Property management in Charminster is run from our office at 557 Charminster Road, a few minutes from most of the district's flats and houses. We collect the rent, handle repairs, inspect, keep the certificates current and deal with the freeholder when the problem is in the common parts. This page covers what that involves here; the full service is on property management.
What managing a Charminster let involves
Repairs. Tenants report faults to us, we triage them, send a contractor within your agreed spending limit and report back with photographs. Emergencies such as a gas leak, no heating in winter or a break-in are dealt with the same day.
The freeholder. For a flat in a converted house, we notify the freeholder or managing agent of common-part problems in writing and chase them, and we read service charge demands so you know what you are being asked to pay.
Inspections. Photographed visits through the tenancy, planned around shift patterns where the tenant works at the hospital.
Rent. Collected monthly, chased on the day it is missed, reported in a statement.
Contractors and older buildings
Charminster's housing is mostly over a century old. The repairs we arrange most often are damp and condensation, gutters and downpipes, boilers, sash windows and electrical faults found at an inspection. We use local plumbers, gas engineers, electricians, roofers and builders who work in north Bournemouth, get quotes for anything above your limit and keep invoices on file.
Shared houses and the Article 4 question
Shared houses in Charminster need a licence at five or more sharers in two or more households, and BCP Council's additional scheme covers smaller shares in parts of Bournemouth. Licence conditions set room sizes, fire safety and management standards. At the time of writing an Article 4 Direction also means a new small shared house needs planning permission, so a landlord planning a new HMO here should check bcpcouncil.gov.uk before buying. HMO and landlord licensing in BCP explains both.
Notices and the Renters' Rights Act
Every tenancy is now periodic. Tenants may leave on two months' notice, rent rises once a year by section 13 notice, and possession needs a legal ground backed by evidence. We serve notices in the correct form, keep the record of repairs and inspections that a tribunal or court would ask for, and tell you when a decision needs legal advice. Our guide to rent increases and arrears covers the process.

The Charminster property market
Charminster is a district of late Victorian and Edwardian houses north of the town centre, many divided into flats, built along and off Charminster Road. It rents to hospital staff, young professionals, students and families all year, and sells to first-time buyers and landlords who want a short ride to the centre and the station.
Managing a let in Charminster usually means managing a flat in a converted Victorian or Edwardian house. The landlord answers for what is inside the flat; the freeholder or management company answers for the roof, the walls and the common parts. Most delays in repairs here come from the gap between the two, a leak from the flat above or a broken entry door, and a manager who knows how to reach both sides saves weeks.
The other local factors:
Older buildings. Damp, condensation, old wiring and tired sash windows are the usual repairs in this housing stock, and the most common causes of complaint under the Renters' Rights Act's standards.
Shared houses. HMO licence conditions for sharers, and at the time of writing the Article 4 Direction, which means a new small shared house needs planning permission in Bournemouth.
Tenants on shifts. Hospital staff often work nights, so access for inspections and repairs is planned around rotas.
Who rents and buys in Charminster
- Royal Bournemouth Hospital. Nurses, doctors and agency staff working at the hospital on Castle Lane East rent flats here for the short journey, some furnished for a contract, some on tenancies for years.
- Young professionals and the station. People working in the town centre or commuting by train take one and two-bedroom flats in converted houses, close to Charminster Road's restaurants.
- Students. Students at the Lansdowne and the Talbot campus share houses in Charminster, a little further from Wallisdown than Winton but closer to the centre.
- Families and the grammar schools. Families look at the larger houses on the BH8 side and towards Queens Park for gardens and for the grammar and primary schools nearby.
Let furnished, from 28 nights, all year round.
A furnished flat in Charminster does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

Our fees in fullProperty management in Charminster: questions
Who fixes a leak between two Charminster flats?
It depends where the leak starts and what the lease says. If it comes from the flat above, that owner's insurer and the freeholder may be involved; if it is the common roof, the management company acts. We trace the source, notify the right party in writing, protect your tenant and chase until it is fixed.
How often do you inspect a managed Charminster property?
Regularly through the tenancy, with notice to the tenant, and more often for shared houses where licence conditions require it. Each inspection is photographed and reported to you with any repairs needed. Because we are on Charminster Road, a visit after a reported problem is quick to arrange.
Can I open a new HMO in Charminster?
Probably not without planning permission. At the time of writing the Article 4 Direction across Bournemouth removes the automatic right to change a family house to a small shared house, and five or more sharers also need a licence. Check bcpcouncil.gov.uk and take planning advice before buying for that purpose.
How do you deal with rent arrears?
We chase on the day rent is missed, write formally within the week, involve the guarantor where there is one and agree a repayment plan if the tenant can keep to it. Where arrears build, we advise on the Renters' Rights Act grounds for possession and the evidence needed. This is not legal advice.
What compliance do you keep up for Charminster landlords?
The annual gas safety check, the electrical report at least every five years, smoke and carbon monoxide alarms, the EPC, deposit protection and, for shared houses, the licence conditions and fire safety checks. We diary every date and arrange the work before it lapses.
What does the Renters' Rights Act change about management?
Since 1 May 2026 tenancies are periodic, tenants can leave on two months' notice, rent rises once a year by section 13 notice, and possession needs a legal ground. Record-keeping matters more: notices, repairs and inspections must be documented. We keep that file for every managed let.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
