What is included

What property valuation covers

Rental valuations

The monthly rent a property should let for, furnished or unfurnished, with the likely tenant and how quickly that tenant is found in your street.

Sales valuations

The price a home should sell for, set against recent sales of similar homes nearby, with what would move it up or down.

Both at once

For a landlord deciding whether to sell or keep letting, the rent and the sale price side by side from the same visit.

The lease read

For a flat, the remaining term, the ground rent, the service charge and any restriction on letting, because each one moves the figure.

Instant rent estimate

Postcode, bedrooms and property type in, a monthly rent range out, with the assumptions shown. A quick first figure before we visit.

A visit at a time that suits

Booked for a day and time that works for you or your tenant, usually under an hour on site.

Written figures

The valuation in writing after the visit, with the comparables and the reasons, so you can compare it with another agent's.

On this page

A property valuation from Flexie Estate Agents is a free, no obligation figure for what your home should let for, sell for, or both, given after a visit and explained in writing. We value flats and houses across Bournemouth, Poole, Christchurch and the surrounding coast. If you want a number before anyone visits, the instant rent estimate gives a monthly rent range from a postcode, the bedrooms and the property type, with its assumptions shown.

Rental or sales valuation

The two answer different questions and rest on different evidence.

Rental valuation Sales valuation
The question What will a tenant pay each month? What will a buyer pay?
The evidence Current and recent lets nearby Recent completed sales nearby
What else it tells you Who the likely tenant is and how quickly they are found Who the likely buyer is and what may slow the sale
Who asks Landlords and owners about to let Owners about to sell

Landlords deciding whether to sell or keep letting often ask for both from the same visit. Investors buying to let ask for a rental valuation before they offer; buy-to-let in Bournemouth explains why.

What moves the value

Position. A street, not a town. Two flats ten minutes apart can let and sell to different people at different figures: one a walk from the station and the hospital, one a walk from the beach.

Parking. Much of central Bournemouth and Poole is residents' permit parking, and not every zone issues a permit to a tenant. A space of your own is worth money in rent and in price.

A sea view. It moves the figure on the cliffs, in Canford Cliffs and Sandbanks, and along the Christchurch and Highcliffe front. A glimpse is worth less than the full view, and the floor matters.

Lease length. For a flat, the remaining term, the ground rent and the service charge. A lease under about 80 years can make a mortgage harder to get and can cut the price; a lease that bars letting changes who can buy.

Condition. Kitchen, bathroom, windows, heating and the EPC rating. A tired kitchen costs more in rent than it would cost to replace, and at the time of writing a let needs an EPC of band E or better.

Furnished or not. Furnished flats let to people relocating, contractors and hospital staff, often for a premium and sometimes for shorter stays; unfurnished homes let to families and longer-term tenants.

How a visit works

  1. You book a time that suits you or your tenant.
  2. We walk every room, look at the outside, the parking and the outlook, and ask about the lease, the works done and the certificates.
  3. We send the figure in writing, with the comparable lets or sales and the reasons, and what would move it.

A visit is usually under an hour. How property valuations work explains the method behind the figure.

What a valuation is not

An agent's valuation is an opinion of what the market will pay. It is not a RICS survey and not a RICS Red Book valuation; it does not inspect the structure, and a lender will not rely on it. For a building survey, a probate or matrimonial valuation, or a figure a lender will accept, instruct a RICS registered valuer.

After the valuation

There is no obligation. If you decide to let, our letting agents service offers tenant find, rent collection and fully managed, with the fees named on our fees page and explained further in letting agent fees explained. If you decide to sell, selling your property sets out the process. To send the details now, use list your property.

Where we value

We value across Bournemouth, Poole and Christchurch, and each town has its own page on what moves value there: valuations in Bournemouth, in Poole and in Christchurch. Landlords can start at the landlords hub, sellers at the sellers hub, and buyers who want to know what a home is worth before they offer can register at the buyers hub.

Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Property valuation: common questions

Is the valuation really free?

Yes. A rental or sales valuation from Flexie Estate Agents is free and there is no obligation to let or sell through us afterwards. We give the figure in writing with the reasons, so you can use it to compare agents or simply to decide what to do next.

What is the difference between a rental and a sales valuation?

A rental valuation estimates the monthly rent and who will pay it; a sales valuation estimates the price a buyer will pay. They rest on different evidence: current lets against recent completed sales. Landlords weighing whether to sell or keep letting often ask for both from the same visit.

Is a valuation the same as a survey?

No. An agent's valuation is an opinion of the rent or the price the market will pay. It is not a RICS survey or a RICS Red Book valuation, it does not inspect the structure, and it is not what a lender relies on. For a building survey or a formal valuation, instruct a RICS surveyor.

How accurate is the instant rent estimate?

It gives a range from the postcode, the number of bedrooms and the property type, with the assumptions shown. It cannot see the condition, the view, the parking or the lease, which is why it is a first figure, not a valuation. A visit turns the range into a figure for your property.

What affects the value of a flat on the coast?

Position, parking, a sea view, the lease length, the service charge, the condition, the floor and whether there is a lift, and for a rental whether it is furnished. Two flats in the same block can value differently because one has a parking space and a longer lease.

How long does a valuation visit take?

Usually under an hour on site. We walk every room, look at the outside, the parking and the outlook, ask about the lease and the works done, and then send the figure in writing with the comparable lets or sales and the reasons.

Do you value outside Bournemouth?

Yes. We value homes across Bournemouth, Poole and Christchurch and the neighbourhoods between them, and in Wimborne, Ferndown, Ringwood, the New Forest and the Purbeck towns. Tell us the postcode when you book and we will confirm the visit.
