What tenants pay

Under the Tenant Fees Act 2019, at the time of writing, a tenant of a landlord's property let through us pays:

  • the rent
  • a holding deposit of no more than one week's rent, to reserve the property while referencing runs
  • a tenancy deposit of no more than five weeks' rent where the annual rent is under £50,000, or six weeks' rent where it is £50,000 or more, protected in a government-approved scheme
  • only the other payments the Act permits, such as a capped charge for a change to the tenancy the tenant asks for, a lost key, or late rent more than 14 days overdue

No referencing fee, no admin fee, no check-in or check-out fee. Since 1 May 2026 no more than one month's rent can be taken in advance.

FAQs

Our fees: questions

Are your fees quoted with VAT?

Every fee on this page will be shown both with and without VAT once it is published, and the fee for your property is confirmed in writing, including VAT, before you instruct us. Consumer protection rules require letting agents to show fees inclusive of tax, so you will never see a figure that rises at the end.

When are letting fees paid?

Tenant find fees are usually due when the tenancy starts and are taken from the first rent we collect. Rent collection and fully managed fees are a percentage of each month's rent, deducted when the rent is received, so you pay nothing in a month the rent is not paid. The exact terms are in your written agreement.

Do you charge a renewal fee?

Since 1 May 2026 assured tenancies in England are periodic and run on without a renewal, so there is no renewal document to charge for. Any fee for a rent review under a section 13 notice, or for other work, is listed in your terms before you sign. We do not add fees that are not written there.

Can I leave if I am not happy?

Yes. Your agreement sets out the notice period for each service. If you move from fully managed to tenant find, or take over the management yourself, we hand over the deposit registration, the certificates, the rent account and the tenant's contact details. Check any tenant introduction clause before you sign with any agent, including us.

What does a tenant pay?

Rent, a tenancy deposit of no more than five weeks' rent where the annual rent is under £50,000 (six weeks above), and a holding deposit of no more than one week's rent. Beyond those, only the payments the Tenant Fees Act 2019 permits, such as a capped fee for a change to the tenancy the tenant asks for. No referencing, admin or check-out fees.

Does a Flexiestays apartment have an agency fee?

No. A furnished stay of 28 nights or more in a Flexiestays apartment is booked at the advertised price with a standard cleaning and security deposit only. There is no agency fee, no referencing fee and no fixed-term lock-in.
