Property management in Christchurch means looking after a tenancy for years rather than weeks. Flexie Estate Agents collects the rent, inspects, arranges repairs through local contractors and keeps every certificate in date for landlords across BH23, including the many who live elsewhere. It is the Christchurch side of our property management service, run from the same team that manages the group's 130 apartments in Bournemouth.
What managing a Christchurch let involves
Rent and arrears. Rent is collected monthly and paid over with a statement. A missed payment is chased the same week, in writing, and you hear about it from us first.
Inspections. We visit on a schedule and report with photographs. In older Christchurch homes the things to watch are damp in cottages near the river, ageing boilers and the gutters on bungalows that nobody has looked at for years.
Repairs. Plumbers, electricians, gas engineers and roofers who work in BH23 every week. Emergencies are handled the same day; larger jobs are quoted and sent to you for approval.
Compliance. Gas safety every year, the electrical report every five years, smoke and carbon monoxide alarms, the EPC, deposit protection and Right to Rent. We diarise renewals so a certificate never lapses mid-tenancy.
The end of a tenancy. Check-out against the inventory, deductions agreed or put to the deposit scheme, and the property back on the market if you want it let again.
The Renters' Rights Act in Christchurch
Since 1 May 2026 every assured tenancy in England is periodic. There is no section 21, rent rises once a year by section 13 notice with two months' warning, and a tenant may leave on two months' notice. For a Christchurch landlord who might want to sell the house or move into it, that matters: getting the property back needs a statutory ground with its own notice period. We explain the grounds before you let, not after. Our guide to the Renters' Rights Act for landlords sets out the detail, and this is general information rather than legal advice.
Licensing, leases and the council
Christchurch is in the BCP Council area. A house let to five or more people from two or more households needs a mandatory HMO licence, and the council has consulted on wider schemes, so we check every address. Retirement blocks in the town and in Highcliffe usually limit occupiers to a minimum age and may require consent for a let. Flats near the Quay can carry lease clauses on subletting. We read the lease before the first tenant moves in. The landlord legal checklist lists the certificates.
Choosing how to let
Some Christchurch homes earn better as furnished lets than on a tenancy. A house with parking near Hurn can take contractors for 28 nights or more, and a holiday home near the harbour can be let from November to March: long term lets in Christchurch and winter lets in Christchurch explain how. For tenant find without management, see letting agents in Christchurch. Owners weighing a sale can start with property valuation in Christchurch or selling your property in Christchurch.
The area is described on our Christchurch page, and we manage on the same terms in Bournemouth.
The Christchurch property market
Christchurch is the oldest and quietest of the three BCP towns, a market town built where the Avon and the Stour meet the harbour below the Priory. Houses and bungalows outnumber flats, the population is older than Bournemouth's, and demand comes from families, retirees, airport and hospital staff and second-home buyers drawn to the water.
Managing a let in Christchurch is mostly managing houses and bungalows, often owned by landlords who live elsewhere: an inherited bungalow, a family home let after a move, a house bought for retirement and let in the meantime. Tenants stay a long time, so the work is less about turnover and more about keeping an older property in good order and the paperwork current.
Three local points shape the job.
Older stock. Cottages near the Priory and 1930s to 1970s houses in Somerford and Purewell need boilers, roofs and electrics watched. Inspections catch damp and wear early.
Absent owners. Many Christchurch landlords live outside Dorset. They need someone local to deal with a leak at a weekend and to send a clear statement each month.
Leases and licensing. Retirement blocks limit who may occupy a flat, and BCP Council's HMO licensing applies to larger shared houses. Both are checked before a tenancy starts.
Who rents and buys in Christchurch
- Downsizers and retirees. The town's large retired population buys bungalows, retirement flats and homes near the water, often after selling a larger house elsewhere. That holds up sale prices for single-storey homes and gives landlords a market of older tenants who stay for years.
- Airport and engineering staff. The Aviation Business Park at Hurn brings engineers, contractors and new starters on contracts measured in months. They want a furnished house or flat with parking and a short drive to the airport, which suits Burton, Somerford and the north of the town.
- Hospital staff and visiting families. Christchurch Hospital and the Royal Bournemouth Hospital recruit staff on rotations, and relatives of older residents come to stay for weeks when a parent is in hospital or moving into care. Both groups look for furnished homes with level access and parking.
- Families and commuters. Twynham and Highcliffe schools, the station on the Waterloo line and freehold houses with gardens bring families who rent before they buy, and commuters who want the coast with a direct train.
- Second homes and the water. Buyers from London and the Home Counties pay a premium for the harbour, Mudeford Quay and the clifftop at Highcliffe. BCP Council's council tax premium on furnished second homes changes how those homes are held and let.
Let furnished, from 28 nights, all year round.
A furnished flat in Christchurch does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullProperty management in Christchurch: questions
What does fully managed mean in Christchurch?
We collect the rent, chase arrears, inspect the property, arrange repairs through local contractors, renew the gas and electrical certificates, handle the deposit at the end and deal with every call from the tenant. You get a monthly statement and approve any repair above an agreed limit. The fee is confirmed in writing first.
I live outside Dorset. Can you look after my Christchurch house?
Yes, that is a large part of the work here. We hold the keys, inspect on a schedule, report with photographs, and arrange emergency repairs when you cannot be reached. You see every invoice. Many of our Christchurch landlords inherited the property or moved away and kept it.
How do you handle rent arrears?
We contact the tenant as soon as a payment is missed, agree a plan where that is realistic, and keep you informed in writing. If arrears persist, possession under the Renters' Rights Act needs a legal ground and the right notice, and we will tell you when a solicitor should take over. This is not legal advice.
Who carries out repairs in Christchurch?
Local contractors we use regularly: plumbers, electricians, gas engineers, roofers and handymen who know BH23. You can also nominate your own. We get quotes for larger jobs, send them to you, and check the work before we pay from the rent.
Can I manage a let in a Christchurch retirement block?
Yes, if the lease allows the flat to be let and the tenant meets the age rule. We check the lease and the management company's requirements before we market it, and we pass on any service charge or consent requests during the tenancy.
What changed for Christchurch landlords on 1 May 2026?
The first phase of the Renters' Rights Act: tenancies became periodic with no fixed end, section 21 was abolished, rent can rise once a year by section 13 notice, and tenants can leave on two months' notice. A landlord database and ombudsman follow later. We manage to the current rules and flag changes.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
