Property management in Burton is the practical work of looking after a let family house for years: collecting the rent, inspecting, repairing and keeping the certificates current. Flexie Estate Agents manages Burton homes for landlords who live locally and for those who do not. This page is the Burton side of our property management service; the village is on our Burton area page.

Running a Burton tenancy

Rent. Collected monthly and paid over with a statement. A missed payment is followed up the same week and you are told.

Inspections. Scheduled visits with a photographed report. In Burton we look closely at the boiler, the consumer unit, window seals, flat roofs on garages and porches, and the garden and fences.

Repairs. Plumbers, gas engineers, electricians, roofers and fencers who work around Christchurch. Emergencies are handled at once; larger jobs are quoted and approved by you.

Compliance. Gas safety each year, the electrical report every five years, smoke and carbon monoxide alarms, the EPC, deposit protection and Right to Rent, each diarised.

Planning for a 1970s house

Most of Burton was built in one decade, so many houses reach the same point together: a boiler past its expected life, wiring that needs an upgrade at the next electrical report, windows that no longer seal. Replacing these on a plan, between tenancies or with notice, costs less and disturbs the tenant less than an emergency in January. After the first inspection we give you a short list of what is coming and roughly when, so you can budget. Good insulation also keeps the EPC at a level that will matter if the minimum standard rises; our guide to EPC rules for landlords explains the proposals.

The Renters' Rights Act

Since 1 May 2026 every assured tenancy is periodic. Section 21 is gone; rent rises once a year by section 13 notice with two months' warning; the tenant can leave on two months' notice; taking the house back to sell or live in needs a statutory ground with its own notice. A landlord database and ombudsman are to follow. Families in Burton often stay for years, which suits these rules, but a landlord who might sell should know the grounds before letting. Our Renters' Rights Act guide covers them.

Licensing and sharers

A Burton house let to five or more people from two or more households needs a BCP Council HMO licence, with standards for room sizes, fire doors and alarms. We check before a house is let to sharers and manage the licence conditions if one is needed.

The local market

The Burton property market

Burton is a village in the Avon valley about a mile and a quarter north-east of Christchurch town centre. Most of its housing is 1970s family houses and bungalows with drives and gardens, around an older core with some 18th-century buildings, and it rents and sells to families, airport and engineering staff and people moving to Christchurch.

A managed let in Burton is usually a family house on a long tenancy. The work is keeping a 1970s home in good repair while a family lives in it: boilers and electrics reaching the end of their lives, flat-roofed garages and porches, windows from an earlier replacement, gardens that need clear terms on who looks after them.

Three things make Burton management its own job.

Age of the stock. Much of the village was built in the same decade, so the same things wear out at the same time. Planned replacement costs less than emergency repair.

Gardens and garages. Tenancies should say who maintains hedges, lawns and outbuildings, and the inventory should record their state.

The river side. Homes nearer the Avon need insurance and a plan that reflect their position.

Who rents and buys in Burton

  • Airport and engineering staff. Burton has the closest Christchurch homes to the airport at Hurn and its Aviation Business Park. Engineers and contractors on projects there want a house with parking and an easy drive, and their employer often pays.
  • Families. Three and four-bedroom houses with gardens, a village primary school and Twynham School a short trip away bring families who rent while they settle and then buy.
  • People moving to Christchurch. Households selling elsewhere to buy on the coast take a furnished house for a few months while a purchase completes, and Burton's drives and space suit them.
  • Visiting relatives. Christchurch's older population brings sons and daughters who need a base for weeks when a parent is in hospital or moving into care. A house near the hospitals with room for a family suits them.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Burton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Burton: questions

What does management cover for a Burton family house?

Rent collection and arrears, regular inspections, repairs through local contractors, the annual gas check and five-yearly electrical report, alarms, the EPC, deposit protection, Right to Rent and the check-out at the end. Fees are agreed in writing first.

Who looks after the garden in a Burton let?

Usually the tenant keeps the garden tidy and the landlord deals with trees, fences and anything structural. We write the split into the tenancy and record the garden's condition in the inventory, so there is no argument at the end.

What repairs come up most in Burton?

Boilers, wiring and windows in 1970s houses, and flat roofs on garages and extensions. We note their age at the first inspection and suggest replacing before failure where that is cheaper.

How are rent increases handled since May 2026?

By a section 13 notice, once a year, with two months' warning, under the Renters' Rights Act. The tenant can challenge it at the tribunal. We serve the notice correctly and advise on a realistic figure; this is not legal advice.

Can a Burton house be let to airport contractors instead?

Yes, furnished and for 28 nights or more through the Flexiestays platform, often booked by the employer. That is a different service from managing a tenancy; our long term lets page for Burton explains it.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
