What we do in Hamworthy

Letting, renting and selling in Hamworthy

Hamworthy is the harbour peninsula west of Poole's two lifting bridges: family houses around Hamworthy Park, newer waterside flats by the Twin Sails Bridge, and the port on its eastern shore. Tenants and buyers come for work at the port, the boatyards and the Royal Marines base as much as for the water, so demand runs through the year.

Hamworthy is the peninsula on the far side of Poole's lifting bridges, with Poole Harbour to the south, Holes Bay to the east and the port along its shore. It is a place people live because they work nearby or want a house with a garden for less than the other side of the water, and Flexie Estate Agents lets, manages, sells and values homes here from our office in Bournemouth.

Renting in Hamworthy

Most of what lets is a family house: three bedrooms, a garden and a drive in the streets around Hamworthy Park, which suits families, service households from the Royal Marines base and groups of contractors. The newer flats beside the Twin Sails Bridge let to single professionals and couples who walk to Poole station and the Quay. Tenants should know that both bridges lift for boats.

Buying and selling in Hamworthy

Buyers here are mainly first-time buyers, young families and investors, with a smaller market of downsizers in the waterside flats. Harbour views, parking and the lease decide the price of a flat; garden size, a drive and condition decide the price of a house. Selling your property in Hamworthy sets out how we market a home on the peninsula, and property valuation in Hamworthy explains what we look at before giving a figure.

Letting a property in Hamworthy

Hamworthy is in BCP Council's area, so BCP's HMO licensing applies to shared houses and, at the time of writing, its 100% council tax premium applies to furnished second homes. Work at the port and the yards keeps furnished homes busy outside the summer, which is why many owners use winter lets in Hamworthy rather than leave a property empty. Our property management in Hamworthy covers inspections, repairs and compliance, and the landlord legal checklist lists every check a let needs.

Getting around

Hamworthy station is one stop from Poole and on the line to London Waterloo. By road the peninsula connects to the A35 towards Upton and Dorchester, and over the bridges to the town centre. Buses run to Poole town centre and Rockley.

Nearby areas

Poole Old Town and Quay is across the bridges, Upton is to the north west on the Dorset Council side, and Broadstone is inland to the north. The wider town is on our Poole page.

Living here

Living in Hamworthy

The homes.Post-war and later family houses and bungalows in the BH15 streets around Hamworthy Park and towards Rockley, ex-council houses and smaller homes in Turlin Moor on the BH16 edge, and modern leasehold apartment schemes along the water near the Twin Sails Bridge. Most houses have a drive; most of the newer flats are leasehold with a management company.

Transport

Hamworthy station is on the main line, with trains to Poole, Bournemouth and London Waterloo one way and Wareham and Weymouth the other. The Twin Sails Bridge and the older Poole Bridge cross to the Quay and the town centre; both lift for boats, so a short drive can include a wait.

Schools and universities

Primary schools on the peninsula serve the estates, with Poole's secondary schools and the two grammar schools a drive or bus ride away. Bournemouth University's Talbot campus is on the far side of the conurbation, so Hamworthy is not a student market.

Work and hospitals

The Port of Poole, Sunseeker's yard on New Quay Road and Royal Marines Poole on Napier Road are all on the peninsula. Poole Hospital on Longfleet Road is a short drive over the bridges, and the RNLI headquarters is across the water on West Quay Road.

Shops and eating

Local parades and a supermarket cover the weekly shop. For restaurants, pubs and the Dolphin Centre, residents cross the bridge to the Quay and the town centre, a walk from the flats near the water.

Beaches and parks

Hamworthy Park has a calm harbour beach, a play area and a seasonal paddling pool, with views to the Purbeck Hills, and its beach is open to dogs all year. Rockley's sheltered shore on the western side is used for watersports.

The market

Who rents and buys in Hamworthy

The port and the boatyards

Engineers, fitters and freight contractors at the Port of Poole and the yacht yards need somewhere to live for the length of a job, from a month to a year, and want parking for a van.

Royal Marines Poole

The base on Napier Road brings service families, staff on postings and contractors who rent while they wait for quarters or a purchase.

Value against the rest of Poole

First-time buyers and families who are priced out of Parkstone and Canford Cliffs buy and rent here for a garden, a drive and the Quay over the bridge.

The waterside flats

Single professionals and couples rent and buy the newer apartments near the Twin Sails Bridge for the walk to Poole station, the Quay and the town centre.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Hamworthy: questions

Is Hamworthy a good place to rent?

For many tenants, yes. Houses here usually come with a garden and a drive, the station is on the main line to London Waterloo, and the Quay is over the bridge. It is quieter and more residential than the town centre. Check the bridge lift times if you commute by car at busy hours.

Who rents homes in Hamworthy?

Families who want space and a garden, workers at the port, Sunseeker and the Royal Marines base, and single professionals in the waterside flats who walk to the Quay and Poole station. Contractors on long jobs often prefer a furnished home for a few months.

Is Hamworthy part of BCP Council?

Yes. Hamworthy, including Turlin Moor in the BH16 postcode, is in BCP Council's area. That matters for council tax, HMO licensing and the second homes premium. The rest of BH16, including Upton, is in Dorset Council's area, so check the council before you buy or let.

Are the Hamworthy waterside flats leasehold?

Almost all of them are. The lease sets the service charge, the ground rent, the length of term and whether the flat can be let and on what terms. We read it before we value, market or let a flat in one of the newer schemes, and we ask the managing agent for the pack early.

Do you sell homes in Hamworthy?

We take on sales instructions in Hamworthy and value homes for sale and to let free of charge. We have no Hamworthy homes listed for sale at the time of writing; buyers can register on our property for sale page to hear about new instructions.
