What we do in Sandbanks

Letting, renting and selling in Sandbanks

Sandbanks is a narrow spit at the mouth of Poole Harbour, with a Blue Flag beach on Poole Bay and sheltered harbour water on the other side. Supply is fixed, so the few houses and flats that come up to rent or to buy are among the most expensive in the country, and most owners use their home for part of the year.

Sandbanks is a peninsula of a few roads between Poole Bay and Poole Harbour, and every property on it is priced by its position on the water. We value and sell waterfront houses and beach apartments here, let them to tenants or as furnished stays between the owner's own weeks, and manage them for owners who live elsewhere.

Renting in Sandbanks

Homes to rent on the peninsula are few. The flats behind the beach let to couples and older tenants who want the sand on foot; the large houses let as whole homes to families relocating to Poole or rebuilding a house nearby, usually furnished and for months rather than years. Many owners will not give up their summer, so a furnished stay of 28 nights or more between their own weeks is often the only way a house comes onto the market: see long term lets in Sandbanks. For a tenancy, letting agents in Sandbanks explains how we find and reference a tenant.

Buying and selling in Sandbanks

The buyer here is usually after one thing the peninsula cannot make more of: a harbour frontage, a mooring, a sea view that cannot be built out, or the beach at the end of the road. Plot size matters as much as the house, because older houses are often bought to rebuild. Flats are mostly leasehold, and the lease, the service charge and any restriction on letting affect who can buy. Selling your property in Sandbanks sets out how we market a home to that buyer, property valuation in Sandbanks explains what moves the figure, and our guide to stamp duty covers the surcharge a second-home buyer pays.

Letting a property in Sandbanks

An owner letting here weighs their own use of the house against the income, BCP Council's 100% premium on a furnished second home, and a lease that may restrict letting a flat. Property management in Sandbanks covers the checks, inspections and contractors for a high-value home, and winter lets in Sandbanks explains how a house used in summer can earn from November to March.

Getting around

Banks Road is the only road onto the spit, and it queues behind the ferry traffic on hot weekends, when the beach car park fills by late morning. The chain ferry crosses to Shell Bay for Studland and Swanage, and the Purbeck Breezer 50 bus links the peninsula with Bournemouth station. A driveway or an allocated space is worth stating at the top of any listing.

Nearby areas

Canford Cliffs and Lilliput are on either side of the neck of the peninsula, with more flats and family houses; Parkstone is inland with Ashley Cross and the station. The town as a whole is on our Poole page.

Living here

Living in Sandbanks

The homes.Large detached houses on the harbour side along Panorama Road, many with their own frontage and moorings; houses set back from Banks Road a short walk from the beach; and purpose-built apartment blocks behind the sand and at Shore Road, most of them leasehold with a management company. Older houses on big plots are regularly rebuilt.

Transport

One road, Banks Road, runs onto the peninsula and queues on hot weekends. The chain ferry crosses to Shell Bay and Studland in a few minutes, the Purbeck Breezer 50 bus runs from Bournemouth station over the ferry to Swanage, and Parkstone and Poole stations on the main line are a short drive away.

Schools and universities

There are no schools on the spit itself. Families use the primaries in Lilliput, Canford Cliffs and Parkstone and apply to Poole Grammar, Parkstone Grammar and the secondaries across Poole; independent schools are a drive away. Bournemouth University's Talbot Campus is about 20 minutes by car.

Work and hospitals

Poole Hospital on Longfleet Road is about 15 minutes by car. Most residents work in Poole, Bournemouth or London, or are retired; the harbour's marinas, sailing schools and the peninsula's hotels and restaurants are the only employers on the spit.

Shops and eating

Restaurants and a hotel bar by the beach and the ferry, with Canford Cliffs village on Haven Road and the Lilliput parade on Sandbanks Road a short drive back towards Poole for everyday shopping. The Dolphin Centre in Poole has the supermarkets and chains.

Beaches and parks

Sandbanks beach, a Blue Flag beach with RNLI lifeguards in season, the harbour shore and Shore Road beach at the neck of the peninsula, and Whitley Lake, the harbour's board sailing area. Studland's National Trust beaches and Old Harry Rocks are across the ferry.

The market

Who rents and buys in Sandbanks

Waterfront buyers

Buyers from London, the Home Counties and abroad want a harbour frontage, a private mooring or a sea view that cannot be built out. They are often cash or high-equity buyers and they shortlist on position before they look at the house.

Second homes and owner use

Many owners keep a Sandbanks house for family summers and let it the rest of the year, which shapes what lets: a whole house for a season, or furnished stays of a month or more between the owner's own weeks.

Families between homes

Rebuilding is common on the peninsula and in Canford Cliffs, so households whose own house is a building site rent a furnished home nearby for months at a time.

Sailing and watersports

Yacht owners, crews and watersports families want to be near the harbour, the clubs and Whitley Lake, and rent or buy for access to the water.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Sandbanks: questions

Can I rent a home on Sandbanks on a tenancy?

Occasionally. Few owners let on a tenancy because most want their summer weeks, so the long-term rental stock on the peninsula is small and changes hands quietly. Register with us and say what you need. Canford Cliffs and Lilliput, next door, have more flats and houses to let on the same shore.

What sets the value of a Sandbanks property?

Position first: harbour frontage, a mooring, an open sea view or a short walk to the beach. Then plot size and what could be built on it, parking, the lease and service charge on a flat, and condition. We value against comparable sales on the peninsula itself, not against Poole averages.

Are Sandbanks flats leasehold?

Most are. The apartment blocks behind the beach and at Shore Road usually have a management company, a service charge and a lease that may restrict letting or require residential use. Lease length and the terms on letting affect both the sale price and who can buy, so we read the lease before we market a flat.

Does BCP charge extra council tax on a Sandbanks second home?

At the time of writing BCP Council charges a 100% premium on furnished second homes, which doubles the bill on what are often high bands. A property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead. Confirm your own position with the council and an accountant.

How do people get on and off the peninsula?

By Banks Road from Poole, by the chain ferry to Studland at the far end, or on the Purbeck Breezer 50 bus, which runs from Bournemouth station over the ferry. The ferry is taken out for a refit from time to time, and the road queues on hot weekends, which buyers and tenants should know before they commit.
