Winter lets in Christchurch

A Christchurch holiday home or furnished let kept earning from November to March: stays of 28 nights or more for contractors, visiting families and people between homes, through the Flexiestays platform.

  • 4.9/5 786 reviews
  • 130 properties managed
  • Since 2018 letting in Bournemouth

Winter lets in Christchurch fill the months the holiday trade leaves empty. From November to March a furnished house, bungalow or flat can be let for 28 nights or more to the people who are in town for work or family, then handed back for the summer. Flexiestays, Bournemouth's number one platform for winter and long stays, markets these homes; this page is the Christchurch detail behind our winter lets service.

How the Christchurch year turns

The holiday season here runs from Easter to September, with the Food Festival over the late May bank holiday and family weeks at Avon Beach and Mudeford in August. After the October half term the visitors thin quickly. Christmas and New Year bring a few nights of family visits, and January and February are the quietest weeks of the year for short breaks.

That is the gap a winter let fills. The guests are steady because they are not on holiday:

  • Engineers and contractors at the Aviation Business Park at Hurn, booked by their employer for project work.
  • Families of older residents, near a parent at Christchurch Hospital or the Royal Bournemouth, often at short notice.
  • People between homes, who have sold and are waiting for a purchase to complete.
  • Remote workers who want a month by the harbour with a desk and a fast connection.

Which Christchurch homes let in winter

Homes near the station and Bargates suit guests without a car. Burton and the north of the town suit airport staff. Somerford and Jumpers suit families visiting the hospitals. Cottages by the Priory and the Quay need good heating and an honest word about parking to compete in January. Owners in the harbour villages can read winter lets in Mudeford and winter lets in Highcliffe.

The 28-night and 140/70-night lines

A let of 28 nights or more is a long stay; anything shorter is a holiday let. At the time of writing, a self-catering home that was available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates; one that falls short pays council tax, and BCP Council has charged a 100% premium on furnished second homes since April 2025. Only lets of 28 nights or fewer count towards the 70. We plan a winter with that in mind, and your accountant should confirm the position: this is not tax advice. Our guides to winter lets and council tax and second homes in BCP go further.

A winter guest whose main home is elsewhere is not a tenant. One who makes the house their only home may be, so each stay starts on the right agreement.

How it runs

We visit, set weekly and monthly rates, photograph the home and list it. Guests are checked before arrival, an inventory is taken, and every stay has an agreed end date, normally before Easter. Your own dates stay blocked.

If a tenancy suits you better than a season, see letting agents in Christchurch or property management in Christchurch. For furnished stays all year, see long term lets in Christchurch. The town is on our Christchurch area page, and the busier market next door is at winter lets in Bournemouth.

The local market

The Christchurch property market

Christchurch is the oldest and quietest of the three BCP towns, a market town built where the Avon and the Stour meet the harbour below the Priory. Houses and bungalows outnumber flats, the population is older than Bournemouth's, and demand comes from families, retirees, airport and hospital staff and second-home buyers drawn to the water.

Christchurch empties of holidaymakers after the October half term, earlier than Bournemouth. The town keeps working, though: the Monday market runs on the High Street through the winter, the Christmas lights go on in late November, and the employers at Hurn, Fairmile and Castle Lane East carry on. Winter guests are people here for a reason, not a holiday.

For an owner the winter is a question of lines. A stay of 28 nights or more is a long stay; shorter ones are holiday lets. At the time of writing a self-catering home available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates; one that falls short pays council tax with BCP Council's 100% premium on furnished second homes. Only shorter lets count towards the 70 nights, so a whole winter given to one long stay can change the position.

Who rents and buys in Christchurch

  • Downsizers and retirees. The town's large retired population buys bungalows, retirement flats and homes near the water, often after selling a larger house elsewhere. That holds up sale prices for single-storey homes and gives landlords a market of older tenants who stay for years.
  • Airport and engineering staff. The Aviation Business Park at Hurn brings engineers, contractors and new starters on contracts measured in months. They want a furnished house or flat with parking and a short drive to the airport, which suits Burton, Somerford and the north of the town.
  • Hospital staff and visiting families. Christchurch Hospital and the Royal Bournemouth Hospital recruit staff on rotations, and relatives of older residents come to stay for weeks when a parent is in hospital or moving into care. Both groups look for furnished homes with level access and parking.
  • Families and commuters. Twynham and Highcliffe schools, the station on the Waterloo line and freehold houses with gardens bring families who rent before they buy, and commuters who want the coast with a direct train.
  • Second homes and the water. Buyers from London and the Home Counties pay a premium for the harbour, Mudeford Quay and the clifftop at Highcliffe. BCP Council's council tax premium on furnished second homes changes how those homes are held and let.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Christchurch does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Christchurch: questions

Who takes a winter let in Christchurch?

Engineers and contractors at the Aviation Business Park, relatives staying near a parent at Christchurch Hospital or the Royal Bournemouth, people between a sale and a purchase, and remote workers who want a few quiet weeks by the harbour. Most book for a month or more and want parking and good heating.

When does the Christchurch winter season run?

From the start of November to the end of March. The October half term is the last busy holiday week, Christmas and New Year bring short family visits, January and February are the quietest weeks, and the first spring bookings arrive at Easter. Winter stays are set to finish before your summer weeks.

Will a winter let affect my business rates position?

It can. At the time of writing a home available for 140 nights and actually let for 70 in the previous year is rated as a business, and only lets of 28 nights or fewer count towards the 70. A winter of month-long stays may tip a home back to council tax. Ask your accountant; this is not tax advice.

What does a winter guest expect from a Christchurch home?

A warm house, reliable broadband, a washing machine, parking off the street and somewhere to dry wet coats. A cottage by the Priory sells on character in summer; in January it competes on heating. We check these at a visit and describe the home honestly.

Is a winter let a tenancy?

Not if it is set up as a let to someone whose main home is elsewhere, or to a company. A guest who makes the home their only residence may become a tenant whatever the agreement is called, with a periodic tenancy since 1 May 2026. We use the right agreement for each stay; take legal advice.

Can I keep my own dates over Christmas?

Yes. Tell us the dates you want before the winter opens and we let around them. Every winter stay is agreed with an end date, normally before Easter, so the summer stays yours.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
