Property management at Alum Chine is the running of a let flat in a block on the edge of the sea: the rent, the tenant, the repairs, the certificates and the managing agent, handled by people who know how these buildings weather. This is the Alum Chine detail of our property management service.

What managing an Alum Chine tenancy involves

  • Rent collected monthly, chased the day it is late and paid to you with a statement.
  • Repairs reported to us, sorted into yours and the block's, and sent to our contractors or to the managing agent.
  • Inspections with notice, after storms as well as on schedule, with photographs.
  • Compliance: the gas safety check each year where there is gas, the electrical report at least every five years, alarms and the EPC.
  • The deposit in a government scheme, settled at the end against the inventory.

Weather, windows and the block

A flat looking across Poole Bay takes the full force of winter. We check window seals, balcony doors and drains, railings and extractor fans, and we look for condensation in bedrooms that face the sea. When rain comes through a frame, the first question is whether the window belongs to the flat or the block, because that decides who pays. We report communal faults to the managing agent in writing, with photographs, and chase until they are fixed. Repairs inside the flat go to local contractors who work on these blocks, with your approval above an agreed limit.

The Renters' Rights Act at Alum Chine

Since 1 May 2026 every assured tenancy is periodic, section 21 has gone, rent may rise once a year by section 13 notice and tenants may leave on two months' notice. Landlords need a legal ground to end a tenancy. Alum Chine tenants are often long stayers, so a well-kept flat and a fair rent keep them. Requests to keep a pet must be considered, though a lease that bars pets is a reason to refuse. The Renters' Rights Act guide and rent increases and arrears explain the detail.

Licensing and the lease

Most Alum Chine flats are let to one household and need no licence. A flat let to sharers may need an HMO licence from BCP Council, which we check before letting. Many leases require notice of each new tenant to the managing agent, which we give, and set rules on moving in, bins and parking, which we pass to the tenant.

The local market

The Alum Chine property market

Alum Chine is the cliff top and wooded chine below Westbourne, where purpose-built blocks and converted villas sit a short walk from one of Bournemouth's quieter beaches. Flats here let to couples, older tenants and families who want the sea on foot, and sell to downsizers, second-home owners and buyers who pay for a view.

Alum Chine flats sit in managed blocks that face Poole Bay, and the sea sets much of the management work. Winter storms drive rain round window frames and balcony doors, salt clouds the glass and corrodes railings, and closed-up rooms grow condensation. Inspections here look at the outside edges of the flat as closely as the inside.

Most repairs to the structure, the roof, the lift, the communal grounds and often the windows fall to the block under the lease, paid through the service charge. The flat's kitchen, bathroom, appliances and heating are the landlord's. Sorting each fault into the right column, and pressing the managing agent when the fault is theirs, is a large part of what we do.

Tenants at Alum Chine tend to stay, which suits the periodic tenancies brought in by the Renters' Rights Act on 1 May 2026. Long tenancies reward planned maintenance and fair, properly served rent reviews.

Who rents and buys in Alum Chine

  • A quieter beach. Alum Chine is calmer than the sand by the pier even in August. Couples and older tenants choose it for that, and buyers pay for a view of it.
  • Dog owners. The beach west of Alum Chine towards Branksome stays open to dogs all year, while the main beaches close to them in summer. Tenants with dogs look here first, where the lease allows pets.
  • Downsizers and second homes. Flats with a lift, a balcony and a sea view suit people leaving family houses and buyers from further afield who want a coastal base. They keep the sales market firm.
  • Westbourne up the hill. The village's shops and buses make an Alum Chine flat workable for daily life, so it lets for a year as readily as for a summer.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Alum Chine does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Alum Chine: questions

Who repairs storm damage to an Alum Chine flat?

It depends on the lease. Damage to the structure, roof, communal windows or balconies is often the block's, paid through the service charge and its insurance; damage inside the flat is usually yours. We report it the same day, photograph it and chase whoever is responsible.

How often do you inspect a managed Alum Chine flat?

Regularly through the tenancy with notice, and after storms or reports of leaks. We look at window seals, balcony drainage, condensation and the condition of the flat, and send a written report with photographs.

What happens if the tenant stops paying rent?

We contact them the day a payment is missed, agree a plan where it is realistic and keep a written record. If arrears build, possession needs a legal ground and notice under the Renters' Rights Act. We explain the options and refer court action to a solicitor.

Can I allow a pet in my managed Alum Chine flat?

If the lease permits it. Tenants may ask, and since the Renters' Rights Act a landlord should consider a request reasonably. Where the lease bars pets, that is a reason to refuse. We check the lease and reply to the tenant in writing.

Does an Alum Chine flat need a licence?

Not when it is let to one household. A flat let to five or more people from two or more households needs a mandatory HMO licence from BCP Council, and smaller shares may need one in parts of Bournemouth, which is rare for Alum Chine flats.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
