Winter lets in Broadstone let a furnished house or bungalow from November to March and hand it back to you for the spring and summer. They are the Broadstone side of our winter lets service; the suburb is described on our Broadstone area page.

Who uses winter lets in Broadstone

Most Broadstone owners who ask about winter lets do not run a holiday let. They are:

  • families who keep a house here for their own summers and visits;
  • owners who have moved away for a few years and plan to return;
  • landlords between tenancies who want income without an open-ended periodic tenancy;
  • owners deciding whether to sell, who want the house earning while they decide.

A winter let gives each of them income for part of the year and the house back on a date agreed in advance.

Who books between November and March

Christmas and New Year. Families coming home to relatives, often three generations who need four bedrooms and parking for several cars.

Relocations. People starting jobs in Poole who want a base while they look, and who start in January more than any other month.

People between homes. Chains break and completions slip in winter as in summer.

Walkers and dog owners on long stays. Broadstone Heath and the Castleman Trailway are a daily walk in any weather.

Setting the house up for winter

Winter guests live in the house. Warm rooms, a dryer, fast Wi-Fi, a workspace, cleared wardrobes and a working oven at Christmas matter more than the garden photographs. We go through the house at the first visit. Our guide to winter lets explains the setup and pricing.

Listed on Flexiestays

Every winter let is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where people needing a furnished month near Poole search. Flexiestays charges only 8% on the bookings it brings to managed properties. Prices are set by the week and month with bills included.

Council tax and the 28-night line

At the time of writing BCP Council charges a 100% premium on furnished second homes. A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead, but stays of 28 nights or more may be counted differently and can raise tenancy questions, so the agreement is chosen for each stay. Our comparison of a long let against a winter let sets out both routes.

The local market

The Broadstone property market

Broadstone is a self-contained suburb about four miles north of Poole town centre, built through the 20th century around the shops of the Broadway. It is an owner-occupier market of detached houses and bungalows, where families rent and buy for the schools, the heath and the quiet roads, and where houses that come up to let are taken by households who tend to stay.

Broadstone was never a beach market, so winter changes it less than it changes the coast. The reasons people need a furnished house here, visiting family, moving for work, waiting for a purchase, recovering near relatives, carry on through November and into March.

The owners who use winter lets in Broadstone are usually not holiday let owners. They are people who keep a family house for their own summers or visits, people who have moved away and plan to come back, and landlords between tenancies who want the house earning for a few months without a periodic tenancy that has no end date.

Christmas brings multi-generation gatherings that need a lot of bedrooms and a big table. January to March brings longer stays by relocations and households between homes.

At the time of writing BCP Council charges a 100% council tax premium on furnished second homes. Business rates apply instead to a property available for 140 nights and let for 70 in a year, but winter stays of 28 nights or more may count differently towards that test.

Who rents and buys in Broadstone

  • Families and schools. Families relocating to Poole look at Broadstone first for the schools, and many rent for a year while they learn the catchments before buying.
  • Downsizers and retirees. Bungalows and flats near the Broadway sell to older buyers who want level living, the shops on foot and a bus stop outside.
  • People between homes. Local sellers whose sale completes before their purchase, and households out of their homes during repairs, look for a furnished house nearby for a few months.
  • Golf and the heath. Broadstone Golf Club, a heathland course, and the trailway and heaths draw buyers who want outdoor space without a seaside price.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Broadstone does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Broadstone: questions

Is there winter demand for furnished homes in Broadstone?

Yes. Relocations, households between homes, family visits and work on the north side of Poole all continue through the winter. Broadstone never relied on beach weeks, so the drop after summer is small. The house needs to be warm, practical and priced by the week or month.

Can I keep my Broadstone house for the summer and let it in winter?

Yes. That is what a winter let is for. Each stay ends on a date agreed before it is booked, so the house is yours again for Easter or the summer. It suits owners who use a family house themselves for part of the year.

Who books a Broadstone house at Christmas?

Families coming home to relatives in Broadstone and north Poole, often three generations together who need more beds than a spare room. A detached house or bungalow with a drive and a big table suits them. We price Christmas and New Year as short peaks.

What are the 28-night line and the 140/70 test?

At the time of writing, a property available to let for 140 nights and actually let for 70 in a year is assessed for business rates rather than council tax. Stays of 28 nights or more may count differently towards that test and can raise tenancy questions. Check with the council and your accountant.

Is a tenancy better than winter lets for my Broadstone house?

Sometimes. A tenancy gives steady rent but, at the time of writing, has no fixed end date. Winter lets give income for part of the year and the house back on a set date, with more running costs. We compare both for your house.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
