Property management on the West Cliff is the day-to-day running of a let flat: collecting the rent, answering the tenant, sorting repairs, keeping the certificates current and dealing with the block. The Flexiestays group manages its buildings on West Cliff Gardens, so our contractors already know the roads, the parking and the way these buildings age. This is the West Cliff detail of our property management service.
What managing a West Cliff tenancy involves
- Rent. Collected monthly, chased the day it is late, paid to you with a statement.
- Repairs. Reported by the tenant to us, triaged, and sent to a local contractor or, for communal faults, to the block's managing agent.
- Inspections. Regular visits with notice, with photographs and a written report.
- Compliance. Gas safety every year where there is gas, the electrical report at least every five years, alarms tested at the start of each tenancy, and the EPC kept valid.
- The deposit. Protected in a government scheme and returned or claimed against at the end, with the inventory as evidence.
Cliff-top buildings and the contractors who know them
West Cliff flats wear differently from houses inland. Salt and wind work on window seals, balcony doors and render; villa conversions have shared roofs and gutters that belong to everyone and no one. When a tenant reports damp, the first question is whether it is condensation, a failed window or water coming through the structure, because the answer decides who pays. We use local tradespeople who work on these blocks, get quotes for anything above your agreed limit, and keep the managing agent informed where the fault is communal.
The Renters' Rights Act on the West Cliff
Since 1 May 2026 tenancies in England are periodic, section 21 has gone and rent can rise once a year by a section 13 notice with two months' notice. A tenant can leave on two months' notice. For a West Cliff landlord this means planning around tenants who may stay for years, keeping the flat in the condition that makes them want to, and setting rent reviews properly. Our guide to the Renters' Rights Act for landlords explains the detail, and rent increases and arrears covers the notices.
Licensing, leases and the block
Most West Cliff flats are let to one household and need no licence. A large flat let to sharers may need an HMO licence from BCP Council, and we check before marketing. The lease may also require the freeholder's consent to each new tenant, which we request on your behalf.

The West Cliff property market
The West Cliff is a market of flats between the BIC, Durley Chine and Westbourne: converted villas, purpose-built blocks and former hotels rebuilt as apartments. Tenants are professionals, couples and people relocating who want the beach and the town centre on foot; buyers are downsizers, second-home owners and landlords.
Managing a West Cliff flat means managing two relationships: the one with the tenant and the one with the block. Most flats sit in buildings run by a managing agent or a residents' company, so a leak from the flat above, a broken entry phone or a lift out of service is a call to the block before it is a job for a contractor. Knowing who to ring, and what the lease makes the landlord responsible for, is half the work.
The other half is weather. Cliff-top buildings take wind-driven rain off Poole Bay, and older villa conversions show it in damp, failing sash windows and blocked gutters. We look for those at every inspection.
Two rules shape the rest. The Renters' Rights Act made every new and existing assured tenancy periodic from 1 May 2026, so a manager plans for tenants who stay rather than leases that end. And BCP Council licenses HMOs, which matters if a large West Cliff flat is let to sharers.
Who rents and buys in West Cliff
- The BIC and the town centre. Conferences, exhibitions, concerts and Bournemouth University's graduation ceremonies at the BIC bring delegates and families all year. The same walk to work and to the Square is what professional tenants pay for.
- Relocations and contract work. People starting jobs in Bournemouth, project workers and households waiting for a purchase to complete want a furnished flat with parking near the centre for a few months. The group's West Cliff buildings exist for them.
- Downsizers and second homes. Buyers selling family houses inland or in London take West Cliff flats with a lift, a view of Poole Bay and the beach below. They are the main resale market for landlords who want to sell.
- The beach without the pier crowd. Durley Chine and West Cliff Beach are a short walk down, quieter than the sand by the pier. Couples and older tenants choose the cliff for that and stay for years.
Let furnished, from 28 nights, all year round.
A furnished flat in West Cliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullProperty management in West Cliff: questions
Who deals with the managing agent of my West Cliff block?
We do, on a fully managed service. We report communal faults such as leaks from above, lifts or entry systems to the block's managing agent, chase them, and keep you informed. Repairs inside the flat that the lease makes yours go to our local contractors, with your approval above an agreed limit.
How often do you inspect a managed West Cliff flat?
Regularly through the tenancy, with notice to the tenant, and after any report of damp, leaks or storm damage. Cliff-top flats are exposed, so we look at windows, seals, balconies and ventilation as well as general condition, and send you a written report with photographs.
What happens if my tenant falls behind with the rent?
We contact the tenant as soon as a payment is missed, agree a plan where one is realistic and keep a written record. If arrears build, the Renters' Rights Act sets the grounds and notice periods for possession. We explain your options; for court action we refer you to a solicitor.
Can I still end a tenancy if I want to sell my West Cliff flat?
Since 1 May 2026 there is no section 21 notice. A landlord who wants to sell must use the selling ground, with its own notice period and conditions, and it cannot be used early in a tenancy. Plan sales well ahead and take legal advice; this is general information only.
Do I need an HMO licence for a large West Cliff flat?
Only if it is let to people from more than one household. Five or more sharers in two or more households need a mandatory licence from BCP Council, and smaller shares may need one in some parts of Bournemouth. A flat let to a couple or a family does not.
Is my flat suited to furnished stays instead of a tenancy?
Sometimes. West Cliff flats near the BIC and the beach suit furnished stays of 28 nights or more, which are not tenancies. Whether that works depends on the lease, the mortgage and council tax. We compare both with you before you decide.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
