What lets in Christchurch

All of Christchurch is BH23, so the differences are streets, parking and the kind of home.

  • The Priory quarter and the Quay. Cottages, townhouses and riverside flats on the old streets. Couples and older tenants; parking is the question every viewer asks.
  • Bargates and the station. Flats and small houses a walk from trains to Bournemouth, Southampton and London Waterloo. Commuters and tenants without a car.
  • Somerford, Jumpers and Purewell. Family houses and bungalows near the A35, Christchurch Hospital and the Airfield Way estate. Families and hospital staff, on long tenancies.
  • Burton. 1970s family houses with drives, the nearest homes to the airport at Hurn. Engineers and families.
  • Mudeford, Stanpit and Highcliffe. Bungalows and houses near the harbour and the cliff, and clifftop flats. Fewer come to let, and they let to tenants who want the water.

There is more in our pages for Mudeford, Highcliffe and Burton.

How we let your property

Valuation. We visit, read the lease where there is one, check the EPC and give you a rent range with the reasons: position, parking, condition, level access, furnished or not. The instant rent estimate gives a first figure online.

Marketing. Photographs, a floor plan, the portals, flexiestays.com and our list of registered tenants, which includes hospital and airport staff and households relocating to the coast.

Referencing. Holding deposits within the Tenant Fees Act limit of one week's rent, then identity, Right to Rent, credit, income and a landlord reference for every adult, with a guarantor where the affordability test needs one. You see the report before you accept.

Move in. An agreement written to the Renters' Rights Act, the deposit protected within 30 days with the prescribed information, the How to Rent guide and the certificates served, and a photographed inventory.

The checks every Christchurch let needs

A gas safety certificate where there is gas, an electrical installation condition report no more than five years old, smoke alarms on every storey, a carbon monoxide alarm where there is a fixed combustion appliance, an EPC of band E or better and Right to Rent checks on every adult. Older cottages near the Priory sometimes need work to reach band E, so we check the certificate early. The landlord legal checklist lists every item, and tenant referencing explained covers how we check applicants.

Management, furnished lets and winter

Fully managed landlords hand us the inspections, repairs and renewals: property management in Christchurch covers that service. A furnished home does not have to go on a tenancy at all. Through the Flexiestays platform it can be let for 28 nights or more to contractors at Hurn and visiting families, as long term lets in Christchurch and winter lets in Christchurch explain. If you are deciding whether to let or sell, selling your property in Christchurch and property valuation in Christchurch set out the other side.

We let on the same terms in Bournemouth, where the group's apartments are.

The local market

The Christchurch property market

Christchurch is the oldest and quietest of the three BCP towns, a market town built where the Avon and the Stour meet the harbour below the Priory. Houses and bungalows outnumber flats, the population is older than Bournemouth's, and demand comes from families, retirees, airport and hospital staff and second-home buyers drawn to the water.

Christchurch is a house-and-bungalow town, and that sets its rental market apart from Bournemouth's. Families rent in Somerford, Jumpers, Purewell and Burton for Twynham School and the station; older tenants take bungalows and ground-floor flats near the High Street; airport and hospital staff want parking and a short drive to Hurn or Castle Lane East. Tenants here tend to stay for years, so the right first tenant matters more than a quick one.

Three local points affect a Christchurch landlord.

Retirement leases. Many flats in the town and in Highcliffe are in retirement blocks whose leases set a minimum age for occupiers and may need the management company's consent to let.

Quay and harbour leases. Flats near the Quay and Place Mill often restrict letting or short occupation. Read the lease before you advertise.

Licensing. BCP Council's mandatory HMO licence applies to five or more sharers in two or more households, here as in Bournemouth. Check the address on the council's licensing pages first.

Who rents and buys in Christchurch

  • Downsizers and retirees. The town's large retired population buys bungalows, retirement flats and homes near the water, often after selling a larger house elsewhere. That holds up sale prices for single-storey homes and gives landlords a market of older tenants who stay for years.
  • Airport and engineering staff. The Aviation Business Park at Hurn brings engineers, contractors and new starters on contracts measured in months. They want a furnished house or flat with parking and a short drive to the airport, which suits Burton, Somerford and the north of the town.
  • Hospital staff and visiting families. Christchurch Hospital and the Royal Bournemouth Hospital recruit staff on rotations, and relatives of older residents come to stay for weeks when a parent is in hospital or moving into care. Both groups look for furnished homes with level access and parking.
  • Families and commuters. Twynham and Highcliffe schools, the station on the Waterloo line and freehold houses with gardens bring families who rent before they buy, and commuters who want the coast with a direct train.
  • Second homes and the water. Buyers from London and the Home Counties pay a premium for the harbour, Mudeford Quay and the clifftop at Highcliffe. BCP Council's council tax premium on furnished second homes changes how those homes are held and let.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Christchurch does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Christchurch: questions

What do your letting services in Christchurch include?

Three levels. Tenant find covers marketing, viewings, referencing, Right to Rent checks, the agreement and the deposit. Rent collection adds monthly collection, arrears chasing and statements. Fully managed adds inspections, repairs, certificate renewals and the day-to-day contact with the tenant. Fees are confirmed in writing before you instruct us.

Who rents in Christchurch?

Families who want Twynham School and a garden, older tenants who want a bungalow near the High Street, engineers at the Aviation Business Park, staff at Christchurch Hospital and the Royal Bournemouth Hospital, and commuters who use the station. Each wants something different, so the advert is written for the likely tenant.

Can I let my flat in a Christchurch retirement block?

Often only to a tenant who meets the block's age rule, and sometimes only with the management company's consent. We read the lease before we market the flat and say in the advert who may live there. If the wording is unclear, ask a solicitor before you let.

Does parking affect the rent in Christchurch?

Yes. Many tenants here drive to Hurn, the hospitals or the A35, and the streets around the Priory and Bargates have limited parking. A house or flat with its own space lets to more people. We give a rent range for your property after a visit, and the instant rent estimate gives a first figure online.

What has the Renters' Rights Act changed for Christchurch landlords?

Since 1 May 2026 assured tenancies in England are periodic, section 21 has gone, rent can rise once a year by a section 13 notice, and no more than one month's rent can be taken in advance. Possession needs a legal ground. We write agreements to the current rules; this is general information, not legal advice.

Do you let in Mudeford, Highcliffe and Burton too?

Yes. We let across the whole of BH23: the town centre and the Priory quarter, Somerford, Jumpers, Purewell, Burton, Mudeford, Stanpit, Friars Cliff, Highcliffe and Walkford. The service and the fee levels are the same throughout.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
