How we research, write, date, check and correct the guides, comparisons, area pages and blog posts on this website, and where our own interest lies.
On this page
The guides, comparisons, area pages and blog posts on this site are written to help landlords, tenants, vendors and buyers make decisions, so they have to be right. We use primary sources, date every fact that can change, never invent a figure, quote reviews word for word, and correct mistakes openly. We are a letting and estate agency, and we say so whenever we compare our services with anyone else's.
This website is published by Flexie Estate Agents, the trading name of Flexie Estate Agents Ltd (company number 12267313, registered in England and Wales, registered office 557 Charminster Road, Bournemouth, BH8 9RF), part of the Flexiestays group.
How guides are written
Each guide starts from the question a reader is trying to answer, such as what the Renters' Rights Act changes, what stamp duty a buyer pays, or which area suits a family. The first paragraph answers it in plain words; the rest explains the detail, the exceptions and what to do next. Local knowledge comes from the people who let, manage and sell homes in Bournemouth, Poole and Christchurch every week.
Sources
We go to the primary source: legislation.gov.uk for the law, GOV.UK for government guidance, HMRC for tax, BCP Council and Dorset Council for licensing, council tax and parking, and the deposit schemes and redress schemes for their own rules. Every guide lists its sources with links.
Dates and "correct as of"
Each guide shows a "Correct as of" date: the day we last checked its facts against its sources. Rules that move, such as the Renters' Rights Act timetable, stamp duty bands, EPC minimums and licensing schemes, are written "at the time of writing" and rechecked when the rule changes. When we update a page we change its date.
No invented figures
Every number on the site is either a public figure with a named source or our own figure from our own records. Where our own figure is not yet available, such as a typical rent for a street or a fee not yet published, the page shows a visible placeholder rather than an estimate dressed as fact. We never quote rents, prices, yields, days to let or numbers of clients we cannot stand behind. The instant rent estimate shows the assumptions behind its range.
Reviews and ratings
Reviews are quoted word for word, with the reviewer's name as published, the platform, the date and the rating. We publish low scores as well as high ones, never offer anything in return for a review, and never write one on anyone's behalf. Every rating names the platform and the date we read it, and we do not mark up other platforms' ratings as our own. Our reviews page explains this in full.
Comparisons and competitors
Claims about another agent come only from that company's own public pages, with the address and the date we checked it. If something is not published, we say so. We describe what others offer, not what we think of them, and we include the cases where another option suits a reader better.
How pages are prepared and checked
Drafts may be prepared with the help of software tools, including AI writing tools. No page is published until a person has checked it against its sources for accuracy and for what it leaves out.
Not advice
Content is general information, not legal, tax, financial or mortgage advice. Where a page touches those subjects it says so and points to a solicitor, accountant or broker. Our terms of use explain this further.
Corrections
If you find an error, email enquiries@flexiestays.com with the page address and what is wrong. We check it against the source, correct the page and change its date, and where a correction changes the meaning of advice we say on the page what changed. All our guides are covered by this policy.
