Property management in Bournemouth is everything that happens after the tenant moves in: the rent, the repairs, the inspections, the certificates and the conversations nobody enjoys about arrears or damp. We do it from an office on Charminster Road, with contractors who work across the town, for landlords with a single flat or a portfolio. This is the Bournemouth detail of our property management service.

What managing a Bournemouth tenancy involves

  • Rent. Collected monthly, chased the day it is late, paid to you with a statement.
  • Repairs. The tenant calls us, not you. We triage, send a contractor and report back.
  • Inspections. Regular visits with notice, with photographs and a written report.
  • Compliance. The gas safety check every year where there is gas, the electrical report at least every five years, alarms tested at the start of each tenancy, the EPC kept at E or better.
  • The deposit. Protected in a government scheme within 30 days, settled at the end against the inventory.
  • The block. For flats, communal faults reported to the managing agent and chased.

Our guide to property management explains where the agent's job ends and the landlord's begins.

Different parts of town, different work

The cliffs and the centre. Flats in blocks, where the question on every repair is whether it is yours or the building's, and where sea air works on windows and balconies.

Winton, Charminster and Moordown. Terraces and semis, some let to sharers near the universities. Licensing, fire safety in larger shares, and the turnover of the academic year.

Southbourne, Queens Park, Kinson and Talbot Woods. Family houses with gardens, boilers and gutters, let to tenants who stay for years and expect them kept up.

We use local tradespeople for each: plumbers and heating engineers, electricians who issue the reports, roofers who work on Victorian slate, and handymen for the small jobs that keep a tenant happy.

The Renters' Rights Act in practice

Since 1 May 2026 every assured tenancy in England is periodic, section 21 has gone and a tenant can leave on two months' notice. Rent rises once a year by section 13 notice with two months' notice, rental bidding is banned and no more than one month's rent can be taken in advance. A landlord who wants the property back needs a legal ground and the right notice. Our guide to the Renters' Rights Act for landlords sets out each change; this is general information, not legal advice.

Licensing and arrears

Most Bournemouth lets need no licence. Houses shared by people from more than one household may need one from BCP Council, and we check every address before letting. Arrears are handled early and in writing, because the grounds for possession now depend on the record.

The local market

The Bournemouth property market

Bournemouth is the largest rental market on the Dorset coast: a resort, a conference town and a university town on the main line to London. Purpose-built and converted flats dominate the centre and the cliffs; family houses sit inland in Winton, Charminster, Southbourne and Boscombe. Demand comes all year, from students and staff at two universities, the hospital, the BIC and the beach.

Managing a let in Bournemouth means managing very different buildings. Cliff-top flats on the East and West Cliffs sit in blocks with managing agents, service charges and weather off the bay. Terraced and semi-detached houses in Winton, Charminster and Moordown are let to families, professionals and, near the Talbot campus, to students in groups. Southbourne, Queens Park and Kinson have family houses with gardens and driveways that tenants keep for years.

Three rules shape the job. The Renters' Rights Act made every assured tenancy periodic from 1 May 2026, ended section 21 and limited rent rises to once a year by section 13 notice, so management is about keeping good tenants and serving notices properly. BCP Council licenses HMOs: five or more sharers in two or more households need a mandatory licence, and parts of Bournemouth have additional licensing for smaller shares. And the safety rules apply to every let: gas, electrics, alarms and an EPC of E or better.

The HMO and licensing guide explains the council's schemes.

Who rents and buys in Bournemouth

  • Students and university staff. Two universities bring students who need houses and flats from September, academics on fixed-term contracts who want a furnished home for a term, and parents who visit for graduation weeks. Winton, Charminster and the Lansdowne let fastest to them.
  • Hospital and healthcare workers. The Royal Bournemouth Hospital and the practices around it recruit nurses, doctors and locums on rotations of weeks or months, who need somewhere furnished with parking and bills included.
  • Relocations and project workers. People moving to the area for a job at the Lansdowne, the airport or the universities often rent furnished for a few months while they look for a permanent home. Contractors on infrastructure and construction projects book by the month.
  • Second homes and downsizers. Buyers from London and the Home Counties take flats on the cliffs for weekends and retirement, which keeps sale prices on the seafront firm and gives landlords a resale market.
  • The beach and the BIC. Seven miles of sand, the Bournemouth International Centre and the Pavilion fill the centre with visitors all year. Flats near the pier let as serviced apartments and holiday lets as well as to long-term tenants.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Bournemouth does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Bournemouth: questions

What does fully managed include in Bournemouth?

Everything after the tenant moves in: monthly rent collection and arrears chasing, repairs through local contractors, regular inspections with written reports, gas and electrical certificate renewals, deposit handling and every call from the tenant. Fees are confirmed in writing before you instruct us.

How do you handle repairs in Bournemouth?

The tenant reports to us, we triage the fault, and a local contractor attends. Urgent jobs such as no heating, a leak or a security problem go out the same day where possible. You approve anything above an agreed limit, and communal faults in a block go to the managing agent.

What happens when a Bournemouth tenant falls into arrears?

We contact the tenant as soon as a payment is missed, agree a realistic plan where possible, and keep a written record. If arrears build, possession needs a ground under the Renters' Rights Act with its notice period. We set out your options and refer court action to a solicitor.

Do I need an HMO licence for my student house in Winton?

If five or more students from two or more households share it, yes, a mandatory licence from BCP Council. Smaller shares of three or four may need one under additional licensing in parts of Bournemouth. We check the address and handle the application on full management.

Can I increase the rent on a managed tenancy?

Once a year, by a section 13 notice giving two months' notice, under the rules in force since 1 May 2026. The tenant can challenge it at the tribunal. We recommend a figure from comparable Bournemouth lets before serving it. This is general information, not legal advice.

Can I switch a managed flat to furnished stays?

Only once the tenancy has ended lawfully; a landlord cannot end it simply to change how the property is let. If the tenant leaves, a furnished flat near the beach, the BIC or the hospital may suit stays of 28 nights or more through the Flexiestays platform. We compare both.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
