A winter let in Winton is a furnished home let between November and March to people who need to be in north Bournemouth for weeks, not a holiday. The suburb's demand comes from the Talbot campus, the Wimborne Road corridor and the families in its streets, and none of those stop when the beach empties. This page explains who books, what the house needs and the rules an owner works to. The full service is on winter lets.
The Winton winter, month by month
November. Graduation brings families to Bournemouth for two or three nights, and a house with parking near the campus suits a group better than hotel rooms. Contractor teams start winter projects.
December. Relatives visiting Winton, Moordown and Charminster families over Christmas book a week at a time.
January to March. The spring term brings visiting lecturers, examiners and postgraduates, and households between homes take month-long stays while a purchase goes through.
Students themselves are not winter guests: they hold tenancies on shared houses for the whole academic year, which is why most Winton winter lets are houses kept out of the student market.
What a winter guest checks
Warmth first. Victorian and Edwardian terraces lose heat through sash windows and solid walls, so a serviced boiler, radiators that work in every room and decent curtains decide the review. Then the practical list: a drive or clear street-parking advice for vans, a washing machine with somewhere indoors to dry clothes, a table that seats everyone and broadband for evening calls.
How it is let and priced
We list the house on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties, and set weekly and monthly prices with the bills included. Graduation week and Christmas carry a premium; January and February are priced for length. Each guest is vetted and the end date agreed before arrival.
The 28-night line and the 140/70 test
Stays of 28 nights or more are set up as serviced stays, and a guest who makes the house their only home may be a tenant whatever the booking says, so we confirm the purpose of every long stay. For tax, a self-catering property available for 140 nights and let for 70 can be assessed for business rates, but only lets of 28 nights or less count towards the 70. Otherwise it pays council tax with BCP Council's 100% premium on furnished second homes, at the time of writing. Our guide to winter lets explained sets this out, and council tax and second homes in BCP covers the premium.

The Winton property market
Winton is Bournemouth's main student suburb: Victorian and Edwardian terraces and semis off the Wimborne Road high street, a short ride from the Talbot campus. Shared houses let to students on the academic calendar, while smaller houses and flats let to young professionals, university staff and first-time buyers' families.
Winton does not lose its trade in November the way the seafront does, because its guests come for the universities, for work and for family rather than the beach. Graduation brings parents to the town in the autumn; visiting academics and postgraduates arrive for the spring term; contractors working across north Bournemouth want a house with parking for weeks at a time; relatives come for Christmas.
For the owner of a furnished house the winter question here is different from the coast. Most rented Winton houses are on student tenancies through the winter, so a winter let is an option only for a furnished house that is not let to students, such as one between tenancies, one an owner uses in summer, or one set up for short and mid-term stays.
Two lines matter. A stay of 28 nights or more is let as a serviced stay with its own agreement. And a self-catering property needs 140 nights available and 70 let in a year, counting only lets of 28 nights or less, to be rated as a business rather than paying council tax with BCP Council's second homes premium.
Who rents and buys in Winton
- Students in shared houses. Bournemouth University and AUB students rent shared houses in groups, mostly agreed in the spring for a September start, with a parent as guarantor.
- University staff and researchers. Lecturers, technicians and visiting researchers want a flat or small house within reach of Wallisdown, some for a term or a year, some while they decide where to buy.
- First-time buyers and investors. Terraced houses and converted flats are among the more affordable homes in central Bournemouth, which brings first-time buyers and landlords to the same streets.
- Everyday high street. Tenants who do not drive value Wimborne Road's shops and buses: a week's food can be bought on foot and the centre is one bus away.
Let furnished, from 28 nights, all year round.
A furnished flat in Winton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Winton: questions
Who books a Winton winter let?
People with a reason to be inland: visiting academics and postgraduates for the spring term, contractor teams on projects in north Bournemouth, families visiting relatives at Christmas, and households waiting for a purchase to complete. Holidaymakers are a small share. Most book a week or longer and want parking, a washing machine and fast broadband.
Can my student house be a winter let instead?
Only if it is not let to students over the winter, and the two do not mix in the same months. A student tenancy for the academic year is a residential let. Some owners move a house to furnished stays when a student tenancy ends; check the licence, mortgage, insurance and furnishing first, and compare the two incomes.
Do month-long winter stays count for business rates?
No. Only lets of 28 nights or less count towards the 70 let nights a self-catering property needs in a year, alongside 140 nights available. A winter of month-long stays earns but does not help that test, so shorter stays across the year matter. Confirm the position with the council and your accountant.
Is a winter guest staying a month a tenant?
Not where the guest's main home is elsewhere and the stay is set up as a serviced let. Someone who makes the house their only home may be a tenant under the Renters' Rights Act whatever the booking is called. We confirm the purpose of each stay and use the right agreement. This is not legal advice.
How is a Winton winter let priced?
By the week and the month, with heating, electricity, water and broadband included, because that is how contractors and visiting staff compare options. Graduation and Christmas carry a premium. Old Victorian terraces cost more to heat, so the monthly figure is set from your real winter bills rather than a guess.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
