A winter let in Bransgore is a furnished cottage or house on the New Forest edge, let from November to March to someone who needs it for 28 nights or more, through the Flexiestays platform. The house earns through the months between the summer families and the spring walkers, and is back with you by Easter.
This page is the Bransgore detail of our winter lets service. The village is on estate agents in Bransgore.
The Bransgore year
Summer brings families who split their week between the forest and the beaches at Mudeford and Highcliffe. Spring and autumn bring walkers, riders, cyclists and dog owners to the heath around Holmsley and Thorney Hill. Christmas brings family visits. In between, from November to March, a holiday cottage can sit empty for weeks, still heated enough to keep it dry, still paying its standing charges.
Who takes the house for a winter
- Families near relatives. Older residents in Christchurch and the forest villages need help after a hospital stay or a move, and families come for weeks.
- Contractors. Projects at Bournemouth Airport and the Aviation Park at Hurn are a short drive across the Avon valley.
- People between homes. Couples who have sold elsewhere and are looking for a forest-edge house to buy.
- Remote workers. A quiet month with the forest outside, two pubs within reach and the coast a short drive away.
Walkers on short breaks can sit either side of a long booking, which also helps keep the year's short lettings up for the business rates test.
How a winter let works
You choose the dates. We check the house for winter living: heating in every room, the oil tank topped up, the chimney swept, a porch or boot room for muddy walks. We list it on the platform, reference each guest, agree one monthly price including bills, arrange a clean and fresh linen, answer the guest during the stay and inspect at the end. Flexiestays charges 8% on bookings it brings to a managed property.
Two checks come first. Look at the business rates test with us, because at the time of writing long stays may not count towards the 70 nights. And read the planning history, because some holiday cottages carry conditions on the length of stay. Our guide to winter lets covers both.

The Bransgore property market
Bransgore is a Hampshire village north-east of Christchurch that straddles the New Forest National Park boundary, with most of the village outside it. Cottages, detached houses and bungalows with gardens rent and sell to families, retirees, riders and walkers who want the open forest close by and Christchurch and the coast a short drive south.
Bransgore is one of the few places on this stretch where winter visitors come for the landscape. The heath and inclosures around Holmsley and Thorney Hill are walked all year, and a cottage with a wood burner and a pub at the end of the lane is what many people picture for a winter in the New Forest.
A winter let through Flexiestays is for the guest who stays for a month or more. Families visiting relatives in Christchurch, contractors working at Bournemouth Airport across the Avon valley, couples between a sale and a purchase, and remote workers who want a quiet month with the forest outside all book village houses with space and a garden.
Hampshire rules apply. Bransgore is in New Forest District, not BCP. At the time of writing New Forest District Council charges a 100% council tax premium on furnished second homes, and a property available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead. Winter stays start at 28 nights, and long stays may not count towards the 70. Inside the National Park, check any holiday occupancy condition before taking a long booking.
Who rents and buys in Bransgore
- Families who want space and the forest. Larger gardens, village schooling and the forest on the doorstep draw families relocating to the Christchurch side of the New Forest, as tenants and as buyers.
- Retirees and downsizers. Bungalows in a village with its own shops, pubs and pharmacy, a short drive from Christchurch and the coast, suit people retiring from towns and cities further away.
- Riders, walkers and dog owners. Houses with land or paddocks near Thorney Hill, and homes a short walk from the open forest, are bought and rented by people who keep horses or walk the forest every day.
- Second home buyers. The forest and the coast within one short drive bring second home buyers. New Forest District Council's 100% council tax premium on furnished second homes, at the time of writing, now weighs on that decision.
Let furnished, from 28 nights, all year round.
A furnished flat in Bransgore does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Bransgore: questions
Who takes a winter let in Bransgore?
Families visiting relatives in Christchurch and the forest villages, contractors at Bournemouth Airport and the Aviation Park, couples between homes, and remote workers who want a quiet month in the New Forest. Walkers book short breaks too, which can sit either side of a longer stay.
Does the second homes premium apply in Bransgore?
At the time of writing, yes: New Forest District Council charges a 100% council tax premium on furnished homes that are nobody's main home. A holiday let that meets the 140 and 70-night test is assessed for business rates instead and so falls outside council tax and the premium.
Could a winter let breach my planning conditions?
It could, if the house was approved as holiday accommodation with a limit on the length of any stay. Some New Forest holiday units carry such conditions. Read your planning history, and ask the planning authority if unsure: New Forest District Council, or the National Park Authority inside the Park.
What makes a Bransgore house good for winter?
Heating that keeps every room warm, a working wood burner or a sealed fireplace, a boot room or porch for muddy walks, a washing machine and dryer, and good broadband. Oil tanks should be topped up before the guest arrives.
What does a winter let cost the owner?
Flexiestays charges 8% on the bookings it brings to a managed property. Management, including cleaning, linen and guest care, is quoted after we see the house, and confirmed in writing before you list.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
