Winter lets in Poole

From November to March, Poole's hospital, port, boatyards and RNLI college keep furnished homes in use. We let landlords' and holiday let owners' properties here for the winter through the Flexiestays platform.

  • Since 2018 letting in Bournemouth

A winter let in Poole is a furnished home let from November to March to someone who is in town for work or a move, not a holiday. It is how a holiday let owner keeps a Quay or Parkstone flat earning after the summer, and how a landlord fills the gap between tenants or before a spring sale. The general service is on our winter lets page, and the town on our Poole area page.

The Poole winter

When the Brownsea boats stop and the Quay quietens, the town's employers carry on. Poole Hospital takes agency staff and locums through the winter. Yachts come out of the water for refits at the yards around Holes Bay and Hamworthy, bringing fitters and engineers for weeks at a time. The RNLI college runs courses. People start new jobs in January and need somewhere while they find a house. December adds families visiting relatives and concert-goers at Lighthouse.

Which homes let in winter

  • Flats in Longfleet and the town centre, for hospital staff and guests without a car.
  • Quay and Old Town apartments, empty after the summer, for couples on placements and relocations.
  • Houses with drives in Hamworthy, Oakdale and Creekmoor, for contractor teams with vans.
  • Flats near Parkstone station, for people working in both towns; see winter lets in Parkstone.

What wins the booking is warmth, fast Wi-Fi, a table to work at, a washing machine and somewhere to park.

How an owner's property keeps earning

We list the home on the Flexiestays platform, Bournemouth's number one for winter and long stays, priced by the week and the month with bills included so the guest sees one figure. Each stay has an end date agreed before it is confirmed, normally before Easter, so summer weeks stay on sale. Flexiestays charges 8% on the bookings it brings to managed properties.

The 28-night and 140/70-night lines

A stay of 28 nights or more is a long stay and is treated differently from a holiday booking. At the time of writing a self-catering property needs to be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes may apply. A guest who makes the flat their only home may be a tenant. Our guides to winter lets and council tax and second homes in BCP explain both. This is not tax or legal advice.

The local market

The Poole property market

Poole is a harbour town with two property markets. The peninsula, the cliffs and the harbour shore carry some of the highest prices in the country; the town centre, Parkstone and the suburbs inland are where most people rent and buy. The hospital, the port, the boatyards and the grammar schools bring tenants and buyers all year, and the beaches add a second-home market on top.

Poole's summer belongs to the Quay and the beaches, but its winter belongs to the working town. Poole Hospital runs every day of the year and is becoming University Hospitals Dorset's planned care site. Sunseeker builds and refits yachts through the winter, the port keeps working, and the RNLI college beside Holes Bay runs courses. Each brings people who need a furnished home for a few weeks or a few months.

The harbour itself changes in winter. Boats come out of the water at the yards around Holes Bay and Hamworthy for refits, the ferries to Brownsea stop, and the Quay's evening trade thins. That is when a holiday flat on the Quay, empty since September, can take a contractor or a relocating couple until Easter.

Two lines matter to the owner. A stay of 28 nights or more is a long stay, not a holiday booking, and is treated differently. And BCP Council's business rates test for a self-catering property, at the time of writing, is 140 nights available and 70 actually let in a year.

Who rents and buys in Poole

  • Hospital and healthcare staff. Poole Hospital recruits doctors, nurses, locums and agency staff on placements of weeks or months. They want a furnished flat with parking within reach of Longfleet Road, and they rent in every month of the year.
  • Marine, port and manufacturing. Sunseeker, the RNLI, the port and the industrial estates bring engineers, fitters and contractors for the length of a build or a project, and head office staff who relocate with a family following on.
  • Grammar school families. Families move into Poole for the two grammar schools and the primaries that feed them, which keeps three and four-bedroom houses in Oakdale, Canford Heath, Broadstone and Lower Parkstone in demand to rent and to buy.
  • The harbour and second homes. Sandbanks, Canford Cliffs and Lilliput sell to buyers from London and the Home Counties who want a harbour view, a mooring or a beach on foot. Prices there set the ceiling for the whole town and give landlords a resale market.
  • Commuters and relocations. The main line puts Bournemouth, Southampton and London within reach, so people moving for a job at Poole's employers or in Bournemouth rent furnished for a few months before they buy.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Poole does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Poole: questions

Who takes a winter let in Poole?

Hospital doctors, nurses and agency staff on placements, engineers on yacht refits and port projects, RNLI course staff, people relocating for a job, households between homes and families visiting relatives over Christmas. They book because of work or a move, not the beach, so they want heating, Wi-Fi, a washing machine and parking.

Can my Poole holiday let earn in winter?

Usually, if it is warm and practical. A Quay or Parkstone flat that takes holiday weeks in summer can take one guest for a month or more from November, through the Flexiestays platform, Bournemouth's number one for winter and long stays. The stay ends on a date agreed before booking, so Easter and the summer stay free.

What is the 28-night line?

Stays of 28 nights or more are long stays rather than holiday lets. They may not count as let nights towards the business rates test, and a guest who makes the property their only home may become a tenant. We set each winter stay up on the agreement that fits it. This is general information, not legal or tax advice.

What is the 140 and 70-night test?

At the time of writing, a self-catering property in England available to let for 140 nights in a year and actually let for 70 is assessed for business rates instead of council tax. Otherwise BCP Council's 100% premium on furnished second homes can apply. A winter of long stays changes the count, so check with the council and an accountant.

Can a landlord let an empty Poole flat for the winter only?

Yes, between tenancies or before a sale, as long as the lease, mortgage and insurance allow a furnished let. A flat waiting for spring buyers can take a guest until March and be presented empty afterwards. We tell you how the dates fit before you commit.

Does the end of the Cherbourg ferry affect winter lets?

Very little. Brittany Ferries said in 2026 that the Poole to Cherbourg route closes from November 2026, so overnight stays before early sailings fall away, while Channel Islands services continue. Poole's winter demand comes mainly from the hospital, the marine trades, relocations and families, which do not depend on the ferry.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
