Flexie Estate Agents lets and manages homes for landlords in Corfe Castle, from stone cottages near the square to family houses on the edge of the village. We value the rent, find and reference the tenant, draw up the tenancy and protect the deposit, and with management we look after the property from our Bournemouth office. This page is the Corfe Castle detail behind our letting agents service.

What lets in Corfe Castle

  • Stone cottages in the centre. On East Street, West Street and around the square. Couples and single tenants who want village life take them; many are listed.
  • Village houses with long gardens. Families rent these for the space and the village primary school.
  • Edge-of-village houses and bungalows. Towards Norden and the outskirts, with parking, for families and older tenants.

Tenants here usually drive, along the A351 to Wareham, Swanage or Poole, so a private parking space matters, especially in summer when visitors fill the village.

Living with a listed cottage as a landlord

Purbeck stone, lime mortar and stone tiled roofs need repairs in matching materials, and changes to a listed building need consent. That affects how quickly some work can be done and what can be done to raise the EPC. We look at the rating and the building at the valuation, and with full management we use contractors who understand older stone buildings. The EPC rules guide explains the minimum standard and the exemptions.

How we let your property

Valuation. We visit, check the EPC and whether the cottage is listed, and give a rent range with the reasons. The instant rent estimate gives a first figure before that.

Marketing. Photographs that show the stone, the garden and the view, a floor plan, the portals and our list of registered tenants.

Referencing. We check identity, Right to Rent, credit history, income and a previous landlord for each adult who will live there, and ask for a guarantor if the income test falls short.

Move in. A Renters' Rights Act tenancy, deposit protection within 30 days, the prescribed information, the safety certificates and a photographed inventory that records the stonework, floors and fireplaces.

The checks and the rules

Every let needs gas safety where there is gas, an electrical report within five years, smoke alarms on each storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. Cottages with open fires or stoves need chimneys swept and alarms fitted. At the time of writing tenancies are periodic under the Renters' Rights Act, and rent can rise once a year by section 13 notice. You choose tenant find, rent collection or fully managed; the fees page sets out each.

The local market

The Corfe Castle property market

Corfe Castle is a Purbeck stone village in a gap through the Purbeck Hills, below the National Trust castle ruins and on the Swanage Railway. Its homes are mostly stone cottages and village houses, several of them listed, and many are second homes or holiday lets, so long lets and sales are both limited.

Corfe Castle's long-let market is small. Many stone cottages in the village centre are second homes or holiday lets, so tenancies are more often found in the houses and bungalows on the edges of the village and towards Norden. When a cottage does come up for a long let, it draws tenants who want to live in the village rather than visit it.

Tenants are local families, staff at the National Trust, the Swanage Railway and the pubs and shops, and people who work in Wareham, Swanage or Poole and want the Purbeck Hills at the door.

Three points affect a Corfe Castle landlord.

Listed buildings. Many cottages are listed and inside the conservation area. Upgrading windows, insulation or heating to meet the EPC minimum of band E can need listed building consent from Dorset Council.

The council. Dorset Council handles licensing and council tax, and at the time of writing charges a 100% premium on furnished homes that are nobody's main residence.

Parking. Summer visitors fill the village, so a let with its own space is worth stating clearly.

Who rents and buys in Corfe Castle

  • Second-home buyers. Stone cottages with a view of the castle are bought as second homes and holiday lets, by buyers from London and across the south.
  • Retirees. Buyers retiring to Purbeck want a village with a shop, pubs and a bus, and the hills on the doorstep.
  • Local families and workers. Families working in Wareham, Swanage and Poole, and staff at the National Trust and the railway, look for houses on the edges of the village.
  • Walkers and railway enthusiasts. The Purbeck Hills and the Swanage Railway bring people who later buy or rent to live near them.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Corfe Castle does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Corfe Castle: questions

Who rents in Corfe Castle?

Local families, staff at the National Trust, the Swanage Railway and the village pubs and shops, and people working in Wareham, Swanage or Poole. Because long lets are few, tenants who find one in the village often stay for years.

Can I let a listed cottage in Corfe Castle?

Yes, as long as it meets the safety rules and has an EPC of band E or better, or a registered exemption. Improving the rating on a listed building can need consent for windows, insulation or heating. We check the EPC early and advise on what is likely to be allowed.

Is a long let better than a holiday let here?

It depends on how you use the cottage and what you want from it. A long let gives a steady rent and, with a tenant living there, avoids the second homes premium. A holiday let can earn more in season but needs managing. Sea Breeze, our holiday let arm, covers that side.

How do tenants get to work from Corfe Castle?

Mostly by car along the A351 to Wareham, Swanage or Poole, or by bus. Wareham station, a short drive north, has trains to Poole, Bournemouth and London. The Swanage Railway through the village is a heritage line, not a commuter service.

Do I need a licence to let in Corfe Castle?

A home let to five or more people from two or more households needs a mandatory HMO licence from Dorset Council. Most lets in the village are to one household and need no licence. Check with the council before letting to sharers.

What service levels do you offer?

Tenant find, rent collection and fully managed. All include referencing, the agreement and deposit protection; full management adds inspections, repairs through contractors who know stone buildings and certificate renewals. Fees are agreed in writing before you instruct us.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
