Winter lets in Penn Hill let a large furnished house from November to March and hand it back for the spring and summer. They are the Penn Hill side of our winter lets service; the ward is described on our Penn Hill area page.

The winter, honestly

Penn Hill does not have a seafront winter trade. It has houses that sleep a whole family, in a quiet ward where people live normally: school runs, a walk to the bakery on Penn Hill Avenue, a drive to work. That is exactly what the winter guests are looking for.

Houses that work in winter

  • Four and five-bedroom houses with several bathrooms, a big kitchen and parking for two or more cars.
  • Three-bedroom family houses with a garden, for a relocating couple with children.
  • Homes with a workspace, because many long-stay parents work from home part of the week.

Large rooms photograph well in summer. In winter, what counts is whether they are warm.

The guests

Christmas and New Year. Families gathering across generations, often near relatives in Poole. Short, high-value stays.

Relocating families. People moving to the area who want to start at a school before buying.

Rebuilds and refurbishments. Local families out of their own house while builders are in, who want to stay near the schools and the village.

Insurance placements. Households displaced by a flood, fire or leak.

Listed on Flexiestays

Every winter let goes on Flexiestays, Bournemouth's number one platform for winter and long stays, where relocating families and placement agents search for a furnished house. Flexiestays charges only 8% on the bookings it brings to managed properties. Christmas and New Year are priced as short peaks; from January we lead with monthly rates with bills included. Our guide to winter lets explains how a winter is planned.

Council tax and the 28-night line

At the time of writing, BCP Council charges a 100% premium on furnished second homes, and on a large house in a high band that is a real cost. A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Long family stays complicate it: stays of 28 nights or more may count differently, and a family living in the house for months can raise tenancy questions, so we choose the agreement per stay. Our comparison of a long let against a winter let sets out both routes.

The local market

The Penn Hill property market

Penn Hill is a residential ward between Parkstone and Canford Cliffs, with a small village of cafes, restaurants and shops on Penn Hill Avenue at its centre. Its roads of detached family houses run down towards Branksome Chine, Canford Cliffs and Sandbanks, so it sells to families who want a large house near the beaches, and lets to families relocating to Poole.

Penn Hill is not a winter destination: there is no seafront trade in January and few reasons for a weekend break. What it has is large houses that very few other properties in Poole can match for size, in a quiet ward with a village parade, Branksome Chine and Compton Acres close by.

That gives an owner two winter markets. Christmas and New Year bring multi-generation family gatherings, short and well paid, that need five bedrooms, a big table and parking for several cars. From January, the useful guests are families who need a house for weeks: relocations settling children into school, local families out of their own homes during a rebuild, and households placed by an insurer.

A large house is costly to turn round, so long stays suit it better than a run of weekends. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, which on a large house in a high band is a real cost. A property available for 140 nights and let for 70 can move to business rates, though stays of 28 nights or more may count differently.

Who rents and buys in Penn Hill

  • Families trading up. Families from Parkstone and Bournemouth move here for a large detached house close to the beaches without a Sandbanks price.
  • Relocating families. Households moving to Poole for work rent a large house for a year while they settle children in school and learn the area before buying.
  • Second-home and London buyers. Buyers looking at Canford Cliffs and Sandbanks widen their search to Penn Hill for more house and garden for the money.
  • Plots and redevelopment. Larger plots attract buyers who plan to extend or rebuild, so plot size and planning history can matter as much as the house.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Penn Hill does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Penn Hill: questions

Does a large Penn Hill house let in winter?

It can, in two ways. Christmas and New Year suit it well for family gatherings. From January, long stays by relocating families and households whose own home is out of use are the better bookings, because each changeover in a large house is costly.

Who needs a Penn Hill house for a month in winter?

Families moving to Poole who want to start at a school before buying, local families whose house is being rebuilt or refurbished, households placed by an insurer, and families between a sale and a purchase.

Can I keep the summer for my own family?

Yes. Each winter stay ends on a date agreed before it is booked, normally before Easter, so the school holidays stay yours or stay on sale for holiday guests.

How much does the second homes premium matter in Penn Hill?

Large houses tend to be in high council tax bands, so at the time of writing a 100% premium is a substantial cost. A property available for 140 nights and let for 70 can move to business rates, but stays of 28 nights or more may count differently. Take advice.

Where are Penn Hill winter lets listed?

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
