Flexie Estate Agents lets and manages flats and houses for landlords across Bournemouth, Poole and Christchurch from an office on Charminster Road. The same group runs 130 furnished properties in Bournemouth, so marketing, referencing, inventories, repairs and compliance are what the team does every day. You choose the level of service, and the fee is agreed in writing before anything goes live.

What we do for landlords

We value the property, tell you what it needs to be let legally, market it, show it, reference the tenant, draw up the agreement, protect the deposit and move the tenant in. After that, depending on the service you choose, we collect the rent, chase arrears, inspect, arrange repairs and renew the certificates. The detail is on letting agents and property management.

Before a tenant moves in: a gas safety certificate where there is gas, an electrical installation condition report no more than five years old, an EPC of band E or better, smoke alarms on every storey and a carbon monoxide alarm where there is a fixed combustion appliance, Right to Rent checks on every adult, the deposit protected within 30 days with the prescribed information served, the How to Rent guide, and a licence where BCP Council requires one. The landlord legal checklist lists each item and licensing in BCP explains the council's schemes.

The Renters' Rights Act in one paragraph

At the time of writing, the first phase of the Renters' Rights Act 2025 has been in force since 1 May 2026: section 21 no fault possession is abolished, every assured tenancy is periodic with no fixed term, rent can rise once a year by a section 13 notice with two months' notice, rental bidding is banned, no more than one month's rent can be taken in advance, and tenants can leave on two months' notice. A landlord database and an ombudsman follow later. We write agreements and notices to the current rules; our Renters' Rights Act guide explains what changed. This is general information, not legal advice.

Winter lets and furnished lets

A tenancy is not the only way to let a furnished flat. Through Flexiestays, Bournemouth's number one platform for winter and long stays, a flat near the beach, the BIC, the hospital or the universities can be let to contractors, relocating staff and visiting professionals for 28 nights or more, or from November to March around a summer of holiday lets. Winter lets explains how, and holiday let management covers full holiday letting through Sea Breeze for 16% commission. Compare your options sets the routes side by side.

What could your property let for?

The instant rent estimate takes a postcode, the number of bedrooms and the property type and returns a monthly rent range with its assumptions shown. A free valuation visit confirms it. When you are ready, list your property.

Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Landlords: questions

Which letting service should I choose?

Tenant find suits a landlord who lives nearby, knows the law and wants to deal with the tenant directly. Rent collection suits one who will handle repairs but not chase money. Fully managed suits landlords who live away, work full time or have several properties. You can move between levels later.

What has the Renters' Rights Act changed for me?

Since 1 May 2026, at the time of writing, assured tenancies in England are periodic, section 21 is abolished, rent rises once a year by section 13 notice, rental bidding is banned and no more than one month's rent can be taken in advance. Possession needs a legal ground. This is general information, not legal advice.

How much rent will my property make?

Use the instant rent estimate for a first range from the postcode, bedrooms and type, then book a free valuation. We give a range with the reasons, not a single headline figure, because position, parking, condition and furnishing move the rent more than averages suggest.

Can my furnished flat be let for shorter periods instead?

Often, yes. A furnished flat near the beach, the hospital or the universities can be let through the Flexiestays platform for stays of 28 nights or more, or as a winter let from November to March. Check the lease, the mortgage and the insurance first. Our comparison of long lets and winter lets sets out the trade-offs.

Do you check whether my property needs a licence?

Yes, before we market it. BCP Council runs mandatory HMO licensing for five or more people in two or more households and additional licensing for smaller HMOs in parts of Bournemouth. We check the address against the council's schemes and tell you what applies.

What does it cost?

Each tier has a fee shown on our fees page, confirmed in writing including VAT before you instruct us. There are no fees for tenants beyond the payments the Tenant Fees Act 2019 permits.

Free valuation

What is your property worth to let or to sell?
