A winter let in Kinson is a furnished house let between November and March, usually to a work team or a household in transition. Kinson has never relied on beach weeks, so its winter is not a fall from a summer high; for an owner who furnishes a house here, it can be the most dependable part of the year. This page covers who books, what the house needs and the rules. The full service is on winter lets.

Who needs a Kinson house in winter

  • Site and engineering teams on projects at Ferndown's industrial estates, in north Poole and at the business park beside Bournemouth Airport, booked by their employer for weeks.
  • Families between homes: a sale that completes before the purchase, a rental that ends in December, a renovation that overruns.
  • Relatives visiting families on the Kinson and West Howe estates over Christmas, or staying longer to help with a new baby or an illness. Route 14 links Kinson with the Royal Bournemouth Hospital.
  • Airport travellers, booking a night or two before an early flight from Hurn.

What a winter house in Kinson needs

A three-bedroom semi or a bungalow with a double drive is the typical winter let. In January the details decide the booking: a serviced boiler, heat in every bedroom, a dryer or heated airer for wet workwear, a freezer big enough for a weekly shop and broadband that holds up when everyone is home in the evening. Pelhams Park Leisure Centre's gym and pools, and Kinson Common for a walk on a dry day, help a guest staying a month.

Pricing and listing

There is no August to protect, so the winter is priced for length: weekly and monthly totals with heating and bills included, set from the house's real winter running costs, and short minimum stays for the odd week between long bookings. The house is listed on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties. Because demand is spread through the year, a long winter stay can run on into spring without costing much.

The 28-night line and the 140/70 test

A stay of 28 nights or more is set up as a serviced stay, or as a company booking where a business books for its staff. An individual who makes the house their only home may become a tenant, so we confirm each stay's purpose. A furnished second home in BCP pays a 100% council tax premium at the time of writing unless it is available for 140 nights and let for 70 in the year, when business rates apply; only lets of 28 nights or less count towards the 70. Winter lets explained and council tax and second homes in BCP cover both.

A family tenancy is often the simpler route: see letting agents in Kinson and property management in Kinson. Furnished stays all year are on long term lets in Kinson. The local market

The Kinson property market

Kinson is Bournemouth's northernmost suburb, a Dorset village until 1931, now family houses and bungalows spreading from the old centre on Wimborne Road to Bear Cross and the River Stour. It lets to families and to workers at Ferndown, north Poole and the airport, and sells to first-time buyers and families looking for space at prices below the south of the town.

Kinson has no summer season to protect, which makes the winter question simpler than on the coast. Work at Ferndown's industrial estates, in north Poole and at the business park beside Bournemouth Airport does not stop in November, and nor do the bookings that come with it. In Kinson, winter is when long stays are at their strongest.

The typical winter guest is a company paying for a team, or a household that needs a furnished house while something else is sorted out: a sale, a renovation, a new job. They want beds, vans on the drive and a kitchen, for weeks. A winter can be built from three or four long bookings, with short stays filling the gaps.

The rules are the BCP ones. A stay of 28 nights or more is set up as a serviced stay or a company booking with its own agreement. A furnished second home pays council tax with BCP Council's 100% premium unless it is available for 140 nights and let for 70 in the year, with only lets of 28 nights or less counting towards the 70.

Who rents and buys in Kinson

  • Families wanting space. Three-bedroom houses with gardens and drives at prices below the south of the town bring families to rent and to buy.
  • Workers north of the town. People working at Ferndown's industrial estates, around the airport at Hurn and in north Poole rent here for the short drive via Bear Cross.
  • Bungalow buyers. Kinson's bungalows sell to downsizers and older buyers who want step-free homes with drives and gardens.
  • First-time buyers and landlords. Former council houses and smaller semis are among the more affordable freehold houses in Bournemouth, which draws first-time buyers and buy-to-let landlords.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Kinson does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Kinson: questions

Is there real winter demand for a Kinson house?

Yes. Engineering, construction and fit-out work around Ferndown, north Poole and the airport continues through the winter and brings teams who need a house for weeks. Families between homes and relatives of local families add to it. Holidaymakers are a small share at any time of year.

How should a Kinson house be set up for winter contractors?

Single beds where a team will share, a drive with room for vans, a washing machine and a dryer for wet workwear, a kitchen for four people cooking every evening, hard-wearing furniture and good broadband. A serviced boiler and heating in every bedroom decide the review.

What happens if a winter contract ends early?

The booking terms set the notice and any cancellation charge, agreed before arrival. When a long stay ends, the house goes straight back on the platform with shorter minimum stays, so airport travellers, visiting relatives or the next team can fill the gap.

Do long winter stays help with business rates?

No. Only lets of 28 nights or less count towards the 70 let nights a year, alongside 140 nights available, so a winter of month-long bookings earns without helping the test. The property may pay council tax with BCP Council's 100% premium. Confirm with the council and your accountant.

Can a company book my house for the whole winter?

Yes, and for contractor stays it is often the better arrangement: the booker wants one invoice and one point of contact, and a company booking for its staff is arranged differently from a let to an individual. We agree the dates, occupants and vehicles in advance. Take legal advice on the structure.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
