Winter lets in Springbourne fill a furnished flat between November and March with people who have come to Bournemouth to work or study. The district has no sea view, but it has the station on its doorstep and the Lansdowne a walk away, and in winter those count for more. The service as a whole is on our winter lets page.

Who books Springbourne between November and March

  • People relocating for work. The Lansdowne is the town's main office district. New starters who have not yet found a home take a furnished flat for one to three months.
  • University and college visitors. Visiting lecturers, staff on placement and parents in town for the start of the spring term look for somewhere close to the town campus and the college.
  • Weekly commuters. Trains run from London Waterloo and the coach station is beside the railway station, so a guest who works in Bournemouth from Monday to Friday and goes home at weekends can manage without a car.
  • Contractors, with site teams working in the town centre wanting a base close by.
  • Weekend visitors, for AFC Bournemouth's home games in Kings Park and the Christmas market in the Square.

How a furnished flat keeps earning

Many Springbourne owners let to students or professionals on tenancies; this page is for flats held furnished, as a second home or a summer holiday let, that would otherwise sit empty from November. Demand here is spread across the year, so a winter booking does not have to end at Easter unless you want summer guests, who look inland for value when the clifftop is expensive. We price fixed peaks as short stays and offer weekly and monthly rates around them, with bills included.

What a winter guest needs

Long-stay guests here are usually working, so the flat is an office as well as a home: a proper desk and chair, broadband tested for video calls, heating on a timer, a washing machine and a kitchen with enough in it for a month. A key safe or smart lock matters for late trains. If there is a parking space, it goes in the title; if not, the listing leads with the walk from the station.

The 28-night and 140/70-night lines

At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes. A self-catering property available to let for 140 nights in the year and actually let for 70 can be assessed for business rates instead, and only stays of 28 nights or fewer count towards those 70. Match weekends and short stays help meet the test; month-long relocation stays earn but do not count, so we plan the year with both. Each stay gets the agreement that fits it. See winter lets explained and council tax and second homes in BCP.

Through the Flexiestays platform

Work and relocation guests often search the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings to managed properties. Many of its long-stay guests are the professionals who start at the Lansdowne each January.

The local market

The Springbourne property market

Springbourne is the residential district on the north side of the railway, between the Lansdowne and Boscombe, with Holdenhurst Road as its high street. It lets on its closeness to Bournemouth station, the Lansdowne offices and campuses and the town centre, to professionals, students, sharers and new arrivals, at rents below the cliffs.

Springbourne is not a beach district, and in winter that stops being a drawback. Its streets run along the north side of the railway, with Bournemouth station and the coach station on the southern edge and the Lansdowne at the western end of Holdenhurst Road. A guest in January wants exactly that: no car needed, offices and campuses on foot, a supermarket at the end of the road.

Winter guests here are mostly working or studying. People starting jobs in the Lansdowne offices before they rent, visiting staff at Bournemouth University's town campus and Bournemouth and Poole College, contractors, and rail travellers who arrive on a Monday and leave on a Friday. AFC Bournemouth's home games at the Vitality Stadium in Kings Park, a short walk east, and the Christmas market in the Square add weekends.

The lines to watch are 28 nights and 140/70 nights. At the time of writing, a self-catering property available for 140 nights and let for 70 can be rated as a business rather than paying BCP's 100% second homes premium, and stays over 28 nights do not count towards the 70.

Who rents and buys in Springbourne

  • Professionals and new starters at the Lansdowne. People starting jobs in the Lansdowne offices rent a flat they can walk from, often arriving by train before they know the town, and many stay on once settled.
  • Students and university staff. Bournemouth University's town campus and Bournemouth and Poole College bring students in shared houses, staff and visiting lecturers who want to walk to work.
  • Rail commuters and weekly workers. With the station on the doorstep, contractors and weekly commuters who go home at weekends take one-bed flats and furnished stays without needing a car.
  • Investors and first-time buyers. Terraces and converted flats near the station are among the more affordable homes close to the town centre, which brings investors who let to sharers and professionals, and first-time buyers who want to walk to work.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Springbourne does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Springbourne: questions

Why would anyone book Springbourne in winter?

Because most winter guests here are not on holiday. Bournemouth station, the Lansdowne offices, the university's town campus and the college are within a walk, and Holdenhurst Road has the shops a long-stay guest needs. People relocating for work, course visitors and contractors book from November to March.

Do relocating staff book furnished flats by the month?

Yes, and the Lansdowne is where many of them start. A new job often begins before the person has found somewhere to rent or buy, and a furnished flat a few minutes' walk away bridges the gap. Companies sometimes book on their behalf, which changes the paperwork.

Is a Springbourne flat without parking hard to let in winter?

Not for the right guest. Rail arrivals, visiting lecturers and many relocating professionals do not bring a car. We say plainly that there is no space and explain the walk from the station. A flat with a space is easier to let to contractors, who usually drive.

How are Springbourne winter prices set?

Match days at the Vitality Stadium and Christmas market weekends are priced as short stays. Around them we set weekly and monthly rates with heating and bills included, aiming for a long booking across January and February, with short stays filling what is left.

What is the 28-night line?

Stays of more than 28 nights do not count towards the 70 let nights a year that qualify a self-catering property for business rates, and an individual who makes the flat their only home could become a tenant. A company booking for its staff is treated differently. We use the right agreement; this is not legal advice.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
