Letting in Branksome means letting two different places. Around the station and Poole Road, tenants want the train and the buses; in Branksome Park, they want the pines, the space and the chines. Flexie Estate Agents markets, references and moves in tenants on both sides, and 130 properties a few minutes away in Bournemouth mean referencing and inventories are daily work. This is the Branksome detail behind our letting agents service; the area is on our Branksome area page.

What lets in Branksome

Station-side flats. Converted and purpose-built flats within a walk of Branksome station. Commuters, hospital and university staff, and tenants without a car. The easiest let in the area.

Edwardian and interwar houses north of the railway. Terraces and semis near Poole Road and the schools. Young families, and in some larger houses, sharers.

Branksome Park flats. Purpose-built blocks among the pines, often with garages. Professionals and older tenants who want the chine on foot and a quiet road.

Branksome Park houses. Detached homes on large plots. Families relocating to Poole or Bournemouth, usually for years.

How we let a Branksome property

Valuation. A rent range with the reasons: distance to the station or the chine, parking, condition and the likely tenant. Property valuation in Branksome gives both rental and sales figures.

Marketing. Photographs, a floor plan, the portals and our register of tenants, which includes people relocating who contact the Flexiestays group first. The listing names the walk to the station or the beach in minutes.

Referencing. Identity, Right to Rent, credit, income and a previous landlord for every adult, with a guarantor where needed.

Move in. A periodic tenancy agreement, the deposit protected within 30 days, the prescribed information and How to Rent guide served, and a photographed inventory.

Parking and the boundary

Some streets by Branksome station have no off-road spaces, so a flat with a space is advertised on it, and one without is advertised on the walk to the platform. Tenants who work in Westbourne or Bournemouth often do not need a car at all.

Gas safety where there is gas, an electrical report no more than five years old, smoke alarms on every storey, carbon monoxide alarms where needed, an EPC of E or better and Right to Rent checks. A shared house may need a licence from BCP Council: our guide to HMO and landlord licensing in BCP explains the schemes, and the landlord legal checklist lists every item.

Management, furnished stays and selling

With full management we also inspect, arrange repairs and renew certificates: see property management in Branksome. A furnished flat near the station can instead let for a month or more to people on placements and contracts: long term lets in Branksome and winter lets in Branksome. If selling is the plan, selling your property in Branksome. Across the town, letting agents in Poole.

The local market

The Branksome property market

Branksome is the Poole suburb on the Bournemouth boundary, split by the railway. North of it, Edwardian and interwar houses and flats around the station and Poole Road let to commuters, couples and families all year; south of Poole Road, Branksome Park's large houses and apartment blocks among the pines sell to downsizers and family buyers who want the chines.

Branksome lets on its position between two towns. North of the railway, flats and Edwardian and interwar houses around Branksome station and Poole Road let to commuters who work in Bournemouth, Poole or Southampton, to university and hospital staff, and to young families. A flat within a short walk of the platform is the easiest let in the area. South of Poole Road, Branksome Park's purpose-built flats and large houses let to professionals, families and older tenants who want the pines and the chines and tend to stay.

Three local points shape a let.

Shared houses. Larger Edwardian houses near the station and towards the university in BH12 are sometimes let to sharers. At the time of writing BCP Council requires a licence where five or more people from two or more households share.

Branksome Park blocks. Leases may need consent to sublet and set rules on pets and parking.

Parking. Some older streets by the station have no off-road spaces, while Branksome Park homes usually have drives or garages.

Who rents and buys in Branksome

  • Commuters between two towns. Tenants working in Bournemouth, Poole or Southampton rent near Branksome station for the train and the buses on Poole Road, and pay more for a flat a short walk from the platform.
  • Downsizers in Branksome Park. Owners leaving a family house buy lift-served flats among the pines, a walk from Branksome Chine, and value a garage and a level route to Westbourne's shops.
  • Family buyers. Families buy the large houses on Branksome Park's plots for the space, the gardens and the chines, and the Edwardian houses north of the railway for value close to the station and schools.
  • University and hospital staff. Academics, researchers and hospital staff rent in Branksome because both universities and both hospitals are a short journey away.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Branksome does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Branksome: questions

Who rents in Branksome?

Commuters who use Branksome station, staff at Bournemouth University, Arts University Bournemouth and both hospitals, young couples and families in the houses north of the railway, and professionals, families and older tenants in Branksome Park. The station and the boundary position widen the pool.

Does being near Branksome station help a let?

Yes. Trains reach Bournemouth in about five minutes and run on to London Waterloo and west to Poole and Weymouth. A flat a short walk from the platform appeals to commuters and tenants without a car, and the listing says so first.

Do I need a licence to let a Branksome house to sharers?

At the time of writing a mandatory HMO licence is needed where five or more people from two or more households share. BCP Council may run other schemes in some areas. We check the address on BCP's licensing pages before marketing a house to sharers.

Can I let a flat in Branksome Park?

If the lease allows it. Many blocks among the pines require consent to sublet and have rules on pets, parking and moving in. We read the lease, register the tenant with the managing agent and include the block's rules in the welcome pack.

What has the Renters' Rights Act changed for a Branksome let?

Since 1 May 2026 tenancies are periodic, section 21 has gone, rent rises once a year by section 13 notice, no more than one month's rent can be taken in advance, and tenants can leave on two months' notice. This is general information, not legal advice.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
