Property management in Penn Hill is our fully managed service for landlords who let a large family house in the ward. We collect the rent, look after the tenant, plan the maintenance, keep the certificates in date and run the tenancy to current law. It is the Penn Hill side of our property management service; the ward is described on our Penn Hill area page.

What a large house needs

More rooms mean more to look after. On a typical managed Penn Hill house we plan for:

  • Heating and hot water. One or two boilers, sometimes an unvented cylinder, each serviced and gas-checked every year.
  • The garden. Lawns, hedges, mature trees and boundaries, with a gardener where the agreement includes one.
  • The outside. Gutters, roofs over extensions, garage doors and driveways.
  • Decoration. Planned between tenancies so a long-staying family hands back a house that can be re-let quickly.

Repairs go to contractors who work across Poole, with your approval above an agreed limit. Our guide to property management explains how we work with landlords day to day.

Relocating tenants in large houses often come through an employer, and some employers ask for regular reports or a single contact. We can provide both, and we keep the landlord informed of anything that affects the house.

Compliance on a big house

Gas safety checks on every appliance, an EICR at least every five years, smoke alarms on every storey and carbon monoxide alarms where there is a fixed combustion appliance, an EPC of E or better, deposit protection and Right to Rent checks on every adult. Houses extended more than once often have mixed wiring, and EICRs find work more often; we plan it rather than react to it. Our guide to EPC rules for landlords covers the energy side.

Long tenancies and the Renters' Rights Act

At the time of writing every assured tenancy is periodic. Rent rises once a year by section 13 notice, the tenant can leave on two months' notice, and a landlord who wants the house back to sell or move into uses the right possession ground with the right notice. Long-staying family tenants are the norm here, so a fair rent review and a responsive repair service matter more than anything else.

The local market

The Penn Hill property market

Penn Hill is a residential ward between Parkstone and Canford Cliffs, with a small village of cafes, restaurants and shops on Penn Hill Avenue at its centre. Its roads of detached family houses run down towards Branksome Chine, Canford Cliffs and Sandbanks, so it sells to families who want a large house near the beaches, and lets to families relocating to Poole.

A managed house in Penn Hill is usually a big one: four or five bedrooms, several bathrooms, a large garden, sometimes two boilers, an extension or two and a long drive. More rooms and more services mean more to maintain, and a family tenant paying for a house of this kind expects repairs to be booked quickly and done well.

The tenants tend to be relocating families and households between homes, who stay. That suits planned maintenance: boiler servicing, gutter clearing, tree work and decorating between tenancies rather than emergency calls.

The rules are the same as anywhere in BCP but weigh more on a large house. EICRs on houses that have been extended more than once often find work. EPCs on large older houses can sit near the minimum. At the time of writing, the Renters' Rights Act makes tenancies periodic, and a landlord who wants the house back to sell or live in needs a legal ground and the right notice.

Who rents and buys in Penn Hill

  • Families trading up. Families from Parkstone and Bournemouth move here for a large detached house close to the beaches without a Sandbanks price.
  • Relocating families. Households moving to Poole for work rent a large house for a year while they settle children in school and learn the area before buying.
  • Second-home and London buyers. Buyers looking at Canford Cliffs and Sandbanks widen their search to Penn Hill for more house and garden for the money.
  • Plots and redevelopment. Larger plots attract buyers who plan to extend or rebuild, so plot size and planning history can matter as much as the house.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Penn Hill does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Penn Hill: questions

What does property management in Penn Hill include?

Rent collection, arrears chasing, inspections, repairs through local contractors, gas checks on every boiler, EICR renewals, deposit protection, garden arrangements, tenant contact and the notices the law requires. Fees are confirmed in writing before you instruct us.

Do you arrange gardeners for managed houses?

Yes, where the agreement makes the garden the landlord's responsibility or includes a gardening service. Large Penn Hill gardens are a big part of what tenants pay for, so we check them at every inspection.

How do you handle a house with more than one boiler?

Each gas appliance needs its annual safety check, and we keep a separate record for each. Larger houses can also have unvented hot water systems that need servicing; we book both together to keep visits down.

Can I get my Penn Hill house back to live in?

At the time of writing, section 21 has gone and a landlord who intends to move back in uses the possession ground for that purpose, with the notice and conditions the Act sets. We explain the grounds; a solicitor handles any court claim.

Will a large Penn Hill house pass the EPC rules?

Many do, but some large older houses sit near the minimum of E, and the government has proposed raising it. We look at the certificate, suggest the improvements that make sense and tell you what any change could mean.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
