Property management in Kinson means looking after a whole family house for a landlord who usually lives somewhere else: collecting the rent, fixing what breaks, keeping the certificates current and inspecting the house and garden so small problems are dealt with before they grow. We run it from our office at 557 Charminster Road. The full service is on property management.
What a managed Kinson let involves
Rent. Collected monthly, chased the day it is missed, shown on a statement each month.
Repairs. Tenants report faults to us. We triage, send a contractor within your limit, get quotes above it and report back with photographs. A boiler failure in January or a burst pipe is dealt with the same day.
Inspections. Photographed visits through the tenancy, covering the house, the loft hatch, the garden, fences, sheds and the drive.
The tenant. One point of contact for questions, access arrangements and the end of the tenancy.
Heating, insulation and the EPC
Kinson's housing ranges from interwar semis to post-war estates and former council houses, and the energy performance varies as much as the age. At the time of writing a let needs an EPC of band E or better, and government proposals to raise the standard have been consulted on. Loft insulation, cavity wall insulation where suitable, heating controls and a modern boiler are the usual improvements; they also reduce winter repair calls. Our guide to EPC rules for landlords explains the standard.
Compliance we keep current
- Annual gas safety check and boiler service.
- Electrical installation condition report at least every five years.
- Smoke alarms on every storey and carbon monoxide alarms where needed.
- Deposit protection and the prescribed information.
- For a shared house, the HMO licence and its conditions. At the time of writing a new small shared house also needs planning permission under the Article 4 Direction; check bcpcouncil.gov.uk before buying for that use.
Notices and the Renters' Rights Act
Since 1 May 2026 every tenancy is periodic and section 21 has gone. Rent can rise once a year by section 13 notice with two months' notice, tenants can leave on two months' notice, and possession needs a legal ground with evidence. We serve notices in the correct form and keep the record a tribunal or court would ask for. Renters' Rights Act for landlords sets out the changes.

The Kinson property market
Kinson is Bournemouth's northernmost suburb, a Dorset village until 1931, now family houses and bungalows spreading from the old centre on Wimborne Road to Bear Cross and the River Stour. It lets to families and to workers at Ferndown, north Poole and the airport, and sells to first-time buyers and families looking for space at prices below the south of the town.
Managing a let in Kinson is the management of a whole house: freehold, with a garden, a drive and boundaries, let to a family or to a household working nearby. There is no freeholder or service charge, and the landlord answers for every part of the building.
What a manager deals with most here:
Heating and energy. Post-war and former council houses vary widely in insulation. Boiler breakdowns in winter, condensation and EPC upgrades are the common jobs.
Gardens and boundaries. Fences, trees and sheds, with the tenancy agreement setting out what the tenant maintains.
Long tenancies. Families in Kinson tend to stay. Under the Renters' Rights Act every tenancy is periodic, so the inspection and repair record becomes the history of the let.
New shared houses. Uncommon here, but the rules apply: a licence at five or more sharers in two or more households and, at the time of writing, planning permission for a new small shared house under the Article 4 Direction.
Who rents and buys in Kinson
- Families wanting space. Three-bedroom houses with gardens and drives at prices below the south of the town bring families to rent and to buy.
- Workers north of the town. People working at Ferndown's industrial estates, around the airport at Hurn and in north Poole rent here for the short drive via Bear Cross.
- Bungalow buyers. Kinson's bungalows sell to downsizers and older buyers who want step-free homes with drives and gardens.
- First-time buyers and landlords. Former council houses and smaller semis are among the more affordable freehold houses in Bournemouth, which draws first-time buyers and buy-to-let landlords.
Let furnished, from 28 nights, all year round.
A furnished flat in Kinson does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullProperty management in Kinson: questions
Do you manage properties in Kinson and Bear Cross?
Yes, across BH10 and BH11, from our office on Charminster Road. We collect rent, handle repairs, inspect, renew certificates and serve notices, and report to you with statements and photographs, so landlords who live elsewhere do not need to visit.
Who carries out repairs on Kinson houses?
Local contractors who work in north Bournemouth and Ferndown: gas engineers, plumbers, electricians, roofers, fencers and builders. We agree a spending limit with you, get quotes above it, and send photographs of the finished work.
Will my Kinson house need EPC improvements?
Possibly. A let needs an EPC of band E or better at the time of writing, and government proposals to raise the minimum have been consulted on. Older and post-war houses may need loft insulation, heating controls or a newer boiler. We review the EPC report and advise on the cost-effective steps.
Can I turn a Kinson house into an HMO?
Not without checking first. At the time of writing an Article 4 Direction across Bournemouth means a new small shared house needs planning permission, and five or more sharers need a licence. Verify on bcpcouncil.gov.uk and take planning advice before buying with that plan.
How do you deal with arrears?
We chase on the day rent is missed, write formally within the week, involve any guarantor and agree a repayment plan where it is realistic. If arrears build, we explain the Renters' Rights Act possession grounds and the evidence needed. This is general information, not legal advice.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
