Property valuation in Poole

Free sales and rental valuations across Poole, from the Quay and Parkstone to Broadstone and the peninsula: a figure based on local evidence, with the reasons, after a visit.

A property valuation in Poole is free, and it is built on the evidence of the street, the view and the lease, not a town average. We give sales valuations for owners thinking of selling and rental valuations for landlords and owners deciding whether to let, after a visit and in writing. The general service is on our property valuation page; the town is on our Poole area page.

What moves value in Poole

The water. A harbour, Brownsea or Poole Bay view, a mooring, or a walk to Sandbanks or Branksome Chine beach sets the price at the top of the market. Whether the view could be built out matters too.

Schools and stations. Inland, the grammar school catchments and the walk to Poole, Parkstone or Branksome station move family house prices and rents.

The lease. Lease length, ground rent, the service charge and the management company decide what a Quay or Parkstone flat is worth and who can buy it. Our guide to selling a leasehold flat explains why.

Parking. A garage or allocated space near the Quay, on the peninsula or on Parkstone's older streets adds to both the price and the rent.

Plot and condition. On larger plots in Branksome Park, Canford Cliffs and Lilliput, what could be built; everywhere, roof, windows, kitchen, bathroom and the EPC.

Rental valuation against sales valuation

A sales figure comes from recent comparable sales. A rental figure comes from comparable lets and who the tenant would be: hospital staff near Longfleet, families near the schools, contractors in Hamworthy. Furnished stays of a month or more through the Flexiestays platform are valued differently again; long term lets in Poole and winter lets in Poole explain them.

Start with the instant rent estimate

The instant rent estimate gives a first rental range from the postcode, bedrooms and property type in a minute. It cannot see the view, the parking or the lease, so we confirm the figure on a visit.

Valuing a let property

If the home is let, we value it two ways: with vacant possession and with the tenant in place, because a landlord buyer pays for the income and an owner-occupier for the empty house. Since 1 May 2026 vacant possession depends on the Renters' Rights Act selling ground and its notice period, which affects timing. We set out both figures so you can choose.

How a visit works

We arrange a time, walk every room and the outside, note the parking and the condition, and read whatever paperwork you have. Within a few days you get a figure or range in writing, with the comparable evidence. Our guide to how property valuations work sets out the method. From there, selling your property in Poole, letting agents in Poole and property management in Poole cover the next step. For Bournemouth, see property valuation in Bournemouth.

The local market

The Poole property market

Poole is a harbour town with two property markets. The peninsula, the cliffs and the harbour shore carry some of the highest prices in the country; the town centre, Parkstone and the suburbs inland are where most people rent and buy. The hospital, the port, the boatyards and the grammar schools bring tenants and buyers all year, and the beaches add a second-home market on top.

In Poole the water sets the top of the market and the employers set the floor. A harbour or sea view, a mooring or a short walk to a Blue Flag beach can move a price further than an extra bedroom. Inland, value follows the grammar school catchments, the stations and Poole Hospital, and rents follow the hospital, the port and the boatyards.

What we look at in Poole:

Position. Which side of the water, how far to the Quay, the station or the beach, and what the view is and whether it can be built out.

Lease and block. For a flat: lease length, ground rent, service charge, the management company and any restriction on letting.

Parking. A space or garage near the Quay, in Parkstone or on the peninsula is worth stating separately.

Plot and condition. In Branksome Park, Canford Cliffs and Lilliput, plot size and planning potential; everywhere, the roof, windows, kitchen and EPC.

Who rents and buys in Poole

  • Hospital and healthcare staff. Poole Hospital recruits doctors, nurses, locums and agency staff on placements of weeks or months. They want a furnished flat with parking within reach of Longfleet Road, and they rent in every month of the year.
  • Marine, port and manufacturing. Sunseeker, the RNLI, the port and the industrial estates bring engineers, fitters and contractors for the length of a build or a project, and head office staff who relocate with a family following on.
  • Grammar school families. Families move into Poole for the two grammar schools and the primaries that feed them, which keeps three and four-bedroom houses in Oakdale, Canford Heath, Broadstone and Lower Parkstone in demand to rent and to buy.
  • The harbour and second homes. Sandbanks, Canford Cliffs and Lilliput sell to buyers from London and the Home Counties who want a harbour view, a mooring or a beach on foot. Prices there set the ceiling for the whole town and give landlords a resale market.
  • Commuters and relocations. The main line puts Bournemouth, Southampton and London within reach, so people moving for a job at Poole's employers or in Bournemouth rent furnished for a few months before they buy.
How it works

Letting your property in Poole, step by step

  1. A free valuation

We visit, read the lease and the certificates, and give you a rent range for the property in Poole with the reasons, plus our fees in writing.

  2. Marketing and referencing

Photographs, a floor plan and the listing go out to the portals and our registered tenants. We show the property and reference every adult before you accept anyone.

  3. Move in, then managed

Tenancy agreement, deposit protection, certificates and a photographed inventory on the day. With management, we collect the rent, inspect and arrange repairs.

FAQs

Property valuation in Poole: questions

Is a Poole valuation free?

Yes. A sales or rental valuation is free and carries no obligation to instruct us. We visit, look at the property and its paperwork, and give a figure or a range with the comparable evidence and the reasons behind it.

What is the difference between a sales and a rental valuation?

A sales valuation is our view of the price a buyer would pay now, based on recent comparable sales. A rental valuation is the monthly rent a tenant would pay, based on comparable lets and the likely tenant. Landlords deciding whether to sell or keep letting often ask for both.

Can I get a rent estimate online first?

Yes. The instant rent estimate gives a first range from the postcode, the number of bedrooms and the property type. It cannot see the view, the parking, the lease or the condition, so we confirm the figure after a visit.

Does a sea or harbour view really change the value in Poole?

Often more than anything else. A view of the harbour, Brownsea Island or Poole Bay from the main rooms, and whether it is protected from future building, separates otherwise similar flats and houses. We value against sales with comparable views, not against street averages.

How does a short lease affect a Poole flat?

It lowers the price and narrows the buyers, because lenders are cautious about short leases and extending one costs money. Lease length, ground rent and the service charge all go into the figure. A solicitor can advise on extending the lease before a sale.

How long does a valuation visit take?

Usually under an hour for a flat and a little longer for a house. We look at every room, the outside, the parking and any paperwork you have, such as the lease, the EPC and planning records, then send the figure and our reasoning in writing.
