Property management in Sandbanks is the work of keeping a valuable waterfront home in order for an owner who is somewhere else. Flexie Estate Agents manages tenancies on the peninsula: rent, inspections, repairs, specialist servicing and the paperwork, with one local contact and written reports. It is part of our property management service; the peninsula is on our Sandbanks area page.

Managing a home on the water

The harbour and the bay are hard on a house. We look at the things that fail first on the peninsula: seals on large glazed panels, balcony and decking fixings, gates and railings, gutters full of sand, and garden walls on the harbour side after a high tide. Inside, underfloor heating, heat pumps, lifts and pools each have a servicing calendar, and we keep it alongside the legal certificates so nothing lapses.

Contractors and the peninsula

We use Poole tradespeople who work on coastal homes, and specialists where the house needs them. Routine visits are booked for weekdays, out of the summer queues on Banks Road. Each job is priced, approved by you above an agreed limit and photographed when complete. In apartment blocks, structural and common-part work belongs to the management company, and we chase it for the tenant. Our guide to property management sets out who does what.

Rent, arrears and the tenancy rules

Rent is collected monthly and chased on the day it is missed. Since 1 May 2026 the tenancy is periodic: rent rises once a year by section 13 notice, the tenant can leave on two months' notice, and possession needs a legal ground. For an owner who might want the house back, the landlord-occupation and selling grounds carry notice periods and conditions. This is general information, not legal advice.

Reporting to an owner away from Poole

You receive a monthly statement, a written inspection report with photographs after each visit, and a call when a decision is needed. Emergencies such as a leak, a storm-damaged window or a failed boiler in January are dealt with first and reported straight after. Keys, alarm codes and access arrangements are held securely and logged.

Compliance

Gas safety every year, an electrical report at least every five years, alarms tested at each tenancy, an EPC kept valid, the deposit protected within 30 days and Right to Rent checks. On a house this size the inventory and the check-out report carry real money, so both are detailed and photographed. The landlord legal checklist lists the rest.

When a tenancy is not the answer

Many Sandbanks owners keep the house for summer use. A furnished stay of a month or more, ended on an agreed date, may suit them better: see long term lets in Sandbanks and winter lets in Sandbanks. The local market

The Sandbanks property market

Sandbanks is a narrow spit at the mouth of Poole Harbour, with a Blue Flag beach on Poole Bay and sheltered harbour water on the other side. Supply is fixed, so the few houses and flats that come up to rent or to buy are among the most expensive in the country, and most owners use their home for part of the year.

A Sandbanks house is managed against the weather. Salt spray, south-westerly gales and high tides on the harbour side work on glazing, balconies, cladding, decking, gates and anything metal. Many houses are modern rebuilds with large glazed walls, underfloor heating, lifts, pools, hot tubs and smart home systems, each needing a specialist rather than a general handyman. Flats behind the beach sit in blocks where the management company looks after the structure and the common parts.

Three points shape management here.

Specialist servicing. Pools, lifts, sea-facing glazing and heat pumps need their own service contracts alongside the gas and electrical certificates.

Owners at a distance. Many owners live in London or abroad, so reports with photographs and a single local contact replace popping round.

Access. Contractors reach the peninsula by Banks Road, which queues on summer days, so routine work is booked outside peak weekends.

Who rents and buys in Sandbanks

  • Waterfront buyers. Buyers from London, the Home Counties and abroad want a harbour frontage, a private mooring or a sea view that cannot be built out. They are often cash or high-equity buyers and they shortlist on position before they look at the house.
  • Second homes and owner use. Many owners keep a Sandbanks house for family summers and let it the rest of the year, which shapes what lets: a whole house for a season, or furnished stays of a month or more between the owner's own weeks.
  • Families between homes. Rebuilding is common on the peninsula and in Canford Cliffs, so households whose own house is a building site rent a furnished home nearby for months at a time.
  • Sailing and watersports. Yacht owners, crews and watersports families want to be near the harbour, the clubs and Whitley Lake, and rent or buy for access to the water.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Sandbanks does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Sandbanks: questions

Do you manage Sandbanks homes for owners abroad?

Yes. A local team handles the tenant, the contractors, the inspections and the certificates, and you receive written reports with photographs, monthly statements and a call when a decision is needed. Repairs above an agreed limit wait for your approval, except emergencies such as a leak or a failed boiler in winter.

Which contractors do you use on the peninsula?

Local gas engineers, electricians, plumbers, roofers, glaziers and builders who work on coastal houses, plus specialists for pools, lifts, heat pumps and gates where a house has them. Where a block has a managing agent, common-part repairs go through them. You can nominate your own contractors.

How often do you inspect a Sandbanks property?

At move-in, at regular intervals during the tenancy and at the end, with an extra check after a severe storm or a very high tide. We look at glazing seals, balconies, decking, gutters and the harbour-side garden as well as the inside.

What compliance does a Sandbanks let need?

The same legal minimum as any let: gas safety every year, an electrical report at least every five years, smoke and carbon monoxide alarms, an EPC of E or better, a protected deposit and Right to Rent checks. Larger houses add pool, lift and fire safety servicing, which we schedule with the certificates.

How does the Renters' Rights Act affect managing a Sandbanks tenancy?

Since 1 May 2026 the tenancy is periodic, rent rises once a year by section 13 notice, the tenant can leave on two months' notice and possession needs a legal ground. On a high-value let we also keep records of the property's condition carefully, because disputes over deposits are larger. This is general information, not legal advice.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
