Winter lets in Branksome

Branksome's station and its place between two towns keep winter demand steadier than its beach. Furnished homes here let from November to March by the week and month, with the summer kept for holiday guests.

A winter let in Branksome is a furnished home let from November to March to someone who needs to be between Bournemouth and Poole for a while. For a holiday let owner near the chines it keeps the house earning after the beach season; for a landlord by the station it fills a gap between tenants. The general service is on our winter lets page; the area is on our Branksome area page.

Two halves, two winter plans

The station side. Flats and houses around Branksome station and Poole Road compete on warmth, price and convenience. With weekly and monthly pricing they can stay occupied through January and February.

Branksome Park. The houses and flats among the pines let as beach holidays in summer. In winter they suit Christmas gatherings and stays of a month or more by relocating families or households whose own home is out of use.

Who books Branksome in winter

  • People working in Bournemouth or Poole on contracts of a few weeks.
  • Staff and visitors at Bournemouth University and Arts University Bournemouth, a short drive north.
  • Hospital staff on placements at Poole Hospital or the Royal Bournemouth.
  • Families visiting relatives over Christmas and New Year.
  • People relocating, or between a sale and a purchase.

Getting the home winter-ready

On the station side, guests notice draughts from sash windows, a boiler slow to heat the water and a front door that sticks in the damp. In Branksome Park, they notice pine needles in the gutters and dark paths under the trees on a December evening. After the first visit we list what needs attention, so the home is warm, lit and easy to reach before the season opens.

How the home keeps earning

We list it on the Flexiestays platform, Bournemouth's number one for winter and long stays, priced by the week and month with bills included on longer stays. Christmas and New Year are priced as short peaks. Each stay ends on an agreed date before Easter. Flexiestays charges 8% on the bookings it brings to managed properties.

The 28-night and 140/70-night lines

On the station side, where long stays are the norm, the 28-night line matters most: nights in stays of 28 or more may not count towards the business rates test of 140 nights available and 70 let, at the time of writing, and a property that falls short pays council tax with BCP's 100% premium on furnished second homes. A long stay can also raise tenancy questions. Our guides to winter lets and council tax and second homes in BCP explain both.

The local market

The Branksome property market

Branksome is the Poole suburb on the Bournemouth boundary, split by the railway. North of it, Edwardian and interwar houses and flats around the station and Poole Road let to commuters, couples and families all year; south of Poole Road, Branksome Park's large houses and apartment blocks among the pines sell to downsizers and family buyers who want the chines.

Branksome has two winters. North of the railway, flats and houses around Branksome station and Poole Road are a few minutes by train or bus from both Bournemouth and Poole. Contractors, university staff, hospital workers and families between homes book them for weeks at a time, and that demand changes little with the weather.

South of Poole Road, Branksome Park's houses and flats among the pines lean on Branksome Chine in summer and go quiet in winter. They still let, mainly over Christmas and New Year and for longer stays by people relocating or rebuilding nearby, but the calendar needs more work. Dog owners help: at the time of writing the stretch at Branksome Dene Chine is open to dogs all year.

Two lines matter to the owner. A stay of 28 nights or more is a long stay and is counted differently from a holiday booking. And a self-catering property needs to be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes may apply.

Who rents and buys in Branksome

  • Commuters between two towns. Tenants working in Bournemouth, Poole or Southampton rent near Branksome station for the train and the buses on Poole Road, and pay more for a flat a short walk from the platform.
  • Downsizers in Branksome Park. Owners leaving a family house buy lift-served flats among the pines, a walk from Branksome Chine, and value a garage and a level route to Westbourne's shops.
  • Family buyers. Families buy the large houses on Branksome Park's plots for the space, the gardens and the chines, and the Edwardian houses north of the railway for value close to the station and schools.
  • University and hospital staff. Academics, researchers and hospital staff rent in Branksome because both universities and both hospitals are a short journey away.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Branksome does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Branksome: questions

Is Branksome a good area for a winter let?

The station side is one of the steadier winter areas in Poole, because Branksome station and the Poole Road buses link two towns. Working guests and visiting families value that more than a sea view in January. Branksome Park is quieter and suits longer stays and Christmas gatherings.

Who takes a winter let in Branksome?

Contractors working in Bournemouth and Poole, university staff and visiting academics, hospital staff on placements, people relocating, families visiting relatives at Christmas, and remote workers who want the coast with a train line close by.

Can my Branksome holiday let take guests with dogs in winter?

If you accept dogs. At the time of writing, Branksome Dene Chine's stretch of beach is open to dogs all year, and the seasonal restrictions on neighbouring beaches end on 30 September. A dog-friendly winter listing can say so plainly.

What are the 28-night and 140/70-night lines?

A stay of 28 nights or more is a long stay, and nights in it may not count towards the business rates test in the same way. At the time of writing, a property available for 140 nights and let for 70 in a year is rated as a business; otherwise council tax with BCP's premium applies. Take advice on your own position.

How does the winter end?

Every winter stay has a fixed end date agreed before it is confirmed, normally before Easter, so Branksome Park's summer weeks near the chine stay on sale.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
