Winter lets in Whitecliff
A Whitecliff family holiday home earns in summer from the parks and the harbour. From November to March it can let to hospital staff, relocating families and Christmas visitors instead. Listed on Flexiestays.

Winter lets in Whitecliff keep a furnished holiday home or second home earning from November to March, once the summer families have gone. They are the Whitecliff side of our winter lets service; the area is on our Whitecliff area page.
A quieter, longer season
In August a Whitecliff family house might take a different family every week. In February the same house might take one household for six weeks: fewer changeovers, less wear, and a house that is heated and lived in through the coldest months instead of standing empty.
Homes that suit a winter guest
- Family houses with a garden and parking, for relocating families and Christmas visitors.
- Flats with a view of the harbour or the park, for clinicians, couples and relatives supporting a patient.
- Ground-floor and step-free homes, valuable for older visitors and anyone recovering from treatment.
Winter guests bring muddy boots and wet dogs back from the park. A washable floor by the door, a tumble dryer and spare towels make the difference to the review and the cleaning bill.
The winter guests
Hospital stays. Poole Hospital is across Poole Park on Longfleet Road. Clinicians on placements and relatives of patients book for weeks at a time.
Relocations. Families moving to Poole who want a garden and a park within a walk while they look for a home.
Christmas. Relatives visiting family in Lower Parkstone.
Remote workers and dog owners, for whom the shore path towards Baiter Park is the daily walk.
Listed on Flexiestays
Every winter let is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where people needing a furnished month near the hospital or the town centre search. Flexiestays charges only 8% on the bookings it brings to managed properties. Prices are set by the week and month with bills included, and Christmas is priced as a short peak. Our guide to winter lets explains how a winter is planned.
Council tax and the 28-night line
At the time of writing, BCP Council charges a 100% premium on furnished second homes. A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Where a winter is built on hospital and relocation stays of a month or more, those stays may count differently towards the test and can raise tenancy questions. Our comparison of a long let against a winter let sets out both routes.

The Whitecliff property market
Whitecliff is the quiet harbour edge of Lower Parkstone: residential roads of houses and flats running down to Whitecliff Harbourside Park, with Poole Park beside it and a flat path along the water to Poole Quay. It rents and sells to families, older buyers and professionals who want green space and a harbour view within reach of the town centre.
Whitecliff's summer is about play areas, the fields of Whitecliff Harbourside Park, Poole Park's lake and the flat path to the Quay, and holiday homes here take families in the school holidays. From November that trade goes, and the property either sits empty or finds a different guest.
The winter guests are people who need to be near the middle of Poole for a while. Poole Hospital is across Poole Park, so clinicians on placements and relatives supporting a patient book for weeks. Families relocating to Poole want a house with a garden for a few months. Relatives come for Christmas. Dog owners and remote workers like the shore path in any weather.
At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, and a property available for 140 nights and let for 70 in a year is assessed for business rates instead. Winter stays of 28 nights or more may count differently towards that test and can raise tenancy questions, so the agreement is chosen for each stay.
Who rents and buys in Whitecliff
- Families who want parks. Two large parks, flat paths and nearby primary schools bring families who rent and buy for space to play rather than a seafront address.
- Harbour views. Flats and houses that look over Parkstone Bay to Brownsea Island are bought by downsizers and second-home owners, and command a premium when they come up.
- Poole Hospital. Staff and relatives of patients at the hospital across Poole Park rent here, often furnished and for a few months.
- A walk to the Quay. Tenants and buyers who work in Poole town centre value the mile and a half of flat harbourside path through Baiter Park to the Quay.
Let furnished, from 28 nights, all year round.
A furnished flat in Whitecliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Whitecliff: questions
Who books a Whitecliff home in winter?
Poole Hospital staff and relatives of patients, families relocating to Poole, relatives visiting for Christmas, and remote workers and dog owners who want the harbour path. Short breaks are fewer than in summer, so winter is planned around stays of a week or more.
Can my Whitecliff holiday home keep earning in winter?
Yes, if it suits people living in it rather than holidaying. Good heating, fast Wi-Fi, a washing machine and dryer, a table to work at and clear parking matter more than the summer extras. We list it on Flexiestays for winter and long stays.
Will a winter let stop me using the house at Easter?
No. Each winter stay ends on a date agreed before it is booked, normally before Easter, so the school holiday weeks and your own dates stay free.
Does the second homes premium apply in Whitecliff?
At the time of writing, BCP charges a 100% premium on furnished second homes. A property available for 140 nights and let for 70 can move to business rates. Stays of 28 nights or more may count differently, so check with the council and an accountant.
What does Flexiestays charge?
Flexiestays charges only 8% on the bookings it brings to managed properties. The management of the stay itself is quoted in writing before you sign.

I've had a really positive experience
I've had a really positive experience with the Airbnb building services, and I'd especially like to recognise Nat, Jack, and Reece for how helpful, friendly, and professional they are. They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Thank you to the whole team for all your hard work, it definitely doesn't go unnoticed!
Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
