Selling with Flexie Estate Agents starts with a free valuation and ends with the keys handed over on completion. In between we prepare the paperwork, present and market the home, report every offer with the buyer's position and chase the sale through the solicitors. Our fee is, payable on completion and confirmed in writing first.
The valuation
A visit, not a guess from a desk. We look at the position, the condition, the parking, the outlook and the layout, and for a flat the lease length, ground rent and service charge. We compare recent sales nearby and give you a price range with the evidence, and the asking price we would recommend and why. See property valuation and how property valuations work.
The paperwork
- EPC. Required before marketing starts.
- Title. Your solicitor obtains it; instructing one early saves time.
- Leasehold pack. For a flat: the lease, service charge accounts and budget, buildings insurance, planned major works, and the managing agent's details. Many Bournemouth flats are leasehold, and lease length and charges move the price.
- Other papers. Planning permissions, building regulations certificates, guarantees and warranties.
Selling a leasehold flat covers the pack in detail.
Presentation
Before the photographs: repairs that a buyer's surveyor would note, clear surfaces, open curtains, and the parking space and outside space at their best. We give a short list after the valuation, and preparing your home for sale covers the rest.
Our marketing
Photographs, a floor plan, a written description that states the facts a buyer needs (tenure, lease length, charges, council tax band, EPC), listing on the property portals, and a first look for the buyers who have registered with us.
Offers
Every offer reported to you in writing with the buyer's position: chain, mortgage agreement in principle, deposit and timescale. We check proof of funds before you accept, and you decide.
Sales progression
Between offer and exchange we chase the searches, the survey, the mortgage offer and the enquiries between the solicitors, and tell both sides what is outstanding each week until exchange and completion. Conveyancing explained sets out the stages.
Next steps
Sell your property describes the service, our fees the cost, and how to sell your home the whole process. All selling guides are at guides.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Sellers: questions
How do you value my home?
We visit, measure, look at the condition, the parking, the outlook and, for a flat, the lease length, ground rent and service charge, then compare recent sales of similar homes nearby. You get a price range with that evidence, and our view of the asking price that will bring the right buyers.
What paperwork do I need before marketing?
An EPC, which must be commissioned before marketing starts, the title or your solicitor's details, and for a flat the lease and the management pack: service charge accounts, the buildings insurance, any major works planned and the freeholder's details. Getting these ready early saves weeks later.
Do you have buyers waiting?
We keep a register of buyers who have told us what they want, and we send new instructions to them first. We do not list homes for sale on this site yet, so we make no claim about the number of buyers or past sales.
Can I sell a flat with a tenant in it?
Yes, to an investor who takes over the tenancy, or with vacant possession after the tenancy has ended on a legal ground. Since 1 May 2026 a landlord who wants to sell must use the relevant possession ground and notice. Ask us and take legal advice.
What does selling with you cost?
The fee is shown on our fees page and confirmed in writing before you instruct us. It is payable on completion. The valuation is free and you are under no obligation.
What is your property worth to let or to sell?
A free, no obligation valuation from a local team that knows what each street lets and sells for. For a quick figure first, the instant rent estimate takes under a minute.
