needs the usual gas, electrical, alarm, EPC and Right to Rent checks; our guide to the Renters' Rights Act sets out how tenancies have worked since May 2026.
Getting around
The A31 is the town's main road, linking it with Wimborne, Ringwood and the M27, and the A348 runs south to Poole. Bournemouth Airport is about four miles away. There is no station, so most tenants and buyers drive, and a house without parking is unusual here.
Nearby areas
Wimborne is the market town to the west, Ringwood is across the Hampshire border to the east, Verwood is to the north, and Kinson is the edge of Bournemouth. See estate agents in Bournemouth for the town itself.
Living in Ferndown
The homes.Detached houses and bungalows on large plots from the 1950s to the 1980s, many with drives and garages; retirement flats and smaller blocks near the town centre; newer estates on the edges towards West Moors and Tricketts Cross. Much of the town backs onto heath and golf courses.
Transport
Ferndown has no railway station. The A31 runs along the north of the town to Ringwood, the M27 and Wimborne, and the A348 runs south towards Poole. Buses run to Bournemouth and Poole, and Bournemouth Airport at Hurn is about four miles away.
Schools
Ferndown Upper School is the town's state secondary, with first and middle schools across the town. Families also look at schools in Wimborne, Poole and Bournemouth within a short drive.
Work and hospitals
The Ferndown and Uddens industrial estates, the largest industrial area in east Dorset, employ thousands locally, and the airport and its business park are close. The Royal Bournemouth Hospital is the nearest emergency hospital.
Shops and eating
The town centre along Victoria Road and Ringwood Road has supermarkets, everyday shops and cafes, with Tricketts Cross as a second parade to the east.
Countryside and parks
Ferndown Common, two golf clubs and the heathland around them sit inside the town, Moors Valley Country Park is a short drive north-east, and the New Forest begins past Ringwood. The beaches at Bournemouth are about half an hour away.
Who rents and buys in Ferndown
Industrial estates and the airport
Engineers, managers and staff at the Ferndown and Uddens estates and around Bournemouth Airport rent houses close to work, and some buy once a job is permanent.
Retirees and downsizers
Bungalows on level plots, retirement flats and a short drive to Bournemouth make Ferndown one of the main retirement markets in east Dorset.
Families
Larger plots, drives and gardens at prices below the coast bring families from Bournemouth and Poole who want more space.
Road links
The A31 puts Southampton and the M27 within reach, so people who work east of the county or travel for work rent and buy here.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Ferndown: questions
Which council covers Ferndown?
Dorset Council. Ferndown is outside the BCP area, even though it adjoins Bournemouth at Kinson and Parley. Council tax, planning and housing standards are handled by Dorset Council, and the town council looks after local matters such as parks and allotments.
Is Ferndown a good place to let a house?
Demand comes from families and from people working on the industrial estates and at the airport, so a house with parking near the A31 lets to a steady stream of tenants. Rents and void periods depend on the house; we give a figure after a visit rather than a general promise.
Do bungalows sell well in Ferndown?
Bungalows are a large part of the town's stock and are sought by retirees and downsizers, many moving from Bournemouth, Poole or further afield. Condition, plot size and parking make the biggest difference to price, and many buyers want something they can move straight into.
How far is Ferndown from your office?
About five miles by road from our office at 557 Charminster Road in Bournemouth. We value, market and let homes in Ferndown, West Parley, Tricketts Cross and the nearby villages, and we meet you at the property.
Is there a train station in Ferndown?
No. The nearest main line stations are in Bournemouth and Poole. Most residents drive, and buses run to Bournemouth, Poole and Wimborne. That is worth thinking about for tenants without a car.
