Property valuationStudland is a small Purbeck village behind about four miles of National Trust beaches and heath, between Old Harry Rocks and the Sandbanks chain ferry. Housing is scarce and mostly cottages and detached houses, many of them second homes, so sales are few and long lets fewer.
Studland is a small village on the Isle of Purbeck with a very large beach: about four miles of National Trust sand and dunes between Old Harry Rocks and the Sandbanks chain ferry, with heath behind. Homes are few, rarely change hands and are often second homes. Flexie Estate Agents lets, sells and values homes in Studland from our Bournemouth office, across the ferry.
Renting in Studland
Long lets in Studland are scarce. The tenants who look for them are mostly people who work in the village or nearby, for the National Trust, the pubs and cafes or the estate, and households who want a year by the sea before they buy. A cottage that comes up for a long let tends to find a tenant who stays.
For furnished stays of a month or more, the group's apartments are in central Bournemouth (property to rent in Bournemouth); holiday lets, which are much of Studland's market, are managed through Sea Breeze (holiday let management).
Buying and selling in Studland
Buyers are second-home owners, retirees and families who have holidayed here for years. Supply is fixed by the National Trust land around the village, so a sale draws buyers who may have waited a long time. Selling your property in Studland and property valuation in Studland explain how we approach it, and the stamp duty guide covers the surcharge on a second home.
Letting a property in Studland
Dorset Council handles council tax, housing standards and planning; at the time of writing it charges a 100% premium on furnished second homes. Owners choosing between a holiday let and a long let should weigh both. Letting agents in Studland sets out the long-let route.
Getting around
The chain ferry from Shell Bay to Sandbanks puts Poole and Bournemouth a short drive away; when it pauses for maintenance, the road goes round through Wareham. The Purbeck Breezer 50 bus runs between Bournemouth and Swanage through the village, and the nearest station is at Wareham.
Nearby areas
Swanage is the town to the south, Corfe Castle and Wareham are inland, and Sandbanks and Poole are across the ferry. The Dorset area page covers the wider county, and Bournemouth is the nearest large town.
Living in Studland
The homes.Stone and brick cottages in the village, detached houses in large gardens on the roads towards the beaches and the heath, a handful of flats, and some larger houses with sea views over Studland Bay. Very little has been built recently, because most of the land around the village is National Trust heath and beach.
Transport
The Sandbanks chain ferry crosses to Shell Bay in about four minutes, linking Studland to Poole and Bournemouth by road; it pauses each year for maintenance, when the route is via Wareham. Schools
Schools are in Swanage and Wareham, including The Purbeck School in Wareham for secondary pupils, reached by school transport.

Second-home buyers

The heath, the reserve and the coast path draw people who later buy or rent to be close to them.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Studland: questions
Which council covers Studland?
Dorset Council, which collects council tax and decides planning. Studland is not in the BCP area, even though the ferry puts it a few minutes from Sandbanks. Much of the land around the village belongs to the National Trust, and the area lies within the Dorset National Landscape.
Do Studland second homes pay extra council tax?
At the time of writing, yes. Dorset Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025, doubling the bill. A holiday let that passes the business rates test is assessed for business rates instead. This is general information, not tax advice.
How do I get from Studland to Poole and Bournemouth?
By the Sandbanks chain ferry from Shell Bay, which crosses in about four minutes and runs frequently through the day. When it pauses for its annual maintenance, the road route goes round through Wareham. The Purbeck Breezer 50 bus also crosses on the ferry.
Can I rent long term in Studland?
Rarely. Most homes are lived in by their owners, kept as second homes or let to holiday guests, so long lets come up only now and then and let quickly. Register with us, and look at Swanage and Wareham as well.
Can new homes be built in Studland?
Very few. The surrounding land is mostly National Trust beach and heath, protected heathland limits new homes nearby, and the area is within the Dorset National Landscape. That is why existing homes rarely come to market and sell to a dedicated group of buyers.
