Property management in Stanpit is the day-to-day running of a let house on the north shore of Christchurch Harbour, from rent collection to the boiler service, for owners who would rather not do it themselves. Flexie Estate Agents handles the tenant, the contractors and the compliance, and sends you a monthly statement.

This page is the Stanpit side of our property management service. For the village, see estate agents in Stanpit.

The house and the harbour

Most managed homes here are bungalows and family houses with gardens, on level ground a short walk from Stanpit Marsh. That brings its own list of jobs: gutters and drains kept clear, fences repaired after winter storms, window seals and exterior paint watched for salt wear, and gardens that may hold water after heavy rain.

We start each management with a flood plan: where the stopcock and fuse board are, who the insurer is, which contractor dries out a house, and what the tenant should do first. It sits on the file and is shared with the tenant at move in. Most years it is never used, and that is the point.

Inspections and repairs

We inspect at agreed intervals with photographs, noting condition, damp, alarms and the garden, and we tell you what needs doing and what can wait. Repairs go to contractors who work across Christchurch, with quotes for larger jobs and your approval above an agreed limit. Damp and mould reports are dealt with quickly, because the landlord's duty is clear and the evidence matters.

The law we manage to

At the time of writing every assured tenancy is periodic, rent rises once a year by section 13 notice with two months' notice, and possession needs a legal ground. Gas safety is annual, the electrical report is due at least every five years, and the EPC must be band E or better while proposals for a higher standard are considered. The property management guide explains each duty.

Rent and statements

Rent is collected on the due date and paid to you with a statement listing every cost. We chase from the first missed payment and set out the options early, so arrears do not build unnoticed. Once a year we review the rent against the local market and, if you agree, serve the section 13 notice with the two months' notice the Act requires.

When a tenancy ends, letting agents in Stanpit finds the next tenant. Furnished homes can earn as long term lets or winter lets. Owners weighing a sale can read selling your property in Stanpit or book a property valuation in Stanpit. We manage on the same terms across Christchurch.

The local market

The Stanpit property market

Stanpit is a residential village on the north shore of Christchurch Harbour, about a mile east of Christchurch town centre between Purewell and Mudeford. Its bungalows and family houses rent to families and couples who want the harbour and the marsh close by, and sell for less than homes at Mudeford Quay.

A managed let in Stanpit is usually a family house or a bungalow on a long tenancy, owned by someone who does not live nearby. Some owners inherited a parent's bungalow, some moved away and kept the house, some bought near the harbour to retire to later. All of them need someone local.

The work here has a harbour flavour. Low-lying gardens hold water after heavy rain, salt and wind wear paint and windows, and a house near the marsh can have damp that needs watching rather than blaming on the tenant. A good management file records what is normal for the house, so a real problem stands out.

Rules at the time of writing. The Renters' Rights Act 2025 makes every assured tenancy periodic, ends section 21, limits rent rises to once a year by section 13 notice and lets a tenant leave on two months' notice. BCP Council licenses larger HMOs. Deposits must be protected within 30 days. Gas, electrical, alarm and EPC rules apply to every let.

Who rents and buys in Stanpit

  • Families priced out of Mudeford. Stanpit gives families the harbour, the beach and Mudeford Quay within about a mile, at lower prices and rents than homes on the Quay itself. That makes it a first choice for people who want the area without the premium.
  • Sailors and harbour users. Christchurch Harbour has three sailing clubs, including Mudeford Sailing Club on the north shore. Members and paddleboarders rent and buy close to the water, and value a garage or a drive for a dinghy.
  • Retirees and downsizers. Bungalows on level ground, a mile from the town centre and close to the marsh walks, suit people retiring to Christchurch. They buy, and they rent while a sale elsewhere completes.
  • People working in Christchurch and at Hurn. The village is close to the A35, the town centre and the station. Hospital staff, airport contractors and people relocating for work rent here for the short drive and the quiet.
Winter and long stays

A furnished flat in Stanpit does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months

FAQs

Property management in Stanpit: questions

What does managing a Stanpit house involve?

Collecting and chasing the rent, inspecting with a written report, arranging repairs, renewing the gas, electrical and alarm checks, serving section 13 rent notices, handling deposit returns, and answering the tenant. In Stanpit we also keep a note of how the house copes with heavy rain and harbour weather.

What happens if a Stanpit property floods?

We contact the tenant, arrange emergency drying and repairs with contractors, notify your insurer, and agree with the tenant whether they can stay or need somewhere else in the meantime. A flood plan agreed at the start, with the insurer's details, makes this much faster.

How do you handle damp complaints?

We inspect promptly, record the cause, and arrange the repair if it is the building: a leak, a failed seal, poor ventilation. Where it is condensation we advise the tenant and look at extractor fans and heating. Landlords must deal with damp and mould hazards, and we keep the evidence of what was done.

Can you manage a tenancy I already have in Stanpit?

Yes. We review the agreement, the deposit protection, the prescribed information and the certificates, put right anything missing, and take over from the next rent date. The tenant is told who to contact from then on.

How are rent arrears handled?

From the first missed day we contact the tenant and agree a plan if they can pay. If arrears continue, at the time of writing possession needs a legal ground under the Renters' Rights Act, with notice periods set by the ground used. We prepare the paperwork and refer to a solicitor. This is not legal advice.

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
