A Studland valuation starts with the view and the walk to the sand. Because so few homes sell in the village, each sale is compared not only with the last one here but with Swanage and the other Purbeck villages, adjusted for the things Studland buyers pay for: the bay, the beaches, the heath and privacy. Flexie Estate Agents gives free sales and rental valuations in Studland and explains every figure. This is the Studland detail behind our property valuation service.
What we look at in Studland
- View. What can be seen from each main room: the bay, Old Harry Rocks, the heath, and whether the view is protected.
- Beach access. The walk to Knoll Beach, Middle Beach or South Beach, and how steep it is.
- Plot and privacy. Garden size, what it backs onto, and whether the house is overlooked.
- Parking. Space for the household and summer visitors.
- Condition. Roof or thatch, salt-worn windows and woodwork, heating, and the EPC.
- Constraints. Listed status, coastal and flood risk near the shore, and any restrictions on letting.
Sale value and rental value
The sales valuation is the price a buyer is likely to pay in the current market. The rental valuation is the monthly rent a referenced tenant is likely to pay on a long let. In Studland the two can be far apart, because the sale price reflects what second-home buyers pay for the setting, while long-let rents reflect what local workers and families can afford. Our guide to how property valuations work explains the methods.
The instant rent estimate gives a first long-let figure from your postcode, bedrooms and property type before we visit.
How a visit works
We arrange a time, cross on the ferry, walk the house and the garden with you, look at the view from each room and the route to the beach, and ask about the work you have done, any listing, and, if it is a holiday let, the booking record. We then compare recent sales in Studland and across Purbeck and send the figure in writing with the evidence. There is no charge and no obligation.
Second homes and holiday lets
If the home is a second home or holiday let, we also set out what buyers will weigh: at the time of writing, Dorset Council's 100% council tax premium on furnished homes that are nobody's main residence, the business rates test for holiday lets, and the stamp duty surcharge on an additional home.
After the valuation
If you sell, selling your property in Studland sets out our marketing. If you let, letting agents in Studland explains the long-let route. The county-wide approach is on property valuation in Dorset, we value on the same basis in Bournemouth, and the Studland area page describes the village.
The Studland property market
Studland is a small Purbeck village behind about four miles of National Trust beaches and heath, between Old Harry Rocks and the Sandbanks chain ferry. Housing is scarce and mostly cottages and detached houses, many of them second homes, so sales are few and long lets fewer.
Studland homes are hard to value from a spreadsheet, because so few sell. We look at the factors buyers actually pay for.
The sea view. A view across Studland Bay to Old Harry Rocks, Poole Bay or the Isle of Wight, from the main rooms, is the largest single factor.
The walk to the beach. A short path to Knoll Beach, Middle Beach or South Beach matters to families buying for summers.
Privacy and plot. Large gardens backing onto heath or woodland, and a house not overlooked, are valued highly.
Parking. Summer visitors fill the roads, so a drive with room for several cars is worth a good deal.
Holiday-let history. A strong booking record can add to the field of buyers who want income.
Condition and constraints. Listed status, thatch, coastal and flood risk near the shore, and the EPC complete the picture.
At the time of writing Dorset Council's 100% second homes premium also shapes what many buyers will pay.
Who rents and buys in Studland
- Second-home buyers. Families from London and the Home Counties buy here for the calm beaches and the heath, and many homes are second homes or holiday lets.
- Retirees. Buyers retiring to Purbeck want a quiet village with the coast path from the door, and accept that the shops are in Swanage.
- Local workers. National Trust, hospitality and estate staff look for the few long lets that come up, often for years at a time.
- Walkers and naturalists. The heath, the reserve and the coast path draw people who later buy or rent to be close to them.

Property valuation in Studland: questions
How do you value a home when so few sell in Studland?
We use the few recent Studland sales, sales in Swanage and other Purbeck villages with similar views and plots, and our knowledge of what second-home and retiring buyers pay for. We show you the evidence and explain how we adjusted it for your home.
Does a sea view add much in Studland?
Yes. A clear view over the bay from the main rooms is the factor buyers pay most for. How much depends on the breadth of the view, which rooms have it, and whether anything could block it. We compare with sales that had similar views.
Can a holiday-let record raise my valuation?
It can widen the field to buyers who want income, especially with a strong summer record and repeat guests. We look at the bookings, income and costs, but value the home on its market price; income buyers will do their own sums.
Can you give a long-let rent figure for Studland?
Yes, though there are few comparable long lets in the village. We use local evidence from Swanage and Wareham as well, adjusted for Studland's setting. The instant rent estimate gives a first figure online before we visit.
Is the valuation free?
Yes, with no obligation. We send the figure in writing with the comparable evidence and the reasons behind it. If you instruct us afterwards, the fee is agreed in writing before marketing begins.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
