Winter lets in Tuckton
When the Tuckton ferry stops at the end of October, a riverside holiday home can keep earning from relocating families, remote workers and Christmas visitors, booked through the Flexiestays platform and cleared for summer.

Winter lets in Tuckton keep a riverside holiday home earning after the ferry stops and the boats come off the Stour. The houses are still warm, near the water and a walk from Christchurch over the bridge, and that is enough for a certain kind of winter guest. The service as a whole is on our winter lets page.
Tuckton's winter guests
- People moving to the area. Southbourne and Christchurch draw families and retirees, and many sell elsewhere before they find the right house. A furnished house by the river for two or three months lets them look in person.
- Remote workers who want a calm month and a walk on Hengistbury Head at lunchtime.
- Christmas visitors. Families visiting older relatives on both banks book whole houses for Christmas and New Year, and some stay longer to help after a hospital stay.
- Households between homes, during a renovation, a delayed completion or an insurance repair.
Contractors are a smaller share than in central Bournemouth, but a house with a driveway still picks up some winter work stays.
How a holiday home keeps earning
A Tuckton house earns most of its year in the summer, when families take it for a week by the river. From November we change its calendar: Christmas and New Year as a short peak, then weekly and monthly stays with the bills included through to March. A heated, occupied house also suffers less from damp near the river than one shut up for the winter. Every long stay has an end date before Easter, so the summer weeks go on sale early.
Getting a riverside house ready
Before winter we check the heating in every room, the boiler service date, ventilation and any damp, and we photograph the house warm and lit. A desk, broadband for video calls, a washing machine and somewhere to dry clothes come next, then a boot room or porch for wet coats after Wick Fields.
The 28-night and 140/70-night lines
At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes. A self-catering property available to let for 140 nights in the year and actually let for 70 can be assessed for business rates instead, and only stays of 28 nights or fewer count towards those 70. Christmas bookings and shorter winter stays help meet the test; month-long relocation stays earn but do not count, so we plan the year with both. A guest who makes the house their only home could become a tenant, which would block the summer, so every long stay goes on an agreement chosen for it. See winter lets explained and council tax and second homes in BCP.
Through the Flexiestays platform
Relocating families and remote workers often search the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings to managed properties. Owners who want the summer trade managed as well can use Sea Breeze Property Services, the group's holiday let arm.

The Tuckton property market
Tuckton is the riverside corner of east Bournemouth, where the River Stour meets Tuckton Bridge and Christchurch lies on the far bank. Interwar and postwar houses and bungalows let to families and older tenants who stay, and sell to downsizers, families and buyers relocating to the coast.
Tuckton is a summer place first. Families take whole houses for a week by the river, the boats are out, and the ferry from Tuckton Tea Gardens to Wick Ferry, Christchurch Quay and Mudeford Sandbank runs from April to October. When it stops, the passing holiday trade thins, and an owner has to decide what the house does until Easter.
The answer here is longer stays from people who want to live quietly near the water for a while: households moving to Southbourne or Christchurch who have not found a house yet, people working from home who would rather look at the Stour than a town street, relatives of retired residents on both banks at Christmas, and owners renovating nearby.
The lines to watch are 28 nights and 140/70 nights. At the time of writing, a self-catering property available for 140 nights and let for 70 can be rated as a business rather than paying BCP's 100% second homes premium, and stays over 28 nights do not count towards the 70. A long winter stay must also end in time for spring.
Who rents and buys in Tuckton
- Families who want space. Three-bedroom houses and bungalows with gardens and driveways let to families who plan to stay, and sell to families moving up from flats in Boscombe and the town centre.
- Downsizers and retirees. Level bungalows near the river and the Tuckton Road shops sell to downsizers from Bournemouth and from further afield, and let to older tenants who want a quiet street and a garden they can manage.
- Relocations to the coast. Buyers moving from London and the Home Counties look at Tuckton for the river, Hengistbury Head and Christchurch over the bridge, and often rent furnished nearby for a few months while they search.
- Hospital staff and people between homes. The Royal Bournemouth Hospital is a short drive north, so clinical staff on longer contracts rent here, and local households renovating or between a sale and a purchase take furnished houses for a few months.
Let furnished, from 28 nights, all year round.
A furnished flat in Tuckton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Tuckton: questions
Who takes a winter let in Tuckton?
Families relocating to Southbourne or Christchurch who are still house hunting, remote workers who want a calm base by the river, relatives visiting older residents at Christmas, and owners renovating nearby. Some hospital staff book too, with the Royal Bournemouth a short drive north.
Can a winter let fit around my summer bookings?
Yes, if the end date is set first. We agree a latest finish, usually before the Easter holidays, before accepting a winter stay, and open the summer weeks early for families who book the river months ahead.
What do winter guests want from a riverside house?
Warmth and dry storage before anything else. Working heating in every room, a dehumidifier if the house needs one, somewhere to leave wet coats and boots, then a desk, broadband for calls, a washing machine, a driveway and a short walk to the Tuckton Road shops.
What is the 28-night line?
Stays of more than 28 nights do not count towards the 70 let nights a year that qualify a self-catering property for business rates, and a guest who makes the house their only home could become a tenant, which would make the summer hard to recover. We use the right agreement; this is not legal advice.
How is a Tuckton house priced for January?
As a monthly total that includes heating, power, water and broadband, set from your running costs and what similar furnished homes in BH6 and Christchurch are achieving. Christmas and New Year are priced as a short peak; the weeks around a long stay are opened to shorter bookings.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
