Winter lets in Parkstone

Parkstone is close to Poole Hospital, on the main line and full of practical homes, which makes it one of Poole's strongest winter areas. Furnished homes here let by the week and month from November to March.

  • Since 2018 letting in Bournemouth

A winter let in Parkstone is a furnished home let from November to March to someone with a reason to be near Poole Hospital, the main line or the town's employers. For a holiday let owner near the harbour it fills the months after Poole Week; for a landlord between tenancies it keeps a furnished flat earning. The general service is on our winter lets page; the suburb is on our Parkstone area page.

The homes that work in winter

  • Terraced houses in Upper Parkstone. Two and three bedrooms, priced for value; contractors and small work teams by the week or month.
  • Flats near Ashley Cross and the station. One and two bedrooms for single professionals, couples on placements and remote workers.
  • Villas and family houses in Lower Parkstone. Room for a relocating family, with Poole Park and Whitecliff a walk away.
  • Houses near Parkstone Bay. Summer homes for sailing families that can take a long winter guest.

Who books between November and March

Hospital stays. Staff on placements and relatives of patients at Poole Hospital, across Poole Park.

Work in Poole. Engineers at the port, Sunseeker's yards and the industrial estates, and staff on courses at the RNLI college.

Relocations and family visits. Households moving for work or between homes, and relatives arriving for Christmas.

December evenings. Concerts at Lighthouse in the town centre and the bars of Ashley Cross keep weekends selling.

Small things that win a winter booking

Hospital staff on shifts want blackout blinds and a quiet bedroom. Contractors want a bed each and a drive. Families want a cot, a high chair and a gate that shuts. Remote workers want a desk by a window. None of it is expensive, and each is a filter guests use.

How the home keeps earning

We list it on the Flexiestays platform, Bournemouth's number one for winter and long stays, with clear weekly and monthly rates and bills included on longer stays. Each winter stay ends on an agreed date, so Easter, Poole Week in August and the school holidays stay open. Flexiestays charges 8% on the bookings it brings to managed properties.

The 28-night and 140/70-night lines

Parkstone's winter leans on month-long stays. Nights in stays of 28 or more may not count towards the business rates test of 140 nights available and 70 let, at the time of writing, and a property that falls short pays council tax with BCP's 100% premium on furnished second homes. A long stay can also raise tenancy questions, so every stay gets the agreement that fits it. Our guides to winter lets and council tax and second homes in BCP explain both.

The local market

The Parkstone property market

Parkstone is Poole's largest suburb and its most active rental market. Lower Parkstone's Victorian villas, flats and newer blocks around Ashley Cross let to professionals and couples, and Upper Parkstone's terraces along Ashley Road are where first-time buyers and landlords start. Poole Hospital, the station and the grammar schools keep demand steady all year.

Parkstone was never mainly a beach market, which is why it holds up in winter. Poole Hospital is on its western side, Parkstone station is on the main line, and Ashley Cross keeps its restaurants and bars open through the cold months. The suburb is full of ordinary houses and flats that suit people who need to live somewhere for a while.

Upper Parkstone's terraces along Ashley Road suit contractors, single working guests and families on a budget who need a few weeks. Lower Parkstone's villa flats near Ashley Cross suit clinicians, relocating professionals and remote workers who want to eat out on foot. Larger houses near Parkstone Bay that take sailing families in summer can take a long winter stay before the season returns.

Two lines matter. A stay of 28 nights or more is a long stay and is counted differently from a holiday booking. And at the time of writing a self-catering property needs to be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes may apply.

Who rents and buys in Parkstone

  • Poole Hospital staff. Nurses, doctors and agency staff rent flats in Lower Parkstone and terraces in Upper Parkstone because the hospital is a short drive or a walk across Poole Park.
  • Professionals and couples. Ashley Cross and the station draw young professionals and couples who want to eat out on foot and reach Bournemouth or Poole by train.
  • First-time buyers. Upper Parkstone's terraces and Lower Parkstone's conversion flats are where buyers start in Poole, close to the station and the hospital.
  • Grammar school families. Families rent and buy three and four-bedroom houses in Lower Parkstone to be near Parkstone Grammar, Poole Grammar and Poole Park.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Parkstone does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Parkstone: questions

Why does Parkstone let well in winter?

Because its demand never depended on the sea. Poole Hospital is on the suburb's edge, Parkstone station has trains to Poole, Bournemouth and London Waterloo, and Ashley Cross trades all winter. Working guests, hospital visitors and people relocating need exactly that for a few weeks.

Is Upper or Lower Parkstone better for a winter let?

Both work, for different guests. Upper Parkstone's terraces suit contractors and single working guests who need value for a month. Lower Parkstone's flats near Ashley Cross and the station suit professionals and couples who will pay more for a walk to a restaurant. We price each against its own street.

Can my Parkstone holiday let take a winter guest?

Usually. A house near Parkstone Bay that takes sailing families and Poole Week guests in summer can take one guest from November to before Easter, through the Flexiestays platform, with the end date agreed before booking so the summer stays free.

What are the 28-night and 140/70-night lines?

A stay of 28 nights or more is a long stay and may not count towards the business rates test in the same way as holiday nights. At the time of writing, a property available for 140 nights and let for 70 in a year is rated as a business; otherwise council tax with BCP's premium applies. Take advice on your own position.

Does parking matter to winter guests in Parkstone?

Yes, especially for contractors with vans. Many older streets have no off-road parking, so a drive goes at the top of the listing. Where there is none, we market the walk to Parkstone station and the buses, which suits hospital staff and remote workers.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
