You choose tenant find, rent collection or fully managed, and the fee is agreed in writing first.

This is the Friars Cliff detail behind our letting agents service. For the area itself, see estate agents in Friars Cliff.

What lets in Friars Cliff

  • Detached bungalows. The estate's most common home. Older couples and people retiring to the coast want them for level living and a drive.
  • Chalet bungalows and family houses. Three and four bedrooms with gardens. Families with children at local schools take them and usually renew.
  • Extended and rebuilt homes. Several houses near the promenade have been enlarged. They let to relocating professionals who want space and are prepared to pay for it.

A house with a garden that a dog can use, off-road parking and a short level walk to the sand is what applicants ask about first.

How we let a Friars Cliff house

We visit, read the EPC and the certificates, and give a rent range with the reasons. The instant rent estimate gives a first figure online. Marketing uses professional photographs and a floor plan, and the listing goes first to people registered with us for a home in Christchurch, then to the portals.

We accompany viewings, take a holding deposit of no more than one week's rent, and reference every adult. At move in we provide a tenancy agreement written to the Renters' Rights Act, protect the deposit within 30 days, serve the prescribed information and the How to Rent guide, and photograph the inventory.

Before a tenant moves in the house needs a gas safety certificate if it has gas, an electrical installation condition report no more than five years old, a smoke alarm on every storey, a carbon monoxide alarm by any fixed combustion appliance such as a wood burner, an EPC of band E or better, and Right to Rent checks. Former holiday homes often need the furniture and the alarms reviewed. The landlord legal checklist lists each item.

The local market

The Friars Cliff property market

Friars Cliff is a small residential estate behind its own beach, between Mudeford and Highcliffe, laid out in the first half of the 20th century. Almost everything here is a whole house or bungalow, so rentals are family and retirement homes rather than flats, and few come to market in any year.

Friars Cliff lets as whole homes. The estate between Mudeford and Highcliffe is detached bungalows, chalet bungalows and family houses, and the tenants who want them are families who need a garden and a school run, couples who want single-storey living, and people relocating to the coast who rent before they buy. Turnover is low, so a well-kept house here tends to keep a tenant for years once it is let.

Three local points shape a let.

Former holiday homes. Many houses here were second homes or holiday lets. Moving one to a tenancy means checking the mortgage, the insurance and the furnishing, and, at the time of writing, BCP Council's 100% council tax premium no longer applies once a tenant lives there as a main home.

Licensing. A family let needs no licence, but a house shared by five or more people in two or more households needs a mandatory HMO licence from BCP Council. Check the address before you advertise to sharers.

Parking and access. Tenants here drive. A driveway is part of the rent, and any shared access or restriction belongs in the listing.

Who rents and buys in Friars Cliff

  • Families who want a house near the sand. Three beaches within walking distance, quiet roads and gardens make Friars Cliff a family address. Tenants with children and buyers moving from London or the Home Counties look for a house here rather than a flat elsewhere.
  • Downsizers and retirees. Single-storey bungalows with parking and a short level walk to the promenade suit people retiring to the coast. They buy, and they also rent furnished for a few months while a sale elsewhere completes.
  • Second home owners. Homes within sight of the sea are bought as second homes and holiday lets. BCP Council's 100% council tax premium on furnished second homes has pushed some owners to let them for longer stays or to sell.
  • People working at the airport and the hospital. Contractors at the Aviation Park and staff at the Royal Bournemouth Hospital want a furnished house with a drive for weeks or months, within a short drive of Hurn and Castle Lane East.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Friars Cliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Friars Cliff: questions

Who rents houses in Friars Cliff?

Mostly families who want a garden and the beach at the end of the road, older couples who want a bungalow, and households relocating to Christchurch for work who rent before they buy. Contractors and hospital staff sometimes take furnished houses for a few months. We tell you who is likely to apply after we visit.

Can I turn my Friars Cliff holiday home into a long let?

Usually. Check that the mortgage and insurance allow a tenancy, that the furniture meets fire safety rules if it stays, and that the gas, electrical, EPC and alarm checks are in place. Once a tenant makes it their main home the tenant pays council tax, so the second homes premium no longer applies to you.

What letting services do you offer in Friars Cliff?

Tenant find, rent collection and fully managed. Tenant find covers the valuation, marketing, viewings, referencing, the agreement and the deposit. Rent collection adds monthly collection and arrears chasing. Fully managed adds inspections, repairs and compliance renewals. Fees are confirmed in writing before you instruct us.

Do I need a licence to let my Friars Cliff house?

Not for a family or a couple. A mandatory HMO licence from BCP Council is needed if five or more people from two or more households share the house. At the time of writing BCP's additional licensing applies in parts of Bournemouth; check the address on the council's licensing pages before letting to sharers.

How are tenants referenced?

Every adult is checked for identity, Right to Rent, credit history, income or employment and a previous landlord reference, with a guarantor where affordability needs one. You see the report before you accept anyone, and the holding deposit is capped at one week's rent under the Tenant Fees Act.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
