Letting a house in Burton means letting to families and to people who work at the airport, and both want the same things: bedrooms, a garden and a drive. Flexie Estate Agents lets Burton homes to referenced tenants, with the legal checks done and full management available from a local team. This page is the Burton detail behind our letting agents service; the village is on our Burton area page.

What lets in Burton

  • Three and four-bedroom family houses. The core of the village, with drives and gardens. Families on long tenancies.
  • Bungalows. Level living a short drive from Christchurch. Older tenants and couples.
  • Older homes near the river. A few cottages and 18th-century buildings in the original village. Character, smaller gardens, and a flood check to make.
  • Larger houses for working sharers. Staff from Hurn sometimes share; licensing applies at five or more.

Who the tenants are and how we find them

Families come for the village primary school, Twynham School a short trip away, and more room for the money than the harbour villages offer. Airport and Aviation Business Park staff come for the short drive to Hurn. We market through the portals, flexiestays.com and our list of registered tenants, then reference every adult: identity, Right to Rent, credit, income and a landlord reference, with a guarantor where needed. Holding deposits stay within the one-week limit, and you see each report before you accept. Our guide to tenant referencing explains the checks.

Before move-in

A gas safety certificate, an electrical report no more than five years old, smoke alarms on every storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. 1970s houses sometimes need loft or cavity insulation to keep a good EPC band. The tenancy is written to the Renters' Rights Act, the deposit is protected within 30 days with the prescribed information, and the inventory covers the garden, the garage and any outbuildings. The landlord legal checklist lists every step.

After the tenancy starts

Since 1 May 2026 tenancies are periodic, rent rises once a year by section 13 notice, and possession needs a statutory ground. With rent collection we collect and chase; with full management, set out in property management in Burton, we also inspect, repair and renew certificates.

A furnished Burton house can take airport contractors for 28 nights or more through long term lets in Burton, or be let only between November and March through winter lets in Burton. Owners deciding whether to sell can ask for a property valuation in Burton or read selling your property in Burton. We let across the town on the same terms: see letting agents in Christchurch.

The local market

The Burton property market

Burton is a village in the Avon valley about a mile and a quarter north-east of Christchurch town centre. Most of its housing is 1970s family houses and bungalows with drives and gardens, around an older core with some 18th-century buildings, and it rents and sells to families, airport and engineering staff and people moving to Christchurch.

Burton lets as family houses. Most of the village is 1970s three and four-bedroom homes with drives and gardens, and tenants choose it for exactly that: room, parking and a village primary school, a few minutes from Christchurch and closer to the airport than anywhere else in the town.

Tenants fall into two groups. Families rent for the school, the garden and the space, often while they decide where in Christchurch to buy. Engineers and staff at the airport and the Aviation Business Park at Hurn rent for the short drive to work.

Two local points for a landlord:

Sharers and licensing. A four-bedroom house can attract a group of working sharers. Five or more people from two or more households need a BCP Council HMO licence.

The river. Homes near the Avon on the west of the village should be checked against the flood map and insured accordingly.

Who rents and buys in Burton

  • Airport and engineering staff. Burton has the closest Christchurch homes to the airport at Hurn and its Aviation Business Park. Engineers and contractors on projects there want a house with parking and an easy drive, and their employer often pays.
  • Families. Three and four-bedroom houses with gardens, a village primary school and Twynham School a short trip away bring families who rent while they settle and then buy.
  • People moving to Christchurch. Households selling elsewhere to buy on the coast take a furnished house for a few months while a purchase completes, and Burton's drives and space suit them.
  • Visiting relatives. Christchurch's older population brings sons and daughters who need a base for weeks when a parent is in hospital or moving into care. A house near the hospitals with room for a family suits them.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Burton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Burton: questions

Who rents in Burton?

Families who want a house with a garden and the village primary school, and people working at the airport and the Aviation Business Park at Hurn. Both groups want parking, and both tend to stay for years once settled.

Can I let my Burton house to sharers?

Yes, but five or more people from two or more households need a mandatory HMO licence from BCP Council, with room sizes and fire safety standards to meet. We check the position before we market a house to sharers.

Is Burton easier to let than the coastal villages?

It is different. Burton has more family houses and fewer second homes, so homes come up more often and let to families and airport staff rather than to people who want the beach. Rents are usually lower than near the harbour for the same size.

Do I need to think about flood risk in Burton?

For homes near the River Avon, yes. Check the address on the Environment Agency flood map, make sure your landlord insurance reflects it, and tell us of any history so the tenant can be properly informed.

What fee levels do you offer in Burton?

Tenant find, rent collection and fully managed, the same as across the conurbation. The fee is agreed in writing before you instruct us, and a rental valuation is free.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
