Winter lets in Charminster

Charminster's winter is hospital season: furnished flats let from November to March to agency staff, patients' families and contractors, by the week or the month, from our Charminster Road office.

  • 4.9/5 786 reviews
  • 130 properties managed
  • Since 2018 letting in Bournemouth

A winter let in Charminster is a furnished flat or house let between November and March to people who need to be near the hospital, the station or family. Our office is at 557 Charminster Road, so this is the district we see most closely in winter, and it behaves nothing like the seafront: demand holds up after October because the reasons people come here do not depend on the weather. The full service is on winter lets.

Charminster's winter guests

  • Agency and temporary hospital staff at the Royal Bournemouth Hospital, who need a base for weeks.
  • Patients' families, sometimes booking the day of an admission and staying until a discharge.
  • Contractors on jobs across the town who want a flat with parking and food on the doorstep.
  • Relocations, people arriving by train for a new job and needing somewhere furnished while they look.
  • Christmas visitors staying near family in the surrounding streets.

Getting a converted flat winter-ready

Late Victorian and Edwardian conversions can be cold and damp in January. Before the first long stay we check the boiler, the radiators, the windows and any signs of condensation, and arrange repairs through local contractors. Shift workers need blackout blinds, a quiet bedroom and heating on a timer. A fridge freezer big enough for a weekly shop from Castlepoint and a washing machine with space to dry clothes matter on any stay over a week. If the bedroom faces Charminster Road, the listing says so.

Pricing and listing the winter

Charminster needs flexible prices more than deep winter discounts. We keep a fair nightly rate for short hospital stays, weekly and monthly rates that reward a guest who stays on, and a premium over Christmas. The flat is listed on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties. Bills are built into the price, and energy use is higher with shift workers at home in the day, so we set the figure from your real costs.

The 28-night line and the 140/70 test

A stay of 28 nights or more is set up as a serviced stay, and a guest who makes the flat their only home may be a tenant, so we confirm the purpose of each long booking. For council tax, a furnished second home in BCP pays a 100% premium at the time of writing, unless it is available for 140 nights and let for 70 in the year, when business rates apply instead; only lets of 28 nights or less count towards the 70. Charminster's short hospital stays help that count and its long placements do not, so we watch the balance. Winter lets explained and council tax and second homes in BCP cover both.

The local market

The Charminster property market

Charminster is a district of late Victorian and Edwardian houses north of the town centre, many divided into flats, built along and off Charminster Road. It rents to hospital staff, young professionals, students and families all year, and sells to first-time buyers and landlords who want a short ride to the centre and the station.

Winter is not a quiet season in Charminster. The Royal Bournemouth Hospital on Castle Lane East, a short drive or bus ride away, relies on agency and temporary staff all year and most of all in winter, and families with a relative on a ward need somewhere close for days or weeks. Contractors working across the town, people relocating who arrive by train at the southern end of the district, and families visiting relatives over Christmas add to them.

Those bookings come at short notice and run for unpredictable lengths. A flat that can take a guest tomorrow for two nights or two months, with self check-in and parking, does better than one waiting for a planned booking.

The owner's rules are the same as anywhere in BCP. A stay of 28 nights or more is let as a serviced stay with its own agreement. And to be rated as a business rather than paying council tax with BCP Council's 100% premium on furnished second homes, a property needs 140 nights available and 70 let in a year, counting only lets of 28 nights or less.

Who rents and buys in Charminster

  • Royal Bournemouth Hospital. Nurses, doctors and agency staff working at the hospital on Castle Lane East rent flats here for the short journey, some furnished for a contract, some on tenancies for years.
  • Young professionals and the station. People working in the town centre or commuting by train take one and two-bedroom flats in converted houses, close to Charminster Road's restaurants.
  • Students. Students at the Lansdowne and the Talbot campus share houses in Charminster, a little further from Wallisdown than Winton but closer to the centre.
  • Families and the grammar schools. Families look at the larger houses on the BH8 side and towards Queens Park for gardens and for the grammar and primary schools nearby.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Charminster does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Charminster: questions

Does the hospital bring winter bookings to Charminster?

Yes. The Royal Bournemouth Hospital on Castle Lane East needs agency and temporary staff through the winter, and relatives of patients look for somewhere close, often at short notice. Charminster is a short drive or bus ride away, with restaurants and shops on foot, which suits both.

How much notice do winter guests give?

Often very little. A relative may book the day a patient is admitted, and agency staff sometimes confirm a placement days before it starts. We keep the calendar open close to the date, use self check-in and plan cleaning so the flat can be ready quickly.

What stay lengths should a Charminster winter let accept?

A wide range, from a few nights for a family to two or three months for a placement. We set weekly and monthly rates so longer stays are rewarded, keep some shorter stays in the mix for the business rates test, and agree the end date of every long stay before it starts.

Is a guest on a three-month placement a tenant?

Not where their main home is elsewhere and the stay is set up as a serviced let, which is usual for a clinician on placement. Someone who makes the flat their only home may be a tenant whatever the booking says. We check the purpose and use the right agreement. This is not legal advice.

What happens to council tax on a winter let in Charminster?

A furnished flat that is nobody's main home pays council tax with BCP Council's 100% premium unless it qualifies for business rates: available for 140 nights and let for 70 in the year, with only lets of 28 nights or less counting. Confirm the position with the council and your accountant.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
