What we do in West Cliff

Letting, renting and selling in West Cliff

The West Cliff is a market of flats between the BIC, Durley Chine and Westbourne: converted villas, purpose-built blocks and former hotels rebuilt as apartments. Tenants are professionals, couples and people relocating who want the beach and the town centre on foot; buyers are downsizers, second-home owners and landlords.

The West Cliff is the cliff top west of Bournemouth Pier, from the BIC on Exeter Road to Durley Chine and the edge of Westbourne. It is almost entirely flats, and it is where most of the Flexiestays buildings are, so we know its blocks, its leases and its tenants from the inside.

Renting in West Cliff

A West Cliff home is usually a one or two-bedroom flat: a floor of a Victorian villa, a flat in a purpose-built block with a lift, or a new flat on the site of a former hotel. Tenants pay for three things: the walk down to the sand, the walk east to the Square, and a parking space. Couples, professionals and older tenants stay longest.

For a furnished stay of 28 nights or more with bills included, the group's buildings on West Cliff Gardens and St Michael's Road are listed on long term lets in West Cliff. For a tenancy on a landlord's flat, see letting agents in West Cliff.

Buying and selling in West Cliff

Buyers are downsizers, second-home owners and landlords, and nearly all of them are buying a lease as well as a flat. Lease length, the service charge, the state of the block and whether letting is allowed move the price as much as the view. Selling your property in West Cliff explains how we market a flat here, and property valuation in West Cliff what we look at first. Our guide to buying a leasehold flat covers the questions to ask.

Letting a property in West Cliff

Landlords here deal with lease covenants, management companies, permit parking and a tenant who wants a furnished home as often as an empty one. We handle the checks, the referencing and the repairs through property management in West Cliff, and a furnished flat near the BIC can earn from November to March through winter lets in West Cliff.

Getting around

Everything on the cliff is walkable: the BIC and the Square to the east, Westbourne to the west, the beach by the zig-zags. The West Cliff Lift was closed in summer 2025 after cliff slips, so check its status before counting on it. Bournemouth station is a bus or taxi ride across the town centre. Most streets are permit or pay parking, which is why a flat with its own bay is worth more.

Nearby areas

Westbourne and Alum Chine lie to the west, and the East Cliff is across the pier. The Bournemouth area page covers the whole town, and the best areas to rent in Bournemouth compares them.

Living here

Living in West Cliff

The homes.Victorian and Edwardian villas divided into flats, purpose-built blocks with lifts on the cliff-top roads, hotels converted or redeveloped as flats, and a few working hotels. Almost everything is leasehold, usually with a management company, a service charge and a lease that says how the flat may be let.

Transport

The Square and its bus stops are a walk east along the cliff. Bournemouth station is on the far side of the town centre, a bus or taxi ride away, with trains to London Waterloo in about two hours. Parking on the cliff is mostly private bays or permit zones.

Schools and universities

State primaries and secondaries serve the West Cliff from the town centre and Westbourne. Bournemouth University's Lansdowne buildings are across the town centre, and its Talbot campus, shared with Arts University Bournemouth, is a bus ride north.

Work and hospitals

The Bournemouth International Centre on Exeter Road, the hotels and the town centre employ people on the doorstep. The Royal Bournemouth Hospital on Castle Lane East and Poole Hospital are each a drive away.

Shops and eating

Westbourne's arcade, delis and restaurants are a walk west; the Square, the Triangle and the town centre shops a walk east. On the cliff itself corner shops are few, which tenants without a car notice.

Beaches and parks

Durley Chine beach, with its eco beach hub, lies below the cliff, with West Cliff Beach and the pier to the east. The zig-zag paths through West Cliff Gardens lead down to the promenade, and the Lower Gardens start behind the BIC.

The market

Who rents and buys in West Cliff

The BIC and the town centre

Conferences, exhibitions, concerts and Bournemouth University's graduation ceremonies at the BIC bring delegates and families all year. The same walk to work and to the Square is what professional tenants pay for.

Relocations and contract work

People starting jobs in Bournemouth, project workers and households waiting for a purchase to complete want a furnished flat with parking near the centre for a few months. The group's West Cliff buildings exist for them.

Downsizers and second homes

Buyers selling family houses inland or in London take West Cliff flats with a lift, a view of Poole Bay and the beach below. They are the main resale market for landlords who want to sell.

The beach without the pier crowd

Durley Chine and West Cliff Beach are a short walk down, quieter than the sand by the pier. Couples and older tenants choose the cliff for that and stay for years.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in West Cliff: questions

Is the West Cliff a good place to rent in Bournemouth?

For anyone who wants the beach, the town centre and the BIC on foot, yes. Most homes are one and two-bedroom flats, many with a lift and allocated parking. Families looking for a garden usually look inland or in Westbourne. Corner shops are thin on the cliff, so tenants without a car shop in Westbourne or the town centre.

Does Flexiestays have apartments on the West Cliff?

Yes. The Tower House Hotel, The Cliff Heights Hotel and The Cliff Manor Hotel are on West Cliff Gardens, The Shore Retreat Hotel and The Shore House Hotel are on the West Cliff, and three more buildings are on St Michael's Road. They are let furnished for 28 nights or more with bills included.

What should I check before buying a flat to let on the West Cliff?

The lease first: its length, the service charge, the ground rent and whether it restricts letting or short stays. Then the parking, the lift and the condition of the block, which the management company's accounts and minutes will show. We give a rental valuation before you buy. This is general information, not legal or financial advice.

Is the West Cliff Lift running?

At the time of writing we cannot promise it. The lift between the cliff top near the BIC and the promenade was kept closed by BCP Council for summer 2025 after cliff slips. The zig-zag paths in West Cliff Gardens and the slope at Durley Chine are the other ways down to the beach.

Which council and postcodes cover the West Cliff?

BCP Council, which sets council tax, runs residents' parking zones and licenses HMOs. The West Cliff is mostly BH2, running into BH4 towards Westbourne and Alum Chine. Parking permits and licensing rules vary by street, so we check the address before a let or a sale.
