Winter lets in Highcliffe keep a furnished home occupied between the October half term and Easter by letting it for a month or more to people who are in the village for a reason. Flexiestays, Bournemouth's number one platform for winter and long stays, markets these homes, and every stay ends in time for the owner's summer. This page is the Highcliffe detail behind our winter lets service.
Highcliffe from November to March
November is quiet once half term ends. December brings the Christmas tree festival at Highcliffe Castle and families gathering for Christmas and New Year. January and February have almost no holiday trade, and that is when a weekly or monthly guest matters most. In March the walkers return to the cliff path and the first enquiries arrive for spring weddings at the castle.
Who books Highcliffe in winter
- Families of older residents, staying near a parent after a hospital stay, while care is arranged or during a move. Often at short notice and for an open-ended few weeks.
- Remote workers, who want the sea and a station on the Waterloo line.
- Contractors, at the Aviation Business Park at Hurn or on local building work.
- Castle visitors and walkers, for December and winter weekends.
The homes that suit a winter let
Bungalows on the roads behind the high street, with a drive and level access, are the most requested. Detached houses towards Walkford and Hinton suit a family or a contractor team. Clifftop flats sell themselves on a clear winter morning, but only where the lease allows letting to all ages. A winter listing leads with heating, broadband, parking and ground-floor bedrooms; the beach comes after. The village is on our Highcliffe area page.
The lines that shape the season
A let of 28 nights or more is a long stay. At the time of writing a self-catering home that was available for 140 nights and actually let for 70 in the previous 12 months pays business rates; otherwise it pays council tax, with BCP Council's 100% premium on furnished second homes since April 2025. Only lets of 28 nights or fewer count towards the 70, so we keep the castle weekends and Christmas as short stays and give January and February to longer guests. Your accountant should confirm the position for your home. Our guides to winter lets and council tax and second homes in BCP go further.
A guest whose main home is elsewhere is not a tenant. One who makes the house their only home could become one, so each stay starts on the right agreement.
How we run it
We visit, check the heating and the connection, set weekly and monthly rates and list the home. Every guest is checked and every stay is agreed with an end date, normally before Easter, after we have looked at any spring wedding weekends.

The Highcliffe property market
Highcliffe is a clifftop village on the Hampshire border, part of Christchurch and the BCP Council area. Bungalows and detached houses make up most of the stock, with clifftop flats and retirement blocks, and the market is led by retirees, downsizers and families who want the beach, the New Forest and a station on the Waterloo line.
Highcliffe has more of a winter than most seaside villages. Highcliffe Castle holds a Christmas tree festival through much of December and carries on with weddings and events outside the summer, the clifftop path from Chewton Bunny to Steamer Point is walked all year, and the New Forest is a short drive north.
The longer winter bookings come from people with a reason to be here. Highcliffe's older population brings families to stay near a parent. Remote workers take a month by the sea with Hinton Admiral station for London. Contractors at Hurn want a house with a drive.
The rules shape the season. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes. A self-catering home available for 140 nights and let for 70 in the previous 12 months is assessed for business rates instead, and only lets of 28 nights or fewer count towards the 70.
Who rents and buys in Highcliffe
- Retirees and downsizers. Highcliffe is one of the main retirement markets on the coast. Buyers want a level bungalow or a flat with a lift near the cliff and the shops, and retirement blocks serve that demand with age-restricted leases.
- Families who want space. Larger houses with gardens towards Walkford and Hinton, Highcliffe School and the New Forest on the doorstep bring families who rent first and then buy.
- Commuters and remote workers. Hinton Admiral station on the Waterloo line lets people work in London part of the week and live by the sea, and remote workers take furnished homes for a few months to try the area.
- Visiting families and long stays. Relatives of older residents need a furnished home near a parent for weeks at a time, and contractors working around the airport take houses with parking by the month.
Let furnished, from 28 nights, all year round.
A furnished flat in Highcliffe does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Highcliffe: questions
Who takes a winter let in Highcliffe?
Most often a son or daughter staying near an older parent, followed by remote workers, contractors working around the airport and people between homes. Castle visitors and walkers add December and winter weekends. All of them want a warm home, parking and a washing machine.
Does the Highcliffe Castle Christmas tree festival bring bookings?
It adds December weekends from visitors who want a night or two nearby. We keep those weekends open to short stays rather than tying them into a month-long booking, which also helps the business rates count.
Can my clifftop flat be a winter let?
Only if the lease allows it. Many Highcliffe blocks are retirement developments whose leases limit who may occupy a flat, which usually rules out winter guests. Check the lease first, with a solicitor if the wording is unclear.
How do the 28-night and 140/70-night lines work in Highcliffe?
A stay of 28 nights or more is a long stay and does not count as a let night. At the time of writing a home needs 140 nights available and 70 let in the previous year to be rated as a business. We balance long and short stays so the position is planned. Ask your accountant.
Will a winter guest affect spring weddings at the castle?
Not if the end date is set well. Castle wedding parties often book spring weekends months ahead, so we check those dates before agreeing any winter stay that runs into April. Every stay has an agreed end date.

I've had a really positive experience
I've had a really positive experience with the Airbnb building services, and I'd especially like to recognise Nat, Jack, and Reece for how helpful, friendly, and professional they are. They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Thank you to the whole team for all your hard work, it definitely doesn't go unnoticed!
Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
