There are two ways to rent through Flexiestays. You can book one of the group's furnished apartments in Bournemouth for 28 nights or more, with bills included and no fixed term, or rent a landlord's flat or house on a tenancy through our lettings team. The first is a serviced stay; the second is an assured tenancy with the protections the law gives tenants. This page explains both.
Route one: a Flexiestays furnished apartment
What it is. Studios to three-bedroom apartments in eight Flexiestays buildings on the West Cliff and St Michael's Road, a few minutes from the beach and the town centre, let furnished for 28 nights or more.
What is included. Electricity, gas, water, fibre Wi-Fi, council tax, TV licence, gym and parking, plus bed linen, towels, a full kitchen, washing machine, dishwasher and smart TV. One price for the dates you book.
How to book. Choose from property to rent, then book online or send us your dates and we confirm availability and the price. Book direct for the best rate.
Deposit. A standard cleaning and security deposit only. No agency fee and no referencing fee.
No fixed term. Stay for the dates you need and extend if the apartment is free. It is a serviced let, not a tenancy.
Who it suits. Contractors and project workers, people relocating for a job, remote professionals, hospital and university staff, households placed by an insurer while their home is repaired, and families visiting someone in hospital or at university. Route two: a landlord's property on a tenancy
Register your search. Tell us your budget, areas, bedrooms, move date, who will live there and whether you have pets. We contact you as matching homes come to the market.
Viewings. We show the property and answer questions about the area, the bills and the landlord's terms. The advertised rent is the rent: rental bidding is banned.
Holding deposit. No more than one week's rent, to reserve the property while referencing runs.
Referencing. Identity, Right to Rent, credit, income and a previous landlord reference for every adult, with a guarantor where the income test needs one. There is no fee for it.
Deposit protection. A deposit of no more than five weeks' rent where the annual rent is under £50,000, protected in a government-approved scheme within 30 days, with the prescribed information given to you.
Move in. You sign the tenancy agreement, pay the first month's rent (no more than one month in advance can be asked for), receive the gas safety certificate, the electrical report, the EPC and the government's How to Rent guide, and check the photographed inventory before you sign it.
Your tenancy. At the time of writing, tenancies are periodic: no fixed end date, rent reviewed at most once a year, and you can leave on two months' notice. This is general information, not legal advice.

I've had a really positive experience
I've had a really positive experience with the Airbnb building services, and I'd especially like to recognise Nat, Jack, and Reece for how helpful, friendly, and professional they are. They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.

Which route is right for me?
If you need somewhere furnished for a few weeks or months, with bills included and no fixed term, a Flexiestays apartment fits. If you want a home for a year or more, perhaps unfurnished, with your own utility accounts, a tenancy on a landlord's property fits. Many people stay in a Flexiestays apartment while they look for a tenancy.
Do I need references for a Flexiestays apartment?
No referencing fee and no credit check for a typical stay: you book, pay for the dates and pay a standard cleaning and security deposit. Companies booking for staff can be invoiced with VAT. A tenancy on a landlord's property does involve referencing.
What is a holding deposit?
A payment of no more than one week's rent that reserves a landlord's property while your references are checked. It goes towards your first rent or deposit if the tenancy goes ahead, and is returned if the landlord decides not to proceed. It can be kept if you give false information or withdraw.
How is my tenancy deposit protected?
It is registered in a government-approved deposit protection scheme within 30 days of payment, and you receive the prescribed information saying which scheme and how to get it back. The deposit is capped at five weeks' rent where the annual rent is under £50,000.
Can I keep a pet?
Flexiestays apartments take no pets except assistance dogs. For a tenancy, ask: under the Renters' Rights Act a landlord must consider a written request for a pet and cannot refuse unreasonably, and may require insurance. Tell us at registration so we match you with suitable homes.
How do I register my search?
Send the contact form or call us with your budget, areas, bedrooms, move date, who will live there and any pets. We contact you when a matching property is coming to the market, often before it is advertised.
