Flexie Estate Agents lets and manages homes for owners in Studland who would rather have a tenant than a stream of holiday guests. We value the rent, find and reference a tenant, draw up the tenancy, protect the deposit and, if you choose, look after the property from our Bournemouth office across the ferry. This page is the Studland detail behind our letting agents service.

What lets long term in Studland

  • Village cottages. For a single tenant or a couple working locally, often for the National Trust or in hospitality.
  • Family houses. On the roads towards the beaches and the heath, for families relocating to Purbeck who want a year before buying.
  • Flats and annexes. The few that exist suit single workers, where the lease or planning allows a separate let.

Very little new housing is built here, because the land around the village is National Trust heath and beach. That keeps long-let supply small.

Long let or holiday let

Most Studland owners face this choice. A long let brings a steady monthly rent, fewer changeovers, and a tenant whose main home it is, so the second homes council tax premium does not apply. A holiday let can earn more over the summer but needs cleaning, guest care and constant marketing, and is quiet in midwinter. We set out the long-let side; for the holiday side, Sea Breeze offers holiday let management. The instant rent estimate gives a first long-let figure online.

How we let your property

Valuation. A visit and a rent range with the reasons, including what the ferry and the distance to Swanage mean for tenants.

Marketing. Photographs, a floor plan, the portals and our list of registered tenants, including people relocating to the area.

Referencing. Each adult is checked for identity, Right to Rent, credit and income, with a reference from a previous landlord and a guarantor if needed. Staff on seasonal contracts are referenced on the contract itself.

Move in. The tenancy, written to the Renters' Rights Act; the deposit protected within 30 days with the prescribed information; the certificates handed over; and a dated, photographed inventory, with a note on the ferry and parking for the tenant.

Rules and service levels

Every let needs a gas safety check where there is gas, an electrical report within five years, smoke alarms on every storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks; the landlord legal checklist lists each one. At the time of writing tenancies are periodic and rent rises go by section 13 notice once a year. You choose tenant find, rent collection or fully managed; the fees page sets out each.

The local market

The Studland property market

Studland is a small Purbeck village behind about four miles of National Trust beaches and heath, between Old Harry Rocks and the Sandbanks chain ferry. Housing is scarce and mostly cottages and detached houses, many of them second homes, so sales are few and long lets fewer.

Studland is mainly a holiday and second-home village, and long lets are the exception. That cuts both ways. There are few homes on tenancies, so a cottage or house that comes up for a long let finds keen tenants. But the field is small, and an owner should weigh a long let against holiday letting before deciding.

The tenants are people with a reason to live here all year: National Trust rangers and staff, hospitality workers at the hotels, pubs and beach cafes, estate workers, and households trying Purbeck before they buy. Many work in Swanage or Poole and use the ferry.

Three points affect a Studland landlord.

The council. Dorset Council handles council tax, licensing and housing standards. At the time of writing it charges a 100% premium on furnished homes that are nobody's main residence, which a long let to a tenant who lives there avoids.

The ferry. Tenants working in Poole or Bournemouth depend on it, and its annual maintenance pause means a longer drive round through Wareham.

Old buildings. Older cottages may be listed or have low EPC ratings, which must be at least band E before letting.

Who rents and buys in Studland

  • Second-home buyers. Families from London and the Home Counties buy here for the calm beaches and the heath, and many homes are second homes or holiday lets.
  • Retirees. Buyers retiring to Purbeck want a quiet village with the coast path from the door, and accept that the shops are in Swanage.
  • Local workers. National Trust, hospitality and estate staff look for the few long lets that come up, often for years at a time.
  • Walkers and naturalists. The heath, the reserve and the coast path draw people who later buy or rent to be close to them.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Studland does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Studland: questions

Is there demand for long lets in Studland?

From a small, steady group: National Trust and hospitality staff, estate workers and households trying Purbeck before buying. Because so few homes are let long term, a well-kept property usually finds a tenant, but we will tell you honestly if your home suits holiday letting better.

Should I let my Studland home long term or as a holiday let?

It depends on how much you use it, how much work you want and your costs. A long let gives steady rent and, with a tenant living there, avoids the second homes council tax premium. A holiday let can earn more in summer but needs managing. Sea Breeze, our holiday let arm, can model that side.

How does the ferry affect a tenant?

Tenants who work in Poole or Bournemouth cross on the Sandbanks chain ferry, a crossing of about four minutes. Each year it pauses for maintenance, and then the drive goes round through Wareham. We mention this at viewings so tenants plan for it.

What checks does a Studland let need?

The same as anywhere in England: gas safety where there is gas, an electrical report within five years, smoke and carbon monoxide alarms, an EPC of band E or better, Right to Rent checks and the deposit protected within 30 days. Listed cottages may need consent for energy improvements.

Which council licenses lets in Studland?

Dorset Council. A home let to five or more people from two or more households needs a mandatory HMO licence. Most Studland lets are to one household and need no licence. Check with the council before letting to sharers.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
