Selling in Broadstone means selling a family home to buyers who know what they want: space, a garden, a drive and the right schools. Flexie Estate Agents values your house or bungalow free of charge, prices it on Broadstone evidence and markets it to the buyers who move here. It is the Broadstone detail of our sell your property service; the suburb is on our Broadstone area page.
How homes sell in Broadstone
Detached family houses. Bought by families trading up within Poole and by relocations. They compare bedrooms, the garden, the kitchen and the schools, and often view more than once.
Bungalows. Bought by downsizers who want level living near the Broadway, and on larger plots by buyers who plan to extend.
Flats and retirement apartments. A smaller market of older buyers who want the shops and the buses on foot. Retirement leases have their own rules, so the lease pack matters from the start.
Broadstone buyers tend to be in a chain, so knowing where your buyer stands, and what they are selling, matters as much as the offer itself.
Presenting a Broadstone home
- Show the garden at its best and photograph it from the house.
- Clear the drive and the garage: parking for two cars is a selling point.
- Fix the small faults that a survey on an older house would find: gutters, a dripping tap, a cracked tile.
- Have planning documents and building regulation sign-offs ready for any extension.
Our selling your home checklist lists the paperwork.
Timing and chains
Families like to move in the school holidays, so many Broadstone buyers start looking in spring with the aim of completing in summer. Downsizers are less tied to the calendar but are often selling a larger house of their own. Either way, most sales here are part of a chain. We ask every buyer what they are selling, whether it is under offer and how they are funding the purchase before we recommend an offer, and we keep in touch with the agents further along the chain so a delay is spotted early rather than in the last week.
How we market it
Professional photographs and a floor plan, a description that explains Broadstone to buyers from outside the area, portal listings and contact with buyers registered with us, including relocating families. At the time of writing we have no Broadstone homes for sale and do not claim sales we have not made. Our guide to how to sell your home explains each stage to completion.
Selling or letting
If you are not sure whether to sell, property valuation in Broadstone gives a sale figure and a rent figure. The house could stay let through letting agents in Broadstone and property management in Broadstone, or earn as a furnished home through long term lets in Broadstone or winter lets in Broadstone while you decide. The town is on selling your property in Poole.
The Broadstone property market
Broadstone is a self-contained suburb about four miles north of Poole town centre, built through the 20th century around the shops of the Broadway. It is an owner-occupier market of detached houses and bungalows, where families rent and buy for the schools, the heath and the quiet roads, and where houses that come up to let are taken by households who tend to stay.
Broadstone is an owner-occupier market with two main groups of buyers. Families trade up into detached houses with four bedrooms and a garden, often moving within Poole for the schools or relocating to the area for work. Downsizers, many of them already living in Broadstone, buy bungalows and flats close to the Broadway so they can walk to the shops, the library and the buses.
The things that move a price here are the plot, the number of bedrooms, the school catchment, a drive and garage, and the scope to extend. Bungalows on generous plots attract a third group of buyers: families and builders who plan to extend upwards or outwards, for whom planning history matters as much as the décor.
Larger houses near Broadstone Golf Club and on the roads leading off the heath sit at the top of the local market. Buyers there often come from outside Poole and compare Broadstone with Wimborne and Canford Cliffs, so the marketing has to explain the suburb as well as the house.
Who rents and buys in Broadstone
- Families and schools. Families relocating to Poole look at Broadstone first for the schools, and many rent for a year while they learn the catchments before buying.
- Downsizers and retirees. Bungalows and flats near the Broadway sell to older buyers who want level living, the shops on foot and a bus stop outside.
- People between homes. Local sellers whose sale completes before their purchase, and households out of their homes during repairs, look for a furnished house nearby for a few months.
- Golf and the heath. Broadstone Golf Club, a heathland course, and the trailway and heaths draw buyers who want outdoor space without a seaside price.

Selling your property in Broadstone: questions
Who buys homes in Broadstone?
Families trading up or relocating for the schools and the space, downsizers buying bungalows and flats near the Broadway, and buyers who plan to extend a bungalow on a large plot. Many buyers already live in Broadstone or north Poole.
Does the school catchment affect my Broadstone sale?
Often. Families ask about schools before anything else. We describe which schools are nearby and let buyers check admissions themselves, because catchments change and we cannot guarantee a place.
Is my Broadstone bungalow worth more to a developer?
Sometimes. A bungalow on a large plot can attract buyers who plan to extend or rebuild, and they may pay more than a buyer who wants it as it is. Planning history and the plot size matter. We market to both kinds of buyer where the plot suits it.
How should I prepare a Broadstone family house for sale?
Make the garden usable, clear the drive, fix the small jobs a survey would find, and show how each room is used. Families picture their own life in the house, so clean, light and uncluttered rooms do more than new furniture.
Do you have Broadstone homes for sale?
Not at the time of writing. We take on sales instructions in Broadstone, and buyers can register on our property for sale page to hear about new homes first.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
