Winter lets in Pokesdown
From November to March, a Pokesdown flat near the station can earn from placement staff, rail commuters, remote workers and gig and match weekends, booked through the Flexiestays platform and cleared for summer.

Winter lets in Pokesdown keep a furnished flat earning between November and March by using the one thing seafront suburbs lack: a main-line station on the doorstep. Guests can step off a train, walk to the door and reach the town centre in about four minutes. The service as a whole is on our winter lets page.
Two kinds of winter booking
Short stays. The O2 Academy in Boscombe, under a mile west, runs gigs through the winter, and AFC Bournemouth's home fixtures at the Vitality Stadium fill weekends. From mid-November the Christmas market in Bournemouth Square draws visitors who come by train, and the antique and vintage shops along Christchurch Road are a reason to visit on a grey Saturday.
Long stays. The Royal Bournemouth Hospital on Castle Lane East is a short bus ride north, and placements there bring staff who need a flat for weeks. Contractors working in Boscombe and the town, people relocating for a job and remote workers who want the beach within a walk complete the list.
How a holiday flat keeps earning
A Pokesdown flat that sells to beach guests and gig-goers in summer is quiet from November without a plan. We price the winter in layers: event weekends and Christmas as short stays, then weekly and monthly rates around them with bills included, so a placement or relocation booking can sit across January and February. The long stay ends before Easter, and the summer goes on sale early.
Getting a Pokesdown flat ready for winter
- Heating that warms every room, with controls a guest understands.
- Windows and doors that close properly, and curtains that hold the heat.
- Ventilation in bathrooms and basement rooms to stop condensation.
- A desk and broadband for a working day of calls.
- An honest note on parking, with the station and buses as the answer where there is none.
The 28-night and 140/70-night lines
At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes. A self-catering property available to let for 140 nights in a year and actually let for 70 can be assessed for business rates instead, and only stays of 28 nights or fewer count towards those 70. Pokesdown's weekend trade helps meet the test; long placement stays earn but do not count, so we plan the year with both. A guest who makes the flat their only home may become a tenant, so each stay gets the agreement that fits it. See winter lets explained and council tax and second homes in BCP.
Through the Flexiestays platform
Hospital staff and relocating professionals often search the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings to managed properties. Owners who want the summer holiday trade run as well can use Sea Breeze Property Services, the group's management arm.

The Pokesdown property market
Pokesdown is the station village between Boscombe and Southbourne, grown up around Pokesdown station since 1886. Victorian and Edwardian terraces and divided villas let to commuters, couples and sharers who want the main line, the beach under a mile away and rents a step below the clifftop.
Pokesdown keeps more of its trade in winter than most of east Bournemouth, because it does not depend on the beach. Its station brings guests who arrive by train, and it sits on Christchurch Road between the O2 Academy in Boscombe, under a mile west, and Southbourne Grove to the east, with the Vitality Stadium in Kings Park a short trip north-west.
Those dates bring winter weekends. The longer stays come from people who need a flat rather than a holiday: hospital staff on placement at the Royal Bournemouth Hospital, contractors, remote workers who travel to London now and then, and people relocating.
The stock is mostly flats in divided Victorian and Edwardian villas, and their winter weakness is warmth: high ceilings, old windows and electric heaters. A flat that is genuinely warm, with fast broadband and a desk, takes the long stays.
At the time of writing, a self-catering property available for 140 nights and let for 70 can be rated as a business rather than paying BCP's 100% second homes premium, and stays over 28 nights do not count towards the 70.
Who rents and buys in Pokesdown
- Rail commuters. A main-line station on the doorstep brings tenants and buyers who work in the town centre, Southampton or London part of the week and would rather live near a platform than a car park.
- Couples and young professionals. One and two-bedroom flats in divided villas give the beach, Boscombe and Southbourne within a walk at a rent below the clifftop, which suits couples and single professionals renting their first home on the coast.
- Sharers and investors. Terraced houses off Christchurch Road let to groups of sharers and sell to investors who want a house that lets, where BCP Council's HMO licensing needs checking before purchase.
- Contractors and placement staff. Contractors working in Bournemouth or Christchurch, and hospital staff who do not drive, take furnished flats near the station for a few months at a time.
Let furnished, from 28 nights, all year round.
A furnished flat in Pokesdown does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Pokesdown: questions
Who takes a winter let in Pokesdown?
Short stays come from people arriving by train for a gig at the O2 Academy, a home match at the Vitality Stadium, the Christmas market in town or a weekend in the vintage shops. Longer stays come from hospital staff on placement, contractors, remote workers and relocations, who carry January and February.
Can my Pokesdown holiday flat take winter guests and still be free for summer?
Yes. A long winter stay is agreed with an end date before Easter, so spring breaks and summer weeks can go on sale early. A guest who wants to extend is offered it only if the dates are still free.
My Pokesdown flat is cold in January. Does that matter?
More than anything else on the listing. A month-long guest will mention a cold flat in a review. Check that the heating warms every room on a cold evening, that windows close properly and that there is no condensation, and add thick curtains and a thermostat the guest can use.
What is the 28-night line?
Stays of more than 28 nights do not count towards the 70 let nights a year that qualify a self-catering property for business rates, and a guest who makes the flat their only home could become a tenant. We balance short and long stays and use the right agreement; this is not legal advice.
How is a Pokesdown flat priced over the winter?
Gig, fixture and Christmas market weekends are priced as short stays, the week between Christmas and New Year as a peak, and the weeks between them by the week or month with bills included. A booking that bridges late January earns a better rate than a weekend that may not sell.
Is the station a selling point for winter guests?
Yes. A contractor without a car or a remote worker who goes to London now and then can manage without driving. At the time of writing the platforms are reached by stairs, so we tell guests with heavy luggage or limited mobility before they book.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
