Winter lets in Hamworthy keep a furnished home earning from November to March, when the summer families have gone and the peninsula's working population is still here. It is the local version of our winter lets service, and our Hamworthy area page sets out the wider picture.

The Hamworthy year

Summer belongs to families: the harbour beach at Hamworthy Park, a paddling pool in season, Rockley's shore and the walk over the Twin Sails Bridge to the Quay. Winter belongs to work. Contractors at the port, crews on yacht builds and refits, and staff and visitors at Royal Marines Poole book by the week and the month, and many of them prefer a house to a hotel.

A Hamworthy holiday home that closes in October leaves five months of that demand to somebody else.

What a winter guest needs

  • A bed each rather than shared doubles, for a crew of two to four.
  • A drive or safe parking for vans, and a clear note on how many vehicles fit.
  • A washing machine and a way to dry work clothes.
  • Heating that copes with January, fast Wi-Fi and self check-in for late arrivals.
  • A kitchen for cooking every night, not just breakfast.

We go through the house at the first visit and list anything that is missing. Our guide to winter lets covers the setup in more depth.

Every winter let is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors' employers and relocating households look for a furnished month. Flexiestays charges only 8% on the bookings it brings to managed properties. Prices are set by the week and month with bills included, and each stay ends on a date agreed in advance so Easter and the summer stay bookable.

Council tax, business rates and the 28-night line

At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes. A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Crew bookings often run past four weeks, and stays of 28 nights or more may be counted differently towards that test and can raise tenancy questions. Our guide to council tax and second homes in BCP sets out the rules; check your own position with the council and an accountant.

If you would rather let all year, long term lets in Hamworthy covers furnished stays in every month, and letting agents in Hamworthy and property management in Hamworthy cover a standard tenancy. The local market

The Hamworthy property market

Hamworthy is the harbour peninsula west of Poole's two lifting bridges: family houses around Hamworthy Park, newer waterside flats by the Twin Sails Bridge, and the port on its eastern shore. Tenants and buyers come for work at the port, the boatyards and the Royal Marines base as much as for the water, so demand runs through the year.

Hamworthy has a family summer: Hamworthy Park's harbour beach and paddling pool, Rockley's sheltered shore and the Quay over the bridge. From November that trade goes, but the peninsula does not empty. The port, the boatyards and Royal Marines Poole keep working, and the people who work there need somewhere to stay for weeks or months.

That makes the winter case for a Hamworthy holiday home occupancy rather than price. A three or four-bedroom house with a drive suits a small team of contractors; a flat near the Twin Sails Bridge suits a single engineer or a couple relocating. Families visiting relatives fill Christmas.

Two lines matter to an owner. At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes, and a property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Winter stays of 28 nights or more may count differently towards that test and can raise tenancy questions, so the agreement is set per stay.

Who rents and buys in Hamworthy

  • The port and the boatyards. Engineers, fitters and freight contractors at the Port of Poole and the yacht yards need somewhere to live for the length of a job, from a month to a year, and want parking for a van.
  • Royal Marines Poole. The base on Napier Road brings service families, staff on postings and contractors who rent while they wait for quarters or a purchase.
  • Value against the rest of Poole. First-time buyers and families who are priced out of Parkstone and Canford Cliffs buy and rent here for a garden, a drive and the Quay over the bridge.
  • The waterside flats. Single professionals and couples rent and buy the newer apartments near the Twin Sails Bridge for the walk to Poole station, the Quay and the town centre.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Hamworthy does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Hamworthy: questions

What is a winter let in Hamworthy?

A furnished home let from November to March, usually by the week or month, with bills included, ending on a date agreed before the booking so the summer stays free. Guests are mostly people working at the port, the yards or the base, and families at Christmas.

Can my Hamworthy holiday let earn in winter?

Yes, if it suits working guests. A house with a bed for each person, a drive for vans, a washing machine, fast Wi-Fi and good heating will take weekly and monthly bookings that a beach-only holiday home would not. We list it on Flexiestays, Bournemouth's number one platform for winter and long stays.

Does a winter let affect my council tax in Hamworthy?

It can. At the time of writing, BCP charges a 100% premium on furnished second homes, and a property available for 140 nights and let for 70 in a year is assessed for business rates instead. Stays of 28 nights or more may count differently towards that test. Check with the council and your accountant.

Do winter guests in Hamworthy become tenants?

Not usually. A contractor or a company crew whose homes are elsewhere is not making the property their main home. A guest who has nowhere else to live may be in a different position, so we use the right agreement for each stay. This is general information, not legal advice.

What does Flexiestays charge for a winter let?

Flexiestays charges only 8% on the bookings it brings to managed properties. Management of the property itself, from cleaning to guest support, is quoted in writing before you sign.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
