A long term let in Boscombe, in the Flexiestays sense, is a furnished stay of 28 nights or more with the bills included and no fixed term for the guest. The group lets 130 properties this way in central Bournemouth and on the West Cliff. In Boscombe we do it for landlords: your furnished flat, our platform and our guests. The service is set out on our long term lets page.

Why Boscombe suits a long stay

Long-stay guests choose on access and on price. Pokesdown station on Boscombe's eastern edge reaches Bournemouth in about four minutes and has direct trains to London Waterloo. Buses run along Christchurch Road to the town centre and to Christchurch all day. The Royal Bournemouth Hospital on Castle Lane East is a short bus ride or drive north, past Kings Park. And a monthly figure in Boscombe tends to sit below the clifftop districts, which matters to someone whose employer or insurer is paying a fixed allowance.

The precinct helps as well. Supermarkets, a pharmacy and the cafes along Christchurch Road and in the Royal Arcade mean a guest can live for weeks without a car.

Who stays

  • Hospital and healthcare staff on placements and locum contracts, often for one to three months.
  • Contractors on building, refurbishment and infrastructure work, who want a kitchen and somewhere to park a van.
  • Relocations: people who have taken a job in Bournemouth and want to learn the town before they commit to a tenancy or a purchase.
  • Families between homes, including households placed by an insurer while their house is repaired.
  • Remote workers spending a winter by the sea, with the beach a few minutes from the door.

What your flat needs

A proper bed rather than a sofa bed, a table or desk to work at, broadband that holds a video call, a washing machine, a kitchen equipped for a month of cooking, heating that warms every room, and a key safe or smart lock for late arrivals. Flats with a bedroom at the back of the building, away from Christchurch Road, are easier to let for months at a time.

How it works through the Flexiestays platform

We photograph and list the flat on the Flexiestays platform, which is Bournemouth's number one for winter and long stays, and agree the monthly price with you. We check each guest, the purpose of the stay and the agreement it needs, take a standard cleaning and security deposit, check the guest in against an inventory and inspect during the stay. For the guest's side, see property to rent in Bournemouth, where the group's apartments are listed, and our guide on a long stay against a tenancy.

The rules to check

Many Boscombe flats are leasehold, and the lease may restrict this kind of letting. At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes, and stays of more than 28 nights do not count towards the 70 let nights that qualify a property for business rates. A guest who makes the flat their only home may become a tenant, so we check every booking.

If a tenancy suits you better, see letting agents in Boscombe or property management in Boscombe. For a flat that takes holiday guests in summer, winter lets in Boscombe covers November to March. Owners weighing a sale can start with property valuation in Boscombe or selling your property in Boscombe. The town-wide service is long term lets in Bournemouth, and the Boscombe area page describes the neighbourhood.

The local market

The Boscombe property market

Boscombe is Bournemouth's value seafront: the same sand as the town centre, a restored pier and a precinct on Christchurch Road, at rents and prices that sit below the central cliffs. Converted Victorian villas and newer blocks near the pier let to couples, hospital staff and sharers; the family streets run north towards Kings Park.

The Flexiestays group's 130 properties are in central Bournemouth and on the West Cliff (BH2), not in Boscombe. What we offer here is the same kind of let for a landlord's furnished flat or house: a stay of 28 nights or more, bills included, booked through the Flexiestays platform.

Boscombe suits it because the people who book long stays need transport more than a view. Pokesdown station is on the eastern edge with trains to Bournemouth in about four minutes, buses run along Christchurch Road all day, and the Royal Bournemouth Hospital is a short ride north through Kings Park. The guests are hospital staff on placements, contractors working in the town, people who have moved for a job and are still house hunting, and households placed by an insurer while their own home is repaired.

The flats that work are one and two-bedroom conversions on the side roads, with a desk, fast broadband, a washing machine and a clear answer on parking. A long stay is a serviced let, not a tenancy, provided the guest keeps a main home elsewhere; we check that for every booking.

Who rents and buys in Boscombe

  • Hospital and healthcare staff. The Royal Bournemouth Hospital is a short bus ride north, and nurses, doctors and locums on placements want a furnished one-bedroom flat with the bills included and a bus or a train to work. They rent all year and move on a rota, not a season.
  • Couples and sharers who want the beach at a lower rent. Boscombe gives the same sand as the town centre at a rent below the West Cliff, so couples, young professionals and groups of sharers take the converted flats and the terraces, and stay for the pier, the cafes and the gig venue.
  • Contractors, relocations and rail arrivals. Pokesdown station and the Christchurch Road buses make Boscombe practical without a car, so contractors on local projects and people starting a job in Bournemouth take furnished flats by the month while they settle.
  • Investors and first-time buyers. One and two-bedroom leasehold flats in converted villas are among the lower-priced ways into the Bournemouth market, which brings buy-to-let investors who want a letting return and first-time buyers who want to live near the seafront.
  • Events and the seafront. The O2 Academy on Christchurch Road, home fixtures at the Vitality Stadium and the beach keep short stays and winter lets moving after the holiday trade stops, which matters to an owner with a furnished flat to fill between November and March.

FAQs

Long term lets in Boscombe: questions

Do you have your own apartments to rent in Boscombe?

No. The Flexiestays group's 130 apartments are in central Bournemouth and on the West Cliff, a bus or train ride from Boscombe. They are listed at property to rent in Bournemouth. In Boscombe we let landlords' furnished flats for stays of 28 nights or more through the same platform.

Who books a furnished Boscombe flat for a month or more?

Nurses, doctors and locums on placement at the Royal Bournemouth Hospital, contractors on local building and refurbishment work, people starting a job in Bournemouth before they rent or buy, and families whose own home is being repaired after a claim. Most want one or two bedrooms, the bills included and a bus or a train to work.

Is a long stay in my Boscombe flat a tenancy?

Not where the guest keeps their main home elsewhere and stays for a work placement, a project or a repair. Someone who makes the flat their only home may become a tenant whatever the booking is called. We use the right agreement for each stay and check its purpose; this is not legal advice.

What has to be included in a Boscombe long stay?

Guests compare one monthly figure, so electricity, gas, water, broadband and council tax are included, along with bed linen, towels, a working kitchen, a washing machine and somewhere to work. Older converted flats can cost more to heat in winter, which we take into account when we set the price.

Does my lease allow stays of a month or more?

Read it before you list. Many leases in Boscombe's converted villas require use as a private residence, need the freeholder's consent to sublet or bar short lets, and the wording can catch stays of a few months. Tell your mortgage lender and buildings insurer as well.

How do long stays affect council tax on a Boscombe flat?

At the time of writing, BCP Council charges a 100% premium on furnished second homes. A property available to let for 140 nights and actually let for 70 can be assessed for business rates instead, but stays of more than 28 nights do not count towards the 70. Ask us how a year of long stays would be treated.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
